Living at The Hills of Diamond Bar has been one of the most stressful and unhealthy housing experiences I have ever had. Since moving in, my unit has had ongoing water intrusion, recurring mold growth, and a severe ant infestation affecting multiple rooms. These issues have been reported repeatedly over many months, yet repairs have been delayed, minimized, or improperly handled. Water has visibly entered through windows during rain, mold has returned even after repairs, and ants regularly enter through window sills, baseboards, drains, and fixtures — including bedrooms. What has made this situation worse is the management response, particularly from Omar. Concerns were repeatedly dismissed, blamed on “condensation,” or shifted onto the tenant despite clear documentation, photos, videos, and ongoing problems. When issues escalated and I sought legal guidance, I was told management could no longer address repairs directly — while conditions in the unit continued. During major plumbing and drywall repairs, utilities were shut off with little to no notice, appliances were unusable, and workers entered earlier than stated times. Maintenance staff have even accessed the unit in unsafe ways, contradicting prior statements about what is “not allowed.” Living here has caused significant disruption to my home and family life, including health symptoms and constant stress from unresolved conditions. No tenant should have to fight this hard for basic habitability. I would strongly caution anyone considering this property to document everything, ask detailed questions, and think carefully before renting here.

Horrible
I have lived in many apartments, but this was the worst experience ever. Such a scam! The management only cares about what benefits themselves! Everything is super cheap in the apartment. Paint is so cheap it rubs off on everything and flicks and sticks on the floor. The floors was already chipping when we moved and was not even. Right around fall time, ants from outside and crevices under the walls come in the apartment in thousands and get in everything and anything and it is the grossest thing. The management would not spray the outside. All of a sudden water gets cold or super hot in the showers. Water pressure is super bad, no matter how many times we have cleaned there is always stuff gets accumulated in the faucets. The washer and dryer are super small and always have issues, but they will never replace them. There are soooo many more issue to name. Neighbors smoke indoors and the smoke come in our apartment through vents. The management does not do anything. It was so difficult to live here until our lease expired.

Organized crime/security is a nightmare
Our vehicle was stolen from the parking lot inside the gates and when we asked around we found out that is unfortunately a very regular occurrence (or probably an organized one) that the corporate office never warns the residents about or spreads the word when an incident happens, leave alone doing anything about it. I see zero security measure/consideration whatsoever. No security patrol, no security cameras (there are only ones at the gate but footages is not available according to the corporate office when an incident happens, because they don't have the manpower to check it)

Apple Management feeds on renters’ helplessness. If their apartments are your only choice, make sure to have them put everything they claim in writing, otherwise they could totally deny the earlier conversation and scam you. Omar Zaman (in charge of accounting I suppose) at the HQ won’t take any responsibility for the communications in the front office. So this is our experience. We wanted to move out from the Hills of Diamond Bar in July. We talked to the front office and the rep (named Olivia) told us that, as long as we submitted a 30-day notice, we wouldn’t be responsible for the rent after the move-out date. My wife and I confirmed with her MULTIPLE times that we shouldn’t pay for the last 10 days of July (despite her attitude suggesting that it should be easy to understand this “policy”). However, as she explained, for every day we moved out later than the announced date, we would be incurred significant penalty. So we went through a lot of difficulty to set the move-out date on July 20th and commit to that. On July 1st, my account (which was unfortunately set on auto pay) was charged the full month’s rent. I visited the office and they told me that was a mistake and I would get a refund upon moving out, which—guess what?—didn’t happen. They told me again that such settlements would often take 20 days after moving out, which—guess what?—didn’t happen again. Three weeks after moving out, I received the inspection settlement saying that I have to pay ~$300 (for scratches on a sliding door I didn’t even use twice during my residence there) instead of receiving $800 for the rent difference. This is where I started communicating with Omar, who replied to me in the most frustrating way, not taking any responsibility for the verbal communication at the front desk and suggesting that I’m responsible for the full rent of July. His most offensive comment was that any person on the street could show up and claim anything, ignoring the fact that I lived in their apartments for two years without delaying any payment for even a day. At the end of the day, they cost us ~$1000. So very frustrating.

The staffs are ridiculously bad!!!! They don't know anything I ask and told me to email and wait for reply. They are terribly ignorant. Also my neighbor smoke weed all the time!!!!!!!! I hate this place and the leasing office does nothing!!!

I was visiting a friend that lives in these apartments. I have to say I was very impressed with the up keep of the grounds and pool area. My Friend is very happy living here, I think after my lease is up at my current home I am going to consider moving there. Plus the schools are awesome in Diamond Bar!

Worst managements , yes" managements". They change management every few months. They never get the things done because managers and staffs will leave at any time and new people will replace tomorrow. They never keep the promises because those people will gone tomorrow. Yes dogs are welcome but they poop every where and nothing gets done about it!!!!

Excellent experiences living here! Not only because of the environment, location, but more importantly the staff team from leasing office. Kristi, the community mgr, is so nice and always available to help out all the small issues I have while I am settling down! Highly appreciated! And Ronny, response immediately to my report and fix my refrigerator problem right away! Thanks to him too! I could foresee that my family would definitely have a great time here in the coming time period!

Lived at The Hills of Diamond Bar for 12 years. With each passing of the torch from managing companies to office staff, it has gotten worse. The only reasons I stayed that long was because my best friend lives in Diamond Bar and It was conveniently located to my doctors office and for my son to travel to work. If you are looking to live in a quiet community with a caring and unbiased manager, look else where .If you call her with a concern she doesn't want to deal with, she will always rush you off the phone by saying she has another incoming call or if you go see her in person she will continue to do what she was doing without fully acknowledging you. Integrity is not a part of her vocabulary. If you're looking to rent in a playground with unattended kids running and screaming, riding scooters and bikes though out the property and parking lot (accident waiting to happen), this is the place for you. If you're looking for a place having kids in upper units run, jump off furniture, play ball, screaming and yelling for hours on end (entire day), this is the place for you. No need to complain to the manager, she (Kristi) considers that as normal living noises. If you live in an upper unit, don't complain about loud tv and music from below, its normal living noises. If you're looking forward to having constant water shut off for repairs this is the place for you. Don't be fooled by the door trash pick up, you're being charged a monthly fee for the service. If you live in a bottom unit the new a/c is so loud, you won't be able to hear the tv, not to mention the constant humming of the units outside your bedroom window. There are no community activities, and you never see the manager walk the property, however there is constant renovations (noise). My heater broke and instead of fixing it, Kristi gave me a space heater to use. It's a shame to have such an attractive property so poorly run that its driving staff to quit and tenants to leave. Henry was the community's saving grace, but he too has quit.

Greystar recently took over from the previous management at the end of 2018 and let me tell you the new management team has done a tremendous job within these past short months. Christi is the leasing manager and she is so helpful, kind, professional, and courteous. My friend had an urgent matter overseas and had to break his contract. If it was another leasing manager I would expect that they would have taken advantage of his situation and charged him the full penalty..... Not with Christi! She was sincere to his matter and really helped in a big way, I was surprised because you just don't see that type of sincerity and kindness these days when it comes to apartment complexes and their leasing staff. Thank you, Christi, for having the patience and kindness other leasing managers should take an example from you. The apartments are clean and have just been renovated. I moved into my apartment last year and there were all newly updated appliances in the kitchen and around the apartment. It is a quiet and respectful community and although there are so many apartments, you feel that everyone knows each other and you get a very welcoming vibe within the apartment community. The grounds are always kept clean and they enforce a very strict policy of cleaning up after pets which is great. Maintenance here is second to none and usually come by the same day I put in my request or the next day. Can't ask for more!! Thank you to Christi and the leasing staff, Abdul

Last Friday is the worst day in my overall experience at The Hills of Diamond Bar. In the evening while I was cooking, the natural gas went off for 2 hours from 6 PM to 8 PM. Before this happened there was no notice, and no explanation afterward. This is the only place I have ever lived in that this happened. Also, I don't know why they changed the manager this year. At least the former manager was always in the office during the business hour, but the new one isn't. Fortunately, the assistant manager, Henry, always help us.

I enjoyed living at the Hills for over 2 years. It is a beautiful complex, with modern apartments and a friendly community. The newest management team and staff, Greystar, are wonderful to rent from, they are very responsive and professional. I would recommend the Hills to everyone looking for an apartment in Diamond Bar.

My family and I have lived here for 3 years. We've had a couple of small hiccups with previous management, but the new management company and their staff are unbelievably helpful and very professional. I've never felt unsafe in the 3 years I've lived here, and the tenants in this community are respectful of the property and adhere to noise curfews with no problem. The grounds are always kept in pristine condition, and maintenance is on top of work orders. The location is very convenient with easy access to the freeway. Rent may seem a little high, but you get what you pay for.

My family and I have lived here for almost 4 years and ever year it gets worse and worse.. i dont know where they find their management cause they are always clueless and rude.. the new girl that works there likes to challenge us and make it hard for us to live there for some reason... the property is not worth the cost of living there ,.its old the water always turns off the lights in the parking lot are always off.. and we get flooded when it rains. Everyone that lives there that i talk to cant wait to get out of there lease. Dont move here and save your money and move elsewhere its not worth it

I have lived here for 11 years and I have no complaints, everything has been great! I would recommend this apartment complex to anyone who is looking for a new home. I really enjoy the staff and they are very very helpful. The two maintenance guys are great and so is the office staff. Britt and Jeff are always willing to help.

If you plan to live here, you better change your plan. There are many problems, LET'S START WITH PARKING. If you have more than one car, it is a pain in the butt. THE APARTMENT ONLY GIVES ONE DESIGNATED PARKING SPACE. If you have more than one you have to park one car at free spaces. And usually free spaces fill up early. After 7~8pm, it is very very hard to find the free spaces. Not only that, on weekends, it is impossible to find the free spaces. Next, NOISE PROBLEM. I LIVED IN FIRST FLOOR AND IT WAS CRAZY!!!!! The kids from upstair ran about 8 hours almost everyday. I called the leasing/management office 4 times and actually visited 3 times and told them to do something about the noise. However, nothing got better. I HAD BEEN LISTENING TO VERY LOUD NOISE FOR 6 MONTHS. ( THAT'S 1344 HOURS OF NOISE!!!) Since the leasing/management office didn't do anything, i actually had to go up and solve the problem. Also, KIDS (THEY DONT EVEN LIVE IN THE APARTMENT) ALWAYS PLAY, YELL, SCREAM, BANG, AND DO SOME DANGEROUS STUFF. Also, maintenance can be really annoying (such as cleaning, gardening etc). when i lived here, I ACTUALLY HAD TO GO TO MY CAR TO TAKE A REST. Also, I think THIS APARTMENT IS PRETTY DANGEROUS Well, first, there is NO GATES. Literally, everyone can come into the apartment. Not only that, I HAD NEVER SEEN SECURITIES. I had seen maintenance men but not securities. No one patrols and check. As i said before, kids are doing some dangerous stuff. One day, two KIDS WERE PLAYING WITH FIRE. Luckily, they were playing right in front of my door and i was able to caught them. It was very dangerous because it was windy that day and they might have set up a huge fire. Not only that, I HAD SEEN POLICE THREE TIMES AT NIGHT. I don't know why the police were there but it seemed like they were doing some serious stuff. And Lastly, PRICE. I think this is the actual reason why the residents are moving out now a days. This apartment is very very expensive. ALMOST WITH SAME PRICE (price for two bedrooms), YOU CAN ACTUALLY FIND A TOWNHOUSE IN DIAMOND BAR OR NEAR DIAMOND BAR WITH 3 BEDROOMS AND GARAGE. Not only that, with little more price, you can easily find a house that's available for lease. Thank you for reading my long review. I just don't want you to waste your money

I currently live at The Hills Of Diamond Bar!!!1
I have lived there for over a year, its a beautiful area, but my car got broken into, glass all over my front seat as I walked out to drive my children to school I run into this aweful scene, I then file for a police report, and inform the manager's assistant Maria who is terrible, shes always rude a total BIT*@ rushing people out of her office!! and never smiles!! (Priscilla and Julie are kind :)...)I ask if it would be possible to get courtesy patrol during the night time to patrol our community she says NO! The only time we get a courtesy patrol to come out is at 10 pm to check the fitness center make sure its locked, but they dont even drive around the property! I then proceed to my apartment after providing the rental office with a copy of the police report, I run into my neighbor and he tells mme that his car got broken into the same night my car got broken into, well its been over 5 months and still no courtesy patorol.....dont let the beautiful hills fool you, if youre going to rent make sure you ask for a police report on crime from the police station. Also, the only pool that gets cleaned are the ones at the front where you tour, the back pools never get cleaned, I dont let my kids go in its growing fungus!!!!

stay away!!! do not rent here
The apartments have bed bugs, ants, insects, spiders, lizards and termites because many tenants moved from south america, africa and asia and these pests traveled along with their baggage. Management is very very rude. Especially the Community Director -----------. Another lady ------------------------------------ --- -----. She is a potty mouth and does not help the tenants. There is loud partying with drugs, alcohol, loud music in many apartments past midnight. The management will not listen to tenant complaints in fact will tell that it is OK to play loud music and party till midnight. Parking is very very unsafe with cars damaged with scratches, break ins, and even stolen. This is an open community with no safety or surveillance camera's. I called the cops several times and they suggested me to move out from this place. The apartments are very old with many plumbing and leakage problems. The washrooms are very ugly, small and bath tubs always leaks. Kitchen sinks always stink because there is no maintenance to the garbage disposal pipeline. Overall this place is like living in Hell. Or maybe Hell might be better than this place. There are other better apartments in Diamond Bar, Walnut and Chino Hills Stay away from this place and do not fall in the lease trap. The deposit of $100 is a fraud scheme. After you move out the lease office will send a bill of repairs of more than $1000 I moved out from this place in 6 months and trust me everyday living in the Hills of Diamond Bar was a nightmare.

Water problems
If you want hot water, this is not the place. Every time you try to take a nice hot shower, the water fluctuates from hot to cold. Sometimes their isn't any hot water at all. I had to take a cold shower during raining season. Also, some of our paint is falling off and you the dryers don't work (you have to pay twice to dry a load of laundry) Although the place does look nice and all, if you want your hot water, probably not the best place.

Nice office staff, expensive moveout costs
I moved here in 2008 and towards the middle of 2009 the office staff changed out of the blue, the apartment community has its benefits they are actually the cleanest in the area I will give them that , and the manager lady and the guy who sits in front are really friendly and nice if you need anything or information, but when I moved in they sold me on the $99 deposit but when I moved out I had to pay back $250. another con was that it seemed every month they needed to shutoff water for repairs, parking is terrible due to no parking permits needed to park there. quiet place to live if your looking short term.

Not bad, but not great.
First off, the apartments are perfectly nice and quiet. Our main issue is with their parking. its horrendous. They give you one designated spot, and even thats not guaranteed, someone will park in it and they do not have a system where they know what's going on! And when you complain they tell you to call their after hour emergency, when you call them they always cannot do anything.... So you can also pay for an extra carport if you have too many cars, but when you cant even get the one you are promised why would anyone do that? AND if you do not arrive home before 10pm, earlier on a Sunday, you will find NO PARKING ANYWHERE! There is no street parking either. Its horrible since you have to get your roommate or partner constantly SAVE you a spot. We basically do not ever want to call the apartment staff for anything, they are so confused they do not know what's going on. They are nice and friendly enough BUT You have one assistant manager lady who's the ultimate "sales woman" who gives you a repetitive runaround, and then another employee dude Wayne Brady, if you get stuck talking to him you know you are screwed he doesn't know his arse from his elbow. The only one that can get things done is the main manager lady. Its not BAD per se, just vaguely annoying. The apartments can be noisy occasionally, but not too bad. Just a bunch of irreverent type of people who are either students or just clueless to good manners. The landscape is very nice, until you get into the back as usual, then it so so...I hate that. But they try more than other apartments, so I say its nice considering. Its a good place to live if you don't mind the usual annoyance that apartment living affords you. Oh, and its too expensive. I prefer my apartment complex to be very strict on parking and noise violations.

Renters beware!!
Renters beware! Don't get tempted by a "rent special" or other enticements, or a low security deposit. The rental company charges all redecorating and pretty much remodeling expense after you move out, which can be close to $1000. Then they pretend they are doing you a favor by asking for only $300 through a collection agency. I guess it's hidden in the fine print of rental agreement. Very rude and inefficient staff, regularly stops water on weekdays, and lands you with a big, fraud bill after you have moved out. Keep out of this company.

DO NOT RENT HERE!!!
I have rented all my life and never had a problem until I came to this place. I had multiple incidents with the management while living there and my rights were violated when I moved out. And my guess is if you succumb to their $100 deposit scheme, your rights will be violated too. Here is just some of the problems I have experienced there. 1. THE MANAGEMENT IS EXTREMELY RUDE, period. They butter you up when you are a potential customer, but after you sign the dotted line, that's it. 2. Frequent power outages. These are claimed to be a result of the wild raccoons that fest the area. The raccoons will block walkways and are not scared of humans. At one time I couldn't get my power restored for over 12 hours. Unfortunately I had just gone grocery shopping. No care was given as to whether my food could of gone bad or not. 3. Random walk throughs are done within less then 24 hour notice. They offer multiple excuses for their reasoning, none of which seem very valid 4. Laundry facilities are not coin operated. You get a card and money is deposited onto the card (no refund). Halfway through living their, they decided to change the system, giving everybody new cards (old cards no longer worked). Whatever was on your old card was not reimbursed. The new dryers did not dry no matter how many times you ran it. 5. Parking sucks. You are only given one spot and you will most likely have to park far away if you plan on parking any where else besides that spot. One time they decided to repave the parking lot. They did it all at one time so there was no parking for 2 days. There is no convenient street parking. It was a disaster. 6. 24-7 Hot water is not a guarantee. Expect to learn to get used to taking cold showers. 7. The $100 deposit is a scheme. When you move out, they do not send you an accounted for list of repairs (this is illegal but when it is only $100 they figure most people will not fight it). Instead, they just send you straight to collections for the cost of repairs. These costs are vague and undocumented. The good news is they will give you a credit for your $100 deposit. The bad news is collections calls you a month later (and these are not nice people) demanding another $300. 8. Make sure you get a pool key when you move in. I was not given one and later told that I would be charged $25 if I wanted one. I had to use a long stick to get in (admittedly it really is quite easy) 9. The ceilings are thin. I was in a bottom unit and it sounded like the neighbors on the top were running a Jazzersize studio. My neighbors to both sides were quiet people in general, so I can't tell you how thin the walls are. 10. I would finally like to emphasize how rude the management is. I seems like there is a requirement for the lady's working there to pass a "-----" test. And they seem to have a new one every other month. Where do they find these girls? Law Schools? My favorite was GOLLY. She wasn't just a complete -----, she was dumb as a block too! She was who I dealt with when I had that long power outage that possibly left me with spoiled food. She said that the food was fine. I asked her how she could tell and she replied, condescendingly, "my momma taught me as a little girl to smell the food. If it smelled good, it's good." After doing some research, I discovered that actually turns out to be dangerously false. It looks as if stupidity runs in that family! All in all; stay away from this place! They will undoubtedly leave you with a bad taste in your mouth.
