Terrible living situation

ZERO Stars. I am currently living next to an AirBNB rental unit in this building and dealing with unimaginable nuisance and criminal behavior (including indecent exposure seen by my 7 year old niece) from the AirBNB activity. It is extremely unsafe and gross to live here. This has been ongoing for about 3/4 months at this point. Building continues to tell me "there is nothing we can do". I am now hiring a lawyer to get a recourse for myself so that I am not paying 5k a month to live in this horrific condition.

Generally good, but it has declined in maintaining clean environment, starting with overflowing trash next to the dirty elevator on the weekends. Also personal properties stored outside residence doors.

Any issues brought up to management are almost never resolved. What usually happens is I either get blamed for the situation, I'll get a non-answer, or it will be acknowledged, but isn't ever fixed. Management needs to listen to the people that live here and actually do something about the issues that are happening. Community rules are rarely enforced which leads to filthy common areas, problems in the parking garage, trash buildup in in trash rooms, animal waste everywhere, people parking in spots that aren't theirs, people blocking the EV chargers, and residence consistently parking in guest spots. This community is my home and it feels like it's quickly deteriorating almost exclusively due to poor management. This is the biggest reason why I'm considering to NOT renewing my lease since it's becoming a source of unnecessary source of stress and unpredictability in my life.

I have enjoyed living at 4055 since 2022. Since the new change of management though it feels like the community has gone. Whenever I see someone from management, they do not say hello if I do not say it first. With the constant rent price increase, many of the resident left and the sense of community is gone.

Since we lost our building manager we have lost some of the quality of service that was promised when we signed out leases. Rafael was a great building manager. We hope you find someone that does as good a job or better than him to reflect the high rental rates we are charged for living in this community.

I feel incredibly blessed and grateful to have found 4055 Lofts! It feels like a real community not a transient place. I say hello to my neighbors every day— they are friendly and warm. Most importantly however, this place is beautifully run. Rafael is always on top of everything, from the look of the place, to the smell of the place, things are always in working order and clean and aesthetically appealing. It’s not inexpensive but probably the best bang for your buck on the west side. Beautiful loft like apartments with high ceilings and great light. Love living here— thank you!

Rafael and Alex are a dream team and make apartment management and maintenance look like a breeze - which I know it's not. No community is perfect, but Rafael and Alex really step it up to make this a great place to live. Layouts and windows are huge, the grounds are well-kept, and though the ceilings aren't as soundproof as we'd hope for, the overall experience with Forty55 has been a great one.

we have just moved in so we don't have a lot of experience, but we do enjoy the neighborhood that we are in. We have had a few work orders and maintenance has been prompt and direct to completing the fix, which is much appreciated. Kenny has been extremely helpful and clear with information. Rafael seems to have good knowledge of the day to day which is helpful, especially being new to the building! Neighbors seem friendly, as well!

The leasing team are very efficient, have excellent attention to detail and go out of their way to help you. Maintenance requests are resolved within 24 hours. Overall, communication has been timely and it seems like the management are well organized. Residents have been friendly and helpful as well.

The experience at Forty 55 Lofts has been very good. Alex the maintenance person does an excellent job keeps everything clean and does all the work comes back if it’s not completed in one day. Cleans up everything that he sees and does. Rafeal in the office is very helpful and is always available to me.

We love the location, the ammenities and the friends that we have made since we moved in. There is a real sense of community at 4055! The management team are very responsive and welcoming. The pool and hot tub are great and pelnty of ways to work out. Overall, after a few early hiccups we have really enjoyed living at 4055 lofts!

Part of what makes Forty55 Lofts so special to us, besides it being an overall beautiful building to live in is the amazing employees that work there as well. Our community manager, Rafael and senior service technician, Alex always go above and beyond in every way possible. Seeing them around the community is a guaranteed smile on your face. No matter if its questions or any small problems we might encounter, they are always super responsive and willing to help. They truly make up what is most important in living in an apartment building and that is having a great support system! We love them!

The staff is amazing! These are nice apartments in a nice area. They are a little bit older and that brings some issues, but the maintenance and office staff are always friendly and quick to respond to issues. My time here has been great and the staff made it even better. Will always recommend it to others!

Management takes a long time to respond on things that they know will be a cost and doesn’t TRY to do what’s in the need of the tenants. Also, building manager does not know tenant laws. Scary to know since there are over 100 units here.

Rafael, the community manager, was an amazing help during the touring and application processes. He was very responsive and enthusiastic, and gave us a great feeling about the apartment. He provided a highly detailed and interactive self guided tour, and also allowed us to see the unit twice in one day, although we only had one tour scheduled. Overall, the entire process was completed within a few days, with no delays or issues on the tour, application or lease. We greatly look forward to living in Forty55, and I highly suggest speaking with Rafael if you are interested!

Forty55 Lofts is the worst apartment building in Los Angeles! Management is horrible and there is no onsite maintenance personnel. Management consistently lies which is a huge red flag. The building is falling apart literally with structural problems, serious formaldehyde issues, mold issues, robberies on property and the management office has had five different managers in less than two years. Clearly, there are HUGE problems at this building. I would not recommend this property under any circumstances.
