Not that Bad!

I live in A lobby Which is by the rental office so we have a few more plants and flowers and they mop our lobby every day. The pool is heated all year long and there is a great hot tub. For a while they were adding way to much chem's to the pool But It seems much better now! The building funds ran out when they were building in 1970 so A, B and parts of C is built better and has cement block walls under the plaster board to keep it quite. Lower floors tend to have mold so try the higher floors. I also find I have lower heating costs. This is the best location in the city for less money. The place is across from a lake and has a lot of open space with fresh air.

Ha I must agree with the latter of people

This place sucks. The living conditions are terrible and the staff is half --- at best, everything here is run down and never fixed. The appliances are the lowest quality which is why everything breaks down constantly. Best advice DONT EVEN LOOK INTO THESE APARTMENTS!

You Get Your Money's Worth At Lakewood!

I have lived here on an off for more than thirty Years and I feel this is the best value in the city! Lakewood is on a beutiful lake near the beach has year round swiming in the wonderful pool has a spa, Steam room, Sanua, great gym, sunday donuts, free dinners and health classes ect. I visit frends at other complex's and feel I pay less for more!

Great Apartment and Friendly Staff

My experience with Lakewood Apartments has been great. I am a military husband stationed overseas and my wife loves her cozy apartment. The Apartment staff have been very friendly and helpful. She enjoys the ammenities of a workout facility and a nice pool and jacuzzi area. Her neighbors are nice too. She likes to go on walks around the lake which is just outside the complex as well as frequent walks to the beach which is only about a 10 minute walk. My wife is very happy, and I could not ask for a better place for to live where she feels safe within a gated community. The rent amount is well worth it. I have piece of mind that my wife is living a happy life in my absence. Thanks again Lakewood.

Great Location, Pool, Spa, Steam Room, sauna and Tennis Courts.

I have lived at Lakewood on and off since 1977 and feel It is a real sleeper! We are on a lake near the beach ,zoo , five golf cource's and three great shoping center's! Building A, B and part of C were Build when the builder ran out of money and the bank took over and cut expences. One of the things that was cut was cement between the units that cuts sound. Another thing i find the higher floor's can be better as we are on a lake and it gets cold and damp. The higher floors have cheaper heating bills.

Waste of Money

If you like it when people talk to you like your 5 and you like to get the same text book answer from any of there staff then this is the place to be. I have had problems with the office since day one. There blundering staff had set a move in price and then when we were 3/4 to San Francisco from Los Angeles they called us and added $500 to the deposit. There were clerical errors all over the Lease that were changed several times. The apartment complex is being sued by the city of San Francisco for not being up to fire code. Bottom line there office staff blunders have cost me $1945.00.

GREAT PLACE! GREAT STAFF!

I think the property is great. We just recently moved from a really bad part of the city. I LOVE our new home here! It's hard to find an apartment building with all the great activites and helpful staff, especially when I was living in a moldy, pest infested apartment.

Worst office staffs ever seen.

The building is okay (a little bit old, but still ok), people living there are nice, janitor, maintenance and technician staffs are nice but not the lease consultant staffs in the office. They are not helpful at all when we have a problem and would like to consult with them. They act like they don't care, it's not their problem or their responsibilities. However, the management staffs who've got their own office to sit in are okay, but again, not the staffs who sit in the front, especially female staffs. I lived there for one year and I always had an argument with female staffs who sit in the front because they never treated me good.

This place is absolutly worthless

The people here are nice but the managment is so rude, unfair, and unreasonable. I would stronglt discourage you to rent from this place. There is a reason why they are so much cheaper than normal places--it is because this place is gross and they will never give you back your deposite.

This is the worse place to live. The apartments are old, moldy, and over used. The hall way often smells really bad and the managment is rude and untrustworthy.

The managment will take all of your deposite. The apartments are moldy adn low quality so things break all the time and the kitchen and bathrooms just feel over used by hundrads of previous tenants. Managment just paints apartments before move out but quickly the paint fades and the apartment is gross!!! Managment is untrustworthy and rude. They don't fix problems and make you wait, getting upset when you ask them to hurry with a backing sink! Don't live here honostly the cheaper rent is really not worth it.

Don`t live here

I lived in a moldly cold apt, I was ill miserable and out of pocket with the large heating bills I incured (heating system the most inefficient I have ever encountered)<br>The staff are rude, unprofessional and inept.<br>I paid my deposit in good faith only to be conned out of it. I am so glad to not be one of the unfortunates still living there, they can have my money. They should put the money they cheat from people into pulling the place down and extending the local golf course. <br>

Low quality office staff. They open your parcel!!

I have lived here almost five years. The surrounding is nice. Before, the office people were responsible and polite. About one year, most of them left. Now, the office people are cheap and jealous. They opened my parcels twice which I ordered on line. The mailman always leaves the residents' parcel in the rental office. I picked up my parcels and found they were unsealed. The first time I thought it might be a mistake. However, it happened again!

tenant association run by dictators

tenant association is run by a few lifetime dictators. their main concern is to point out problems, rather than participate/offer solutions. how can association remain impartial, healthy and progressive if remains operated by same stale, old fashioned people. maybe a democratic approach is needed, let's open the upper management of the LTA to voting- so that the best leaders can be utilized for the cause! then, unlike the u.s. president, we rate their effectiveness and either keep them on or replace them. i'm anonymous due to fear of being I.Ded by LTA. i'm not the mgr.

poorly reinforced community noise control, a serious problem

I'm writing this review at 4am Sunday morning only because I was awakended by extremely loud music/talking from people in an apartment here. This kind of noise between midnight and early morning is not unusual. On the contrary, it happends quite often and it is almost the same group of people who make the noise. Strangely enough, the Lakewood Apartment management has been very ineffective in preventing this kind of annoying noice made by studpid and crazy residents from happening again. they deserve being evicted....!!!!!!!<br><br>

Scenic View, Serious Mold Problems

Lakewood apartments has great scenic views, but there are some serious problems with the building, there are serious mold issues, paint smell that never goes away, asbestos, $45 water/sewer charge, renters insurance and some unpleasant staff members. When I lived there we had mold growing on the walls, we only lived there for a year because we found out that the mold problem was being neglected. Mold can cause serious respiratory problems and could cause asthma in kids. Another issue that they have is that the ceilings contain asbestos and as most people know asbestos can cause lung cancer. If you find the idea of living in an apartment complex with serious mold issues and asbestos a problem, then I would not recommend renting at Lakewood.

Extras drive up the cost to live here such as:

You have to have renters insurence to live here and with only electric heat your going to be cold or broke. These are older bulidings so comcast has problems and had to come every other month. Looks nice at first glance but with the crime and the unwillingness of the staff to help with problems my time here was unpleasent to say the least.

Good value, great view, nice pool

The views of Lake Merced are excellent, the pool is heated to 85 year round. The office staff are very helpful, work orders are usually complete the next day. The cleaning crew are very nice. The tenants are interesting and speak many different languages. The location next to the beach is priceless. The halls are ugly and the carpet is hideous. The paint job on the exterior is tacky.

Take these factors into your consideration.

1. The leasing office staff entered our unit more than 3 times without our permission since we moved in April 2004. They are not responsible if you lost anything when they entered w/o your presentation. (Luckily, I don't have expensive items in my unit.)<br>2. Other than my PG&E bill, my monthly average Water & Garbage charge is about $42 - $46.(They said this charge is based on head count. However, there are some renters here don't need to pay this charge.)<br>3. My 1988 car parked outside along Lake Merced was entered twice. (Luckily, the theft just take my coins.)<br>4. If you found your unit is too noisy (The window is thin & single-panel), it's nearly impossible to do a transfer even if there is other same size unit available. Be prepare to stay with it until your term ended.<br>

What a Hassle

I was not getting my money's worth at these apartments. The countertops were painted so that any use of them made the paint chip. The ceilings were that gross cottage cheesey stuff. The carpet snagged and came up in the high traffic areas. The bathroom was easily prone to mold and mildew. Somehow a rat appeared in my kitchen, and the rental office said they never recieved my package even though the post office claims to have delivered it. The office people were wildly incompetent and never offered me any help with any of my situations. Work trucks were always parked in or in back of my parking space.
