I have lived here for 10 months and will be moving out shortly.  Reasons:&lt;br&gt;&lt;br&gt;1.Poor Construction - you can hear everything your neighboors do..walking&#44; showering&#44; talking - horrible walls.&lt;br&gt; *Pipes are horrible-They are rusted so most the time you water is anywhere from a light yellow shade to a rusty orange shade&lt;br&gt;&lt;br&gt;2.Maintenence - It is hard to get anything fixed unless it is an emergency. Even that might take a couple of days.&lt;br&gt;&lt;br&gt;3.Parking- If they promise you a covered parking spot dont believe it - you want get one and if you get a spot it will be in a different buildings parking area.&lt;br&gt;&lt;br&gt;4.Cleanlines - Beware of roaches...all different species and the constant smell of mold. I had to buy a hepa filter for each room to be able to breathe.&lt;br&gt;&lt;br&gt;ADVICE- If you cant get something on the 3rd floor and your neighboors arent quite...SAVE YOUR MONEY&lt;br&gt;

Poor Construction - do your research

Cockroaches are tolerable. But the bed bugs are another story. This is recent, too many apartment units to control the bug problem. I will not be renewing my lease and don&apos;t recommend it. Beautiful grounds are making up for pest issue.

There&#39;s a reason the rent here is so cheap compared to other woodland hills apartments. Do not be fooled by the zip code&#44; this apartment building is subpar&#44; residents are not fully screened&#44; staff lack skill level and good luck getting your complaints heard by anyone that matters- the manager is conveniently always on vacation or in a meeting and doesn&#39;t work on weekends. Pay the extra $200&#44; if that&#44; to be in the same city but more habitabel conditions with management and maintenance staff who are trained and professional enough to at least validate your concerns (customer service 101). Trust me&#44; I wish i had taken these reviews more seriously. I have never encountered such problems in my rental history. The building is poorly constructed&#44; for the past few weeks I&#39;ve been dealing with leaks from plumbing issues and flooding from the rain&#44; then there&#39;s also the paper thin walls and residents above who you can hear at ALL hours of the day and night- the worst however is the staff who seem to think this is funny when really its deplorable.      

Disappointed

management plays dumb to avoid solving problems.

Our unit #E101 flooded twice&#44; ruined most furnitures.

Then it leaked during the night&#44; when our upstairs neighbor took a shower&#44; again ruined our personal belongings...maintenance guy gave us a bucket for to solve the problem.

For the past 2 months we&#39;ve been living in a wet&#44; damp unit. All our furnitures are on top of each other so they dont get further ruined by the wet floors/carpets.

The whole apartment smells like a wet dog...

We get no sleep due noisy upstairs neighbor who parties all night&#44; vacuums at midnight&#44; shouts out his windows&#44; slams his doors and drops god knows what on the floors on purpose...we think he is a sociopath...

The Mercer At Warner Center is Hell on Earth

STAY AWAY from here. This place is full of roaches. 
Manager is very unreasonable and uncivilized. She has no idea about how to run a complex. they advertise for two pools but there is only one pool. One pool is not even use able. ( False advertising ) the manager thinks she is smart and doesnt respect anyone. I saw she mock people over their look, ARE YOU SERIOUS ? And apparantly she started to towing cars who &quot; doesnt have premit &quot; if she look at the parking register log she would see that some parking are registered and premit was issued but she is so sight blinded that you have to display the premit on the car. I personally dont like to put a sticker on my car. I dont like other people know where i live. That is too much to ask. If you need to live somewhere hassle free this is not a good place for you. Stay away. She is full of hassle.

I have moved two months before and took the lease for 15 months and considered parking lot should be assigned and inside . Day one onwards I have raised concerns on parking lot (132) for 205 c block resident and got two others slots for time being . Now management asked me to park as per assigned in lease . Really no one is understanding the problem , I can&apos;t park my car alone in given slot and get down r get in either way , why should I have to suffer and keep 20k car in risk . If it&apos;s small car I would have requested other slot , these people not even considering size and allotted small parking lot , worst experience I have ever seen ,

This place is very nice to live, I like a lot the distribution of the apartments and the recreation areas. Is close to all the stores and the neighborhood is very safe also is in very good location area.

This is an excellent community and building, my son and I where made welcomed and safe I would tell everyone I know this is the perfect place to live, it's clean and the amenities are perfect the grounds are well kept the staff makes you feel at home courteous and knowledgeable Samantha was amazing guiding me to the perfect home

Good apartment.
Secure place to live and walk around.
Old structure and construction but very well maintained and refurbished.
Should consider to live here if you are a single person as well if you have kids.

PROS: nice community with Amazon lockers, pool, jacuzzi
CONS: smoking's allowed in the apartments, cigarette and marijuana smell and smoke fills neighboring apartments through the common ventilation in the bath, people pee and vomit on the hallways

Everything works 50% of the time.  Management in the complex is very rude. Everything From the elevators washer and dryer lights doors front gate.  It has potential to be a very nice place. But for some reason they just don't care.

Good location, nice neighborhood, quiet place at night. Fair prices. I would recommend this.
Pool is fine, as well is the gym. You are close to the Westfield Village and mall, close to Amazon fresh, restaurants, cinemas, etc. 
Was a good choice.

It is a very nice community where servicing staff and management always do the best to meet and exceed customers' expectations, constantly look for improvement opportunities and implement them with a light speed. Thank you!!!

The community here at the Reserved is filled with the warmth from management staff and residents. Everyone is very friendly. I feel safe particularly if you have children it is a beautiful place to call home.

For 10 year, we have been enjoying a nice, quiet and comfortable place to live. I haven't seen many places with huge recreational areas like the pool, basketball and tennis courts, barbecue area and gym like this place. In addition, you can find everything you need around, Topanga Mall, Village at Warner center and many stores, you can walk to them. I'm so grateful to live in the Reserve at Warner Center
