I have lived here for almost two years and have always loved it.  Lately there is so much trash being thrown around it isn&#39;t funny.  Beer cans&#44; soda cans&#44; fast food wraps&#44; and cigarette butts everywhere.  The pool used to be a nice clean pool. It is constantly cloudy and the pool area is also filled with cigarette butts. Someone broke into the pool area over the weekend and trashed it. The noise level at the pool is deafening. No alcohol is allowed but there are always folks drinking there. It seems most don&#39;t realize that some of us are also there to enjoy the pool and don&#39;t seem to respect others in the complex. I wanted to stay here but don&#39;t think I will if things don&#39;t start improving.  And of course the rent goes up every lease.

It generally takes a lot for me to write such a strongly negative review, be it for an item I bought on Amazon, a service, or an apartment. Yet here I am. I lived at Palm Court for six months with no real issues. It was a short-term lease, just a temporary stay until I could find a house in the Phoenix area. The reason I&apos;ve taken to Yelp is simply to lambast the management (be it Greystar as a whole, or the front office).

For most of my stay, the monthly billing cycle was fairly straightforward. I&apos;d receive a bill in the mail a few weeks before it was due. This total would have an itemized list of everything from monthly rent, to my share of utilities, as well as any applicable taxes and fees. I&apos;d simply go online, pay the posted amount and be done. About four months in, they switched to a different system. I&apos;d still get a bill in the mail but typically the correct amount would not show up online until the 1st of the month, at which point the month&apos;s rent and fees would be added. Not a big deal, I&apos;d pay my rent online on the 1st, rather than pre-pay like I had.

When I went to move out, they send you a similar bill (only this one didn&apos;t have any amounts listed). In fairness, there was fine print that said go to the office for the correct rent amount. I figured I&apos;d wait until the 1st to see if it didn&apos;t appear correctly online as the previous couple of months had. On the 1st, it showed a balance of approximately $830 for what was to be one half month&apos;s rent, and was significantly higher than what I had been paying. I discussed it with the office the following day and got the corrected amount $334 and change. Apparently, you can&apos;t pay this amount online (like I had done for the previous five months), and you need to get a cashier&apos;s check. Well, unfortunately for me the banks are closed on Sunday so I went on Monday morning to get a cashier&apos;s check for the correct amount. I turned it in right around noon and received a call later in the day saying I owed $110 in late fees. I explained to the manger that because I couldn&apos;t pay online like I had done for the past 5 months and had to wait for a cashier&apos;s check, Monday was the earliest I could get the certified check. She simply kept working and didn&apos;t even give me the courtesy of looking me in the eye or listening fully. Basically, she just said tough luck.

Ok, was this rent payment late. By definition, I suppose so, albeit by four hours. I can live with this. However, one could at least give me the courtesy of listening or at least pretending to pay attention to me rather than continuing to scribble along at some other stuff.

Today however has brought a resurgence of negative feelings. I just received my security deposit less $123 (of $200). I have lived at five different apartments over the past seven or so years, listed below:

The Village at Blacksburg (2 separate apartments) -- Blacksburg, VA
Foxridge Apartments (2 separate apartments) -- Blacksburg, VA
Bennet Hill Townhomes (1 townhouse) -- Blacksburg, VA

A lot of these moves were simply related to finding better areas not inundated with crazy college kids, or simply moving to nicer locations. After each of these leases, I have received 100% of my security deposit back, generally around $1000. That&apos;s not 80%, 95% or even 99%. That&apos;s every single dollar back for leaving the place in better condition than I found it. Now, I&apos;m getting 38.5% of my original deposit back.  Per my contract, I&apos;m supposed to receive an itemized list of deductions associated with this refund. They never mailed me one. I took pictures of the place before I left, and it looks just like it did when I moved in. I fully intend to get my itemized list or argue a breach of contract. It&apos;s unacceptable. Because this was a temporary move, and all my things are still in Virginia, I never even had furniture which could have damaged the rugs, or paintings to hang. I had a bed, and a folding chair. I never had any parties, because I barely know anyone and had nothing in my apartment to share. At this point, it&apos;s not even the money that frustrates me it&apos;s the principle of the situation. I&apos;m not going to be taken advantage of by some property management company when my track record for the last 7 years has been immaculate.

If you live here, just go into it expecting to get screwed at the end. I posted pictures, to let you be the judge of whether or not you see $123 worth of &quot;lawful deductions&quot;.

I moved into palm court after having my move in date pushed back to the very last day before I had to leave my previous apartment. They pushed back our move in date because the previous tenants had trashed the place. Day one we lived there we found cockroaches. The infestation got worse and worse. More and more roaches everyday. We notified the office staff immediately and they acted as if it was no big deal. They sent pest control to spray and he sprayed a few walls and left. The problem continued so we told them again the problem was getting worse. They sent pest control out again. Who barely looked around and said there was no activity even tho I showed him over 10 cockroaches we had killed in the last 24 hours. He refused to acknowledge the issue nor did management. We were not even living in the apartment because it was such a bad infestation. After realizing the issue would not be resolved because the office didnt care to resolve it and their &#34;best efforts to fix the problem&#34; hadn&#39;t worked we decided to move out within the 30 days they gave us to terminate without fees and get our money back. after moving out they have not refunded us money and have actually billed us for over $500 for so called damages to an apartment that no one lived in the whole 30 days. 10 dollars for cleaning the counter 10 dollars for cleaning the dink supposed damage to flooring and cleaning carpets. Petty charges to take even more money from us after denying the refund the promised. Charges for an apartment that was no lived in!!!!!!!!!!! After talking to management and being talked down to and bullied and accused of lying bout the problem and not living there was put into tears by the awful treatment by management to say the least lawyers will be handling the issue from here on out and I would tell anyone DO NOT MOVE IN HERE EVER!!!!!!!!!!!!!! And to add parking sucks&#44; maintanace stole a perscription bottle from my injured fiance&#44; trash cans were few and far away&#44; gate code rarely worked&#44; pool and gym were not taken well care of&#44; u cud hear everything your neighbors did through the walls&#44; and when it rains your apartment will flood because they do not have proper drainage for heavy rain.

I have lived here for awhile now and love it! The whole entrway is totally different and looks more modern then when I first moved in. There has been a little change in maintenance&#44; but the new staff gets my work orders done in a timely manner and the grounds are looking at its best. I have referred 2 of my family and friends to live here and received $400.00 off my rent for both of them which is pretty cool because I would have referred them anyway!

Very nice and clean apartment complex! Staff are super nice and friendly. Everyone always has a smile their face. They&apos;re always doing cute little events, so everyone can come together and just have fun!

Got keys to move in. Was told cleaning people did not come clean our unit before in and was told our lease agent wiped some of our cabinets. Carpets were also dirty and was promised they would get cleaned. They didn&apos;t. Was offered a coupon discount for carpet cleaning. Dish washer hasn&apos;t worked since we moved in. Final maintenance visit was told they would replace. They haven&apos;t yet. Was told it was a upgraded unit but our bedrooms don&apos;t come with lights or fans. Was told to buy lamps after a long day/night of moving in. Washer stops spinning and it&apos;s been over 8 months on that too and no fix. Walls are paper thin and my oh my you can hear everything. Apartment complex has been giving incorrect ac filters that do not stay in place to filter air in our home. Poor indoor quality has forced me to buy $400 air purifier. The list goes on and on. Only positive about this apartment is the okay upkeep, amenities, and location convenience. That&apos;s all. I DO NOT recommend.

Place and environment are good. Our flat is very near by 101 highway. Every time getting huge vehicle noise. But we never mind and started feeling happy about amenities. Bad thing is maintenance and residents care is zero. We had an issues in our wash basin, water not drained and back feeding of dirt water into the flat. I raised a complaint 1 and half month before and did continuous calls, still no one respond from apartment side. Find below recent image. They never opened gym for last 2 months and no more confirmation for open date.. same kind of issue with water vending machine. Hardly it works very few days in a month..

I followed what I was told to next day my hospice nurse came out to do a welfare check on me cause I have on kemo 7 days aweek nurse also said it was way too hot in this apartment for me to stay in and dangerous to my health situation we are in the apartment now it is 85 degrees with the a c running. We were told to go ahead and get a room and manager said she would see what could been done. The a.c is on and been on the past 3 days we had to continuously come back several times to empty the buckets of water.
