Don’t move here. There are so many issues. It’s not even funny. If your air conditioner goes out in the summer months, you’re screwed. I had to be out of my apartment for half a month of August and they’re still trying to charge me for September’s full months rent. These people are -------s. They do not take this seriously.

My area used to be really quiet now it seems like I have some unruly neighbors. The cops are always there. But besides that everything else is OK maintenance team does a good job. And they just clean the fountains.

My experience has been somewhat indifferent. They can’t seem to get a manager to stay. The guy Chris was good dude imo, convinced me to stay. Then he’s gone lol. Just constant turnover and no consistency to build a rapport with. Made sure you got the bees tho, right? Smh. Also, all the garbage everywhere is disgusting. Get garbage pickup 2 times a week please. And dogs shitting everywhere, even by MY door. For a place that’s charging me 1500 a month, you’d think you could at least clean the outside of the place up a bit so I’d have less to complain about. Jose and Paola are awesome tho

Be vigilant when putting a maintenance request in and be on top of it as they just are not always resolves like they say. Anz if it escalates be prepared to wait because they drag their feet. If it escalate be prepared because they drag their feet.

Apartment is okay, quality of some features could be better, location is good. Non smoking (cigarette & marijuana) rule not enforced so we smell it inside & outside. Extra charges increasing, including being charged 2X a month for unnecessary trash valet.

Disappointed
Paola is the best person here and she needs to be made manager here at Fountain Palms! We’ve been through 4 managers since I moved in and every single time, Paola has had to take the brunt of this EVERY SINGLE TIME!!! Paola has gone above and beyond and she’s not said one bad thing about the situation. But she’s done all of the work that a manager does, but better, because she’s such a hard worker. She’s also been extremely supportive whenever I come into the office, she will always drop everything to make sure she gives you 100%! I gave 5 stars JUST for Paola but since Greystar took over everything has really gone downhill as they seem to not be bothered with keeping up with everything that an apartment complex needs! There’s too many problems to be fixed here but this review is for an awesome girl, so do the right thing and make her the manager and you will NOT regret this decision!!! Thanks Paola for all your great work!!!

Okay place to live
Lived here for almost 3 years. Dog crap everywhere all the time. Dogs off leash. There was a dog that got out and attacked another dog and because management was switching around that tenants eviction never got completed. With 1 parking spot and all the add ons they require like cable and valet trash we pay 2100 a month and our unit is not even fully renovated. Our AC is crap and to fix it they told us just close some of the vents. The unit holds onto heat so it can be 55 outside and it says it's 70+ inside. There used to be a beehive on site I got stung several times thank goodness they took it out. The only good thing here is the head maintenance guy Jose. We've been through 4 managers since we moved in at the end of 2021. This place got so much worse when greystar took over. Avoid living here if you can.

I really do love it here, very friendly community. Spacious apartments. Super easy move in. The staff are great and it’s a very safe area, needs some updating on the outside but the apartments are a lot nicer on the inside

Dont rent here.
On 3/2/2024 at 4:55pm my shower and toilet began to overflow with SEWAGE. I immediately call the front office. Its before closing and a flooding emergency. No answer. I get into the sewage in my bathroom and ensure all water valves are turned OFF. The time is now 5:05, I open my front door and the drain is overflowing so now its flooding inside and outside my apartment. I sprint to the front office and notice the door is locked but staff is still inside. I knock on the door. PAOLA and another unknown woman in Paola's office look directly at me and signal that they arent opeining the door. Fine. I run back to my apartment and grab my phone and sprint back to the front office and begin calling. I watch as Paola sits at her desk with another woman and ignore each of my calls. I hang up for the final time and knock again as they just watch me. I continue knocking and attempting to yell through the glass that there is a massive flood happening in and outside of my apartment. They continue to wave me off. My stay at Fountain Palms has been nothing but great results. I find no issue talking with management about anything I need. And the unit I am renting is amazing, newly renovated and looks outstanding!

Watch out for all the fees, that might not be explained at the time you apply. Actual rent price is fair, the common area fee are just ownership being greedy. Why do they charge 56 dollars for cable. Most people would appreciate internet. Keys don’t work for pools or fitness centers

I highly recommend Fountain Palms to anyone everyone here is absolutely amazing if you are looking for an amazing community to live this is the place they deserve the highest rating in my opinion by far this is the best complex I have ever lived

The community is usually very quiet which is nice since we're close to a major street however in my building there have been at least 3 domestic disputes which involved the police being called but it has been quiet since then. There is no shortage of dog crap all around the community. No one picks it up so you have to look at it day after day. You'll be forced to pay for cable tv and a lousy trash service whether you want it or not. If you don't pick up your packges from the office they are returned to sender after 3 days. This place has really gone down hill since the newer owners / management took over a couple years ago.

Beautiful community! I love how peaceful it is here. It’s a great quiet area. Paola in the front office is ace!! She’s a great person. Would definitely recommend to anyone. The rental process was so easy and everyone was accommodating of our needs.

The owner should not force anyone to paid for Cox and all the other expenses bills like the Gas bill and double charging us on the Door To Door Pick Up Trash every body that lives here they all say the same thing stop changing us all with all this extra Cox,Gas, trash pickup we can take down our own trash, Gas that we don't have in our apartment and Pets Control and all the taxes on everything. And stop jacking up the rent we all work very hard at our job but we all do not get paid rise that we all can afford to paid higher rent.

Would not recommend this apartment to anyone. The microwave that was in my unit did not work and was replaced with a used microwave infested with cockroaches. Residents do not pick up after their animals and complex is covered with dog poop. I was attacked by a loose pitbull that another resident was keeping "illegally" and I had to go into the office for updates after repeatedly seeing the owner walking the dog around the complex even though I was told that the owner had to get rid of the dog since the owner wasn't even supposed to have the dog in the first place.

Hard to get ahold of the leasing office. Mistakes on rent bill keeps happening. Problems with valet trash picking up trash. High rent. I don’t feel informed on anything that goes on that can be a security issue or safety issue regarding cars and apartments. Nothing more to really say. I wish there was more going on within the community like events.

The maintenance person was very professional and super fast. It seems like management is focused on engaging the residents with fun activities. I loved the note in my door wishing all of the residents a happy Thanksgiving. It’s the little things that make a difference.

Nice apartment and nice area, lots of issues with the apartment that didn't get fixed and haven't been fixed by staff management. Work orders not getting fixed or addressed for over a month, no cleaning of the unit prior to move in.

I made that mistake in January when they were transitioning to new management. Besides that they raised rent 25 % across the board they could care less about their residents. I was told the management before was much better as well as maintenance. Nothing ever gets fixed properly I have had a running toilet for 6 months and also understand besides your base rent you have cox cable at 50 water electric and gas on top of your own apt electric. I pay an extra 200 on top of mi 2150 cannot not have the cable. It’s mandatory. Run don’t walk away

Nobody answers the phone at the front office, dog poop everywhere, tickets take forever to get addressed, people getting arrested in the parking lot multiple times, no handicapped people parking in handicap spots (top NE section), fountain water green and nasty, mail is everywhere at the mailboxes

Complex desperately needs more staff to meet needs of residents. Maintenance being overwhelmed and stressed by tenants is not tenants' problem. We need more maintenance people available to maintain our units and more office employees available to answer calls and be in the office during business hours. New management now charges us extra for our designated parking spots. Also charged extra for cable regardless of whether you use it. Pools are not maintained well. There was actual poop in the pool and somehow was resolved the next day without draining the pool.

After placing multiple service request and visiting the office multiple times, my heater still isn't fixed. They tell you that they will get it taken care of and then no one shows up or they do show and do the same "fix" over and over again but never actually fix the issue.
