I lived in a townhome for a year. For the first few months, things were awesome. Who could complain with a 3 story house so close to downtown for so cheap? At around the 4th or 5th months, we had a major bed bug problem, which is probably my biggest complaint. We had to deal with waking up with bites that would itch like crazy for about a month. In all fairness, we spoke to the staff and they brought out an exterminator within a week.. seems like the problem was all around the complex though. The exterminators had to come back a few months later after more bedbug problems. Other negatives: I chained my bike up to the fence next to the house and it was stolen, walls are pretty thin, sketchy part of town, constantly hearing police sirens and ambulances. Positives: big town home, close to downtown/lightrail/parks. My experience honestly wasn't that bad except for the bedbugs but i wouldn't recommend anyone looking for a decent place to live here.

Overlook Apts. I have lived in the complex 8 months now. Prety quite so far .. Excited fo see lite rail up and running..Neighbors are quite and dont bother me. Wish there was a bike rack, could someone look into ??? lAUNDRY ROOM COULD USE A MAKEOVER..fOR NOW i'M CONTENT..

I currently live in one of the townhomes and have been here for over 6 months. The townhomes are great! Maintenance keeps the complex clean and shovel the paths pretty quickly when it snows. We've only had to have maintenance come to our place once (to have our bathtub resealed) and they did so in a timely manner and made sure we were pleased with the outcome. Staff is friendly and helpful. They do periodically do checks on the cars to make sure you're not someone from the street just parking in the complex. The neighbors are great! The location is superbly close to grocery stores, WalMart, and campus. There's a park right beside the complex so its very nice if you have a dog, you can walk them right there. Plus a new light rail station is a minute walk away. Its very easy to catch a bus as well. Overall, I can't speak for the people in the apartments that seem to think this place is dumpy, I think its absolutely great! One of my friends actually just moved in a townhouse a few doors down this week and is also very pleased!

I have been here since November, I have had great help from the staff. They are very friendly. The grounds are kept up and clean. It is comforting to see security partoling the parking lot at night.

The Overlook apartments are a joke.They have no business managing anything. The management plays favorites when it comes to roommates. ------ in the office is the one biggest for playing favorites. When they give you a quote to move into another apartment it should be the quote they give you not another deposit after you've already paid one. Also its ridiculous to let a tenant pay their rent in payments. Another sign of favoritism. That should apply to all the tenants not just one. The halls smell like cat pee, if something spills in the stairway it takes weeks for them to clean it. The walls are paper thin. If you are out smoking on your balcony, entertaining a few friends the security will get called. The doors in all the buildings do not lock, so how can you feel safe? When you pay for an apartment with a view, you pay $70-$90 extra for the trees to be right in the view and they don't care to trim them down. The Overlook should be called Overpriced Garbage!

An amazing improvement from what it use to be. Safer, well-kept.. New lightrail across the street. This has been the best transition from suburban life to city life. The owners of this property have read our reviews and it shows. :)

Dont move here. Over priced garbage. 2 bedroom I moved into was completly different from the one they showed us when we moved in. The only outlet in the kitchen was behind the sink so I had to plug the toaster in and set it in the sink. Maintenance takes forever, because when they fix things they dont stay fixed. Parking gates are pointless and broken down all the time. Theres been pet urine in the elevator several times. Staff are unprofessional smug sociopaths.I repeat DONT MOVE HERE!!!

Spacious and well-kept up units. On-site maintenance people are there when you need them. Nice workout room. Pool and huge park across the street. Close to Auraria Campus and a stone's throw from Bronco Stadium. Can't lose.

The Overlook has been a good place to live. The layout is spacious, with sloped ceilings. It is very centrally located and there is public transportation almost right outside the front door.

WORST management ever! Went on a tour with ------ and he was so rude and unprofessional. He made comments of how "fit" he was and in "good shape", like I care! He thought he was so much better than me it was unbearable to take a 10 minute tour with him. I would ask questions about the apartment and he would respond sarcastically and rude without answering the question. The ------ in the main office is just as bad. The apartments smell of urine and cigarettes. I read reviews on how the front gate is always broken, and when i was in the office, they were making notices of how cars will be towed if they arent removed from the parking lot bc of the broken gate. BTW, tenants had to PAY for the parking spots that they constantly arent allowed to park in bc of the broken gate. Also, loud construction is being done ALL around the property. Read all reviews before ever even considering living here!

who'd they pay to write the positive comments?
this place is not even close to being enjoyable. i've had nothing but problems since i moved in, there are ALWAYS parking problems, and good luck getting a work order done quickly. as for the office, well i agree with some of the earlier comments. I know they've made some changes, but i see it for the worse and not the better. the so called manager for the company, i've met her a few times and i'm sorry but she's a joke. i'm never taken serious when i have comlaints. the office talks down to women and flirts with the men. the profanity is not an understatement. i've never heard so much bad language in an office, i've even walked into dirty jokes and sleezy conversations about residents. when the manager introduced me to their boss... wow, there's not a thing about her that isn't fake. from the way she looks to the way she talks to you. take it a notch down, doesn't look like someone for an office, more like someone working a corner. when i've complained about things she's the kind that tells you everything you want to hear just to get rid of you. i'm seeing… See More>anonymous

Such a GREAT place to call home
Hello, I have lived at the overlook in Denver, Colorado for 2 years now. I renewed my lease once because I had no other place to go or have the time to go look. My lease is up this summer and I know I will be renewing once again. This place has made a huge improvment from bad office staff to amazing office staff as well as their mantenace team. I know that they had alot of people come and go all the time but now it seem like they have some pretty happy people working for them. I always say hi to them and they always say hi to me with a huge smile. The trash is being picked up everyday before 9 AM. Around the tower that I live in gets bad with ciggarete butt and their is a guy and a woman that are down their picking them up when they get bad. They always put the rocks back in the beds. Huge Positive Strides
I have lived in the Town Homes for the last 4 years and my wife and I have finally saved enough for us to buy our own home.-When I first moved here my apt. wasn't ready and i had a myriad of problems that were all addressed eventually. However the reason I'm writing this is to let New renters know that Over the Last 2 years I have witnessed a HUGE change in the property environment.The Lawns look awesome and free of trash and 2 months ago our Hot Water tank went out about 1:00am and our basement flooded. The maintenance guy was there in like 10 min shut everything down had a water Extraction guy there within an hour and had the new Tank installed by 10:00am the next day-I was pleased and relieved. They have a new Manager who is very polite and the Maintenance seems to be very much on top of it. I just Wanted to say Thank you to them. and the ONLY reason i'm moving out is because i'm going to be a 1st time home owner:)

THEY WILL STEAL YOUR CREDIT IN THE OFFICE
I recently moved from this hell hole a few weeks ago and let me tell you that if you have a credit of $17 or less they will just take it away from you. Yeah, $17! This actually comes from the corporte office. They have instructed the office staff to take it away and make your account to a zero balance. That is just WRONG! I feel sorry for some of the -------- community who may not understand what is happening to their hard earned money. The whole community needs to be informed of this website so EVERYONE has the chance to voice experiences that have happened to them here at the Overlook @ Mile High.

Huge Mistake!!
My boyfriend and I moved here last September, wanting to be close to the campus. We were shown 2 places, both 2 bedrooms. They were the remodeled apartments and we were told ours wouldn't have hardwood floors or new kitchen appliances. When we got moved in, it was nothing like the apartments we were shown! The kitchen was so tiny, there was only enough cabinet space for dishes so all the food had to fit in the tiny fridge. We also realized that there was no a/c, both the places we were shown had a/c but they never said anything about our place not having one. The first week we are living there, my boyfriend is home alone, and some guy (around 20 years old) starts knocking at the door. My boyfriend answers the door and this guy walks right into the apartment! This guy was obviously high out of his mind on some hard drugs. Horrible
I read reviews on this complex before I moved in, but I convinced myself that it would be different from reviews. It was not. I rented a 2 bed room apartment, lived there for 4 months and from day one I was disappointed with the facility. The gym they offer is a joke. Out of the 10 pieces of equipment, 4 of them were broken. It smelled of urine and had cock roaches crawling around on the floor. The bathroom was flooded. The commons area is filled with beer and soda cans, fast food trash, cigarette butts, and animal waste. It never was cleaned up. The buildings were trashed just as bad as the commons area. No one ever came to clean it up. There was constant graffiti on the floors and walls of the stairs. After notifying the office, nothing was done about it. The apartment had numerous problems upon move in, such as water leaks, broken fan, and it was extrememly dirty. Awful!
The elevators are constantly getting stuck, as is the gate to the parking lot. The office staff is horrible, there have been two months when we have not gotten a rent statement and had to pay late fees despite multiple attempts to get our statement. There is constantly trash in all common areas and the buildings always smell awful. Do not move here!

Do NOT move here.
Moved here a couple of months ago because it was close to my school. Big mistake. The elevators are as old as the building (40 years) and scary. I have gotten stuck on them twice now, where the power went out and everything. They also smell terrible most of the time. The lights were out in the kitchen and I had to ask the staff 6 times, 5 days in a row to get someone to replace them. They finally gave me the light to replace myself, which I had no idea how to do, so I had to go down to the office a 7th time to ask for maintainence's assitance. Neighbors are noisy. I saw a porn being filmed across the way last weekend. No joke. They even took away the trash can in the middle of the front area of the tower I live in last week, so now where am I supposed to put my trash, and excessive amount of junk mail.... This place is joke.

SLUM - do not move here!
I moved here a few months ago and plan to move as soon as possible. This is, by far, the worst place I have ever lived. There is trash all over the common areas, all of the time. People throw glass bottles off their balconies and the glass shards just sit there all weekend until the cleaning staff comes on Monday. It is always loud - I hear bass from literally across the parking lot. There is graffiti everywhere. The common areas always smell like trash and body odor. Yes, it always smells like pot, but I'm ok with that - it's better than the trash smell. There is dog poo all over the grounds, and there aren't any good places to walk your dog nearby. The fitness center is a joke and the laundry facilities are pretty much terrifying. Parking is a nightmare, especially on the weekends. Residents have people over, and their friends take all the resident parking instead of using guest or street parking. During Broncos home games, people going to the stadium park here. DON'T DO IT!
I lived here for close to 2 months and it was horrible. I had to notify the front desk 5 times before I finally got a mailbox key even though my roommate had one. ROACHES EVERYWHERE! They sprayed several times (or so they said) and the roaches still were there. The building I was in always smelled of pot and there was graffiti all over the hallways and elevator, and the doors to the building were never locked. You can't always find parking. When I moved everything I owned smelled like trash and cigarette smoke, and some of it still smells that way and I moved out months ago. I read the reviews and visited the place, and I regretted not listening to the negative reviews here. They also never sent me a final bill (maybe they sent it to my roommate and she never paid?) so now I get to deal with a collection agency, close to half a year since I paid them to get out of the lease. In short, avoid it like the plague. You're better off living out of a cardboard box on the street corner.

BUGS GALORE!!!
We shortly lived in an apartment where we realized a slight problem with roaches, and then upgraded to a townhouse where we have BUGS GALORE! We have had roaches that have been sprayed for FOUR times now and still aren't gone, along with bed bugs that we treated ourselves twice for now. SOOO DISGUSTING!!!! Our neighbors are extremely loud, and there are constantly fights in the parking lot. Not to mention a fire truck coming through daily from alarms going off in the apartment buildings. This place is ridiculous and a pain in the --- to break a lease. Stay AWAY! The rent is Way Too High.

The Overlook
I've lived here since August of 2010 and all I have to say is you get what you pay for. Inside the apartments look nice, laminate wood floors, upgraded appliances in the kitchen...overall a nice clean look. Unfortunately, even with the upgrades there are still roaches. We only see them once in awhile but they're there..although they dont bother us. Never had a problem with bed bugs but I've heard those were a problem before they started upgrading the place. The only real complaint I have is that you can hear people out in the hallway from the living room and if the people below/above you are loud you can def. hear them too. We normally have our tv's or radios on so we dont hear a lot but if we didn't have these well..it would be noisy. The neighbors are really nice, rent is nice and cheap and theres a pool which is a bonus. There's always a parking spot and you never really see people just hanging out around the cars so its not like anything is getting broken into. Theres even a security guard that patrols at night.
