Great place to live!
Great place to live, we just got a new manager and she is great! Deliah does a great job running off homeless folks and I feel totally safe living there! I do not agree with any of the bad reviews here! Someone mentioned the prior “monster� manager Michele! I had not a problem with her ! When you treat people with kindness and respect you will be amazed! The only issue I ever had was an “entitled “ tenant who thankfully moved out! You want a great, safe, and clean place to live, come and check out Manzanita Woods and our top manager Deliah!

Sad to be leaving
Francisco is the best property manager I’ve ever experienced. He’s incredibly personal and is serious about his tenants concerns. He’s very quick to act and will do everything he can to come up with a solution to any issue. My brand new fridge went out a few weeks after I moved in and Francisco let me use a backup fridge to store my food until the new one he ordered for me was delivered and installed. Whenever I have a package delivered while I’m at work, he’ll text me and ask if I want him to place it inside of my apartment so no one steals it. He tried to really connect with the tenants and it’s heartwarming. I’ve loved living here and am so sad to part ways. If you’re wondering whether or not this is a safe and reliable community to move into, take my word when I say that it’s great!

I'll start with the positive the lull you into a false sense of security. The residents are nice, quiet, and normally leave you alone. The property is kept in shape and clean, and I literally never saw any shady characters or loiterers. The onsite laundry is expensive, but kept clean and never had a problem finding an open washer or dryer. The few months I was there, I was never charged any "secret fees" another reviewer mentioned, and rent never changed. The ground maintenance was kept up weekly, and never had a problem with parking. None of that, however, is worth the monster that is the manager. She is a horrible soulless beast that does not care one bit about her fellow man. She runs a one strike policy. You get a *single* complain, and you're evicted, no ifs ands or buts, no discussion. She is ridiculously rude and callous over the phone (don't believe me? call the property yourself and ask more than one question and she will hang up on you!) and even worse in person. I am a student going to school with a 4.0 GPA, a full time job as an asst. manager, a regular volunteer at Effie Yeaw Nature Center, and have a 788 credit score as well as 5+ positive rental referrals and absolutely no criminal record, not even a ticket. That means to say, I am your regular responsible and law abiding citizen who paid rent *early* every month! Yet Michele thought it appropriate to call me while at work and make me come to the office during my lunch break to yell and degrade me over a *single* noise complaint and evict me! She threatened to take me to court and ruin my credit for the rest of my life and literally verbatim yelled "Get the !@#$ out!" and did not care that she had me in tears. I was initially attracted to the property due to the nice exterior, cheap rent, and pet friendly policy. None of that is worth dealing with Michele, who is by far the worst human being I have ever met. On a side note, I spoke to the neighbor who made the noise complaint, and he apologized, not realizing the consequences. He thanked me for going to him to apologize for the noise I made, and even went to Michele to retract his complaint. She did not care, and said too bad so sad sucks to be you. Again, the residents here are nice and polite, I have no ill will towards any of them, even the one who complained. Do not give this monster your money, go somewhere with reasonable management!!

Michele McAllister/Property Manager - Probably one of the rudest individuals I have ever spoken to As a professional working in sales, I find it unbelievable how rude this Michele McAllister is. As stated in earlier posts, she proceeded to hang up on me, prior to even ending the conversation. My niece is living there now, got a notice to leave within 30 days due to a noise complaint. I called to speak with this individual to try and work it out, and found her to be highly unreasonable and reluctant to even consider or have any conversation about it. She referred to my niece not having given prior permission to share any information with me, and I went on to say, well I will have her call you so we can chat and she basically told me there is nothing to talk about and hung up. Perhaps Michele is the owner, and she certainly has a right to do what she wants. However, there is something called Karma. Treat others as you would like to be treated, with kindness and respect. They say that what comes around, goes around, and perhaps it will come around for Michele either in this life or the next. I will make it a point to share my experience on the web so others too can be in the know prior to making any kind of financial arrangement with her. I would never do business with anyone so un-professional and rude in my life. Perhaps she is bitter, lives an un-happy life, is self conscious and lacks confidence. Could be why, however no excuse to treat people rudely or in an un-professional manner. If you or anyone you know is considering a rental here, I would advise you to pay a little more and consider alternative options.

Be careful which apartment you get here. The back of the complex appears serene, but if you're near the corner of the street there's a lot of noise -- traffic, sirens, and other people blaring music to try to drown out the traffic and sirens. They discount some of the ones closest to the street, but even though I paid extra to not have one of those I was still too close to the corner and suffered noise. The insides are a bit dated but functional. Had some old-looking curtains, and the main windows of my apartment looked directly into the parking lot which was not nice.

Peaceful
being able to move into these apts has saved my sanity. The manager is strick and I feel safe knowing she will be careful of who she lets move in here. The ground are kept very clean as well and there is plenty of parking spaces close to the apartments. My neighbors are all kind and polite. I love it here.

Sucked!
Well, it was a while back, but the people who used to run it, they were a mother and daughter teaml and the daughter was horrific. Horrible professionalism, like a rude brute and awful to deal with. Wasn't there for a long while. Only good thing--it was cheap. I lived in Apt. #34, one of the worst facing the street, which didn't help. The carpets were wau too old. But that daughter what a frickin' psycho. This was back in 2001-2002. There wasn't a carport either. So yeah...cheap to keep. Good location, though.

The best in the area as far as I'm concerned
I'm a police officer. I initally stopped by the complex because of the exterior appearance. The manager was friendly and the apartments were clean. I lived in the complex for 2 1/2 years and only moved because I purchased a home. While I was living there I had no safety or security concerns. The complex was quiet and the staff were always friendly. I highly recommend this complex to anyone who wants a safe quiet place to live.

The Best in Carmichael
I have lived here for 3 years and will be moving to San Francisco to attend SFSU. These apartments are affordable, quiet, and clean. I love it here and wish I could find a neighborhood this peaceful in SF. There are no noise problems and no loud parties. The manager makes sure the complex is clean. I have a one bedroom, live alone, and pay $595. The tenants are mostly seniors and some working class. I only needed maintenance once for an overflowing toilet. Without any trouble the manager sent someone the same day to fix it. For one person it is plenty of space but not enough for two. Anyone looking for a quiet and safe community will find it right here at Manzanita Woods. Good Luck on you housing search!

quiet, nice location, inexpensive, good neighbors, nice manager
as far as cheap-ish apartments go, this place is very nice. has a pool, hottub, tennis courts, volleyball court, even a horse shoe pit and big public bbq area. rent is 605 per month for a one bedroom. it is pretty small, but is home-y. not like those mega-plex corporate apt complexes. mostly working class & older/retired people. no young rowdies/party crowd.
