Moved here a couple of months ago because it was close to my school. Big mistake. The elevators are as old as the building (40 years) and scary. I have gotten stuck on them twice now&#44; where the power went out and everything. They also smell terrible most of the time. The lights were out in the kitchen and I had to ask the staff 6 times&#44; 5 days in a row to get someone to replace them. They finally gave me the light to replace myself&#44; which I had no idea how to do&#44; so I had to go down to the office a 7th time to ask for maintainence&#39;s assitance. Neighbors are noisy. I saw a porn being filmed across the way last weekend. No joke. They even took away the trash can in the middle of the front area of the tower I live in last week&#44; so now where am I supposed to put my trash&#44; and excessive amount of junk mail.... This place is joke.

Do NOT move here.

I would have to say that the overall experience living at the overlook was absolutely horrible. The complexes are dirty and management does not care about anything so long as they get their money. Another reviewer said that it always smelt like pee and I would have to agree it was disgusting&#44; my boyfriend and I had pee in our stairway for a week&#44; and they said they would take care of it but everyday we would come home to pee smell. Finally after threatening to call the health inspector they finally did something about it. There were roaches all over the basement (which is where the laundry room is located) to do laundry in the basement was awful not to mention the most dirty place where I never felt clean&#44; and same goes for our clothes. Moving out was the best thing we did&#44; but are still dealing with the ramifications of living there. The management told us that they charge for utilities for the previous two months&#44; so even though we paid up for august they charged for June utilities and are now taking July out of our deposit&#44; which would have be nice to know&#44; even though their billing statements say they are for the previous month. Do not move here you will very much regret it and lose tons of money. 

I lived at the overlook for almost 8 years and there are a lot of good and bad things here.  I stayed for the location&#44; price of rent and convenient access to all of the denver metro area&#44; everything is literally within 30 mins away from Boulder to Littleton.  There are a lot of trashy tenants&#44; and it is in a more sketchy neighborhood&#44; but if you have a dog&#44; the park just off the property is marvelous.  You get what you pay in my opinion&#44; if you want to live near high class people&#44; you will need to pay a lot more rent.  And Steve in the office is phenomenal.

This is a long review&#44; but I lived here a long time - so there you go.  Most of the posts on this site are from residents who lived here a year or less and were misled by the staff or the advertising.  I saw a current ad for The Overlook and did a double take - no wonder so many people are pissed off.  They&#39;re selling a former housing project as if it were the Taj Mahal!  The Overlook is nowhere near as posh as the ads would have you believe.  If the units were half as nice as the leasing office&#44; there would be a lot fewer complaints on here&#44; so buyer beware.  Make sure you see YOUR apartment before you sign.

This can be a rough place&#44; but if you get the right apartment it might be fine for what you need.  Each tower is a little different (unless you like things rowdy&#44; stay out of tower 8).  Last I heard&#44; Steve is still in the office and is the only person I would lease from or trust to get things done (you rock Steve!).  Melissa was nice to me until the last year I was there&#44; then accused me of sabotaging the elevator (here&#39;s a thought Mel - The asthmatic fat guy living on the top floor is the LAST person who wants the elevator to break down).  Stephanie the gatekeeper is a cheerful face & helps keep the noise down - always nice to have someone wave & smile when you come home.

Something important to keep in mind - The Overlook&#39;s competitors (the Marquis/Parkway & Sherman Towers/Mezzo) are no better&#44; and worse in many ways.  I&#39;ve noticed that the Marquis & Mezzo keep changing their name & image in the hopes of shedding their wretched reputations - good luck guys.

If you&#39;re only looking for a place for a few months&#44; then it doesn&#39;t matter so much.  But if you&#39;re looking for a place to stay for a while&#44; then you owe it to yourself to read reviews of lots of different complexes.  You&#39;ll find other properties more horrifying and much more misleading than this one.  Still&#44; I do blame Overlook management for selling one property and delivering another.  It is NOT a &#34;gated community&#34; by most people&#39;s standards.

The staff does deserve a lot of credit.  The tenants here complain about EVERYTHING.  I saw the neighborhood when I moved in&#44; I knew it wasn&#39;t going to be all caviar & champagne.  You&#39;re not going to get a $1&#44;400 apartment for $700.  People shop at Wal-Mart long enough&#44; they begin to think they can have anything they want on the cheap - ain&#39;t so.  A lot of what goes wrong here is because of the surroundings.  The catch is&#44; there were a few simple things that could&#39;ve been done to help keep the neighborhood at bay&#44; and the office failed on most counts (hello&#44; background checks?).

I don&#39;t know if maintenance still goes around and picks up all the litter every morning&#44; but they used to.  Meanwhile&#44; the office would let gang members&#44; sex offenders & mentally unstable alcoholics move in next door.  The summer before I left&#44; I had to go to the pool area and shut up some old drunk who was threatening to kill (yes&#44; kill) the children playing there.  He was still living there when I left.  While at the Overlook&#44; I lost a lot of respect for social programs like Section 8 housing & the Coalition for the Homeless.  They just throw people in here with no supervision or rehabilitation.  I hear that some of the real troublemakers have moved out&#44; so there&#39;s hope.

Besides the neighborhood&#44; the biggest problem is that you have two very different groups of people living here.  The catch is&#44; it&#39;s kind of a roulette as to which sort of neighbors you&#39;ll get.  On one hand&#44; you have working professionals and students who treat this place like home.  On the other hand&#44; you have scum residents who treat it like an alcoholic welfare colony.  Every time the office fixes the fence&#44; some loco pendeho drives his pickup through it.  When the security doors were fixed so you couldn&#39;t force them open&#44; some drunk turd smashed out the glass.  If nothing else&#44; living here taught me a lot about alcohol abuse.  That some of the staff actually lives in the complex is a great testament.  Others check out at 5pm&#44; and have no regard for the residents.  As long as occupancy is up&#44; they don&#39;t care what happens.

The frustration is that this complex has so much potential - under the right circumstances the Overlook could be one of the premier locations in the city.  The views really are amazing&#44; the grounds are nice&#44; and the location is hard to beat.  Parking is cheap&#44; Buses are close.  You can bike to downtown in a few minutes (watch your back coming back at night&#44; though).  If you pick the right unit&#44; you can watch the Mile-Hi and Coors Field fireworks from your balcony.

When light rail comes in&#44; this will be one of the best places to live in Denver.  Perhaps the owners are holding out for that day&#44; but if they don&#39;t get on top of some of the issues here&#44; they won&#39;t have a property to manage.  Letting a roof leak go unrepaired for months on end is bad news.  Then again&#44; I imagine they&#39;ll wait until the rail line goes through&#44; raze the towers & start fresh.

I heard of bedbugs in some towers&#44; but I was lucky & never had a problem (believe me&#44; I checked!).  This is an increasing problem everywhere&#44; regardless of how nice your place is.  One Denver exterminator said he now gets as many bedbug calls in one week as he used to get in an entire year.

The crime is bad.  Gang tags are everywhere.  When my storage unit was broken into and emptied&#44; and when the building was set on fire for the second time - I moved out.  The rub is&#44; the office KNEW people&#39;s storage units were being ripped off&#44; and did nothing to stop it (Thanks a lot&#44; Delia).

Now I am in a much&#44; much nicer place.  No booming stereos&#44; no nightly exchanges of gunfire.  But I miss the view and the location.  And for all their faults&#44; management was friendly&#44; remembered who I was&#44; and did their best to make The Overlook a home&#44; despite some powerful odds against them.

I doubt anyone just browsing around will have read this far&#44; but if you have&#44; thanks.   Your reward is: Go for the top floor Apartments.  If you can handle the elevator breaking down for a day or two every few months&#44; you&#39;ll have a tremendous view&#44; no neighbors above your head&#44; and less chances of a bug problem.  Also&#44; it does get hot here.  The little A/C units don&#39;t do much good&#44; so if you like it cool be prepared to buy your own A/C unit & sleep in the living room - as you can&#39;t install window units in the bedrooms.  On the plus side&#44; the floor-to-ceiling windows are very nice & open wide for the evening breeze (yes&#44; there are safety latches to keep the kids from falling out).

I found The Overlook on this site years ago&#44; read the handful of reviews&#44; and moved in.  Except for losing my stuff in the storage unit&#44; I&#39;m glad for the experience.  It certainly wasn&#39;t dull & I met some great people.  But it&#39;s not for everyone&#44; and I hesitate to recommend it to the uninformed.  I still stop by now & then to see friends in the neighborhood.  Stephanie still cheerfully works the gatehouse & gets the kids to slow down and turn down their stereos - which is a huge improvement.  There were nights when I was ready to take an axe to some of those cars.

And I really do miss that view...

P.S.  As if my review wasn&#39;t long enough... I took a fresh look at reviews of some other properties around town - holy crap!  AMLI/Lowry Park for $1250/month&#44; Mezzo & Marquis/Parkway charge $925?!!!  Unless the Overlook  has started charging $900 too&#44; it&#39;s a great deal.  And yeah&#44; I need to edit this review down some - another day.

Bed bug alert: I have bn here since March 2014 just got woken up by an actual bed bug bite and I had decided to write a review at 5am. I wish I had seen something b4 I moved in. I had googled  my address recently and it had just popped up bed bugs and my address. I didn&apos;t think much of it but seeing that I started to put two and two together. My daughter has been having what I thought was a rash took her to the clinic down the street which I was told was definitely bug bites. I asked what kind of bug she said it could b bed bugs she used the term breakfast, lunch and dinner.  I was devasted but my daughter so far was the only one with bites still optimistic no it can&apos;t be please that&apos;s disgusting. My girls had yelled out one time to see a bug on the bed dad came in still really not sure what it was but he killed it. But that day i decided to do a sweep checked all the mattresses, linens, pillows entire rooms and no signs eggs, blood splatters, poop nothing. A couple days later kid&apos;s n I r watching TV I see something red crawling out the corner of my eye. I had attentionally changed my bed linen to a lighter color for this exact purpose i killed it and saved it. I tell my husband looks like its definitely a bed bug I can&apos;t believe that this is happening. We plan this week since its not an infestation let&apos;s just give the bugs a run for there money. 10 minutes prior to this review just got bit while I was sleeping felt a sting and grabbed it I didn&apos;t let it go still in hand turned on my light to inspect it and it was terrifying to see blood splatter in my hand and this bedbug. Wow it definitely confirms it no evidence of an infestation but u can still have bed bugs. Including the one I just killed so far we have seen 3 in the last few weeks. I have never bn associated with something so disgusting its quite embarrassing and almost feels shameful but I have to remember its nothing I did. Wow what to do now??? This pic is of the 2nd one I saw while watching TV with the kids. I&apos;m so pissed these apts better do something...and fast.

What drew me to this apartment was an unbelievable price in a seemingly great location close to Downtown, for a short-term lease.

Now that everything nice to be said is out of the way, lets get to reality. Does it sound too good to be true? Because it is.  This place is absolutely INFESTED with cockroaches. Every single neighbor I&apos;ve talked to is experiencing the same crisis.  If you choose to live here, you ABSOLUTELY will have ROACHES in your apartment. I keep a clean apartment, by no means should it&apos;s condition be attracting the bugs. 

Every single week will be the same routine.  Despite the entire building being infested, and claims that they spray the whole grounds, you&apos;ll need to call in to the office every week to schedule the pesticide company to enter and spray your apartment. This will mean ripping out EVERYTHING from your drawers and cabinets, lest you be charged the threatened $200 fee &quot;for interfering&quot;.  You may as well not even use the cabinets at all considering you&apos;ll have pesticide spray in your apartment every single week. 

Things haven&apos;t improved in the 5months I&apos;ve been here.  Management has taken ZERO extra steps despite the worsening conditions. I&apos;ve had to purchase roach traps and other preventatives with my own money and still no improvement.  You will simply be ignored.

I haven&apos;t even touched on the overall lack of security, disgusting stairways/halls/and elevators, or the laundry room.  You will routinely find trash strewn about everywhere & sketchy strangers loitering on the stairways. If you&apos;ve read this far and have done your research across numerous other websites, and you still choose to live here, you can&apos;t say you weren&apos;t warned.

My lease was only 8 months, and if I can do anything about it I won&apos;t even be making it that long here. I don&apos;t typically write reviews but I believe that people need to know the real conditions here.
