Do not move in. Major cockroach problem.

There’s a major cockroach problem in this building. I had an infestation that ended in the building agreeing to terminate my lease because my apartment had become uninhabitable. I flagged the issue in May 2024 and it was never addressed despite an email thread more than 41 messages long. The leasing office did not address my concerns. Concierge is mean

Kimberly, that fat front desk lady is rude, mean, and yells at the residents. The amount of unfriendliness that she displays is really offputting. Moreover, she is never on top of scanning in the packages. If you are ordering something fresh that needs to be put into the fridge or freezer immediately, she will not let you retrieve it from the package room until she has scanned them in. But instead of doing that, she sits at the front desk doing nothing until a few hours later when you see her in the package room literally tossing boxes to the ground because so many have piled up.

    No one can leave without paying less than 150

    We purchased the Easy Clean option or whatever ($100+), but still cleaned everything before we moved out. Still, we were charged $150+ without any explanations (and I was told nothing to worry about during the pre-move out inspection). Most staff members were usually nice and maintenance team was wonderful, but this moving out deduction on my deposit really ruined all the good impression. Also, the laundry room broken down several times, and there will be strange people hanging around, not a very nice community.

      Building is infested with Roaches. They are everywhere - in your kitchen, in your bathroom, in common corridors, elevators and trash rooms. Building management keeps spraying things (dealing with symptoms), but they do absolutely nothing to address the root cause. Some apartment walls are old (building is 60+ years old) with holes and cracks that let roaches through into your apartment - and maintenance refuses to fix/re-caulk the walls to stop roaches coming. They would rather save few extra dollars. Do not rent this place, it is a dump with unprofessional management.

        BEWARE! Move out process is a NIGHTMARE. They will charge you unnecessary fees and refuse to work with you even in the middle of a pandemic when people are struggling. My friends building which is owned under the same Equity Apartments Management, worked with them on moving out fees, charged $50 for a cleaning fee in a two bedroom apartment (mine was $125 for a studio), and all around did what the could to ensure her move out went smooth. My experience has been the complete opposite. Laundry room is always down, and the heat and AC is not able to be controlled by a thermostat so it is always hot. Front desk staff is very kind but the management is horrible and only after your money.

          Comfortable, convenient, great neighborhood. I have really enjoyed living at 1500 Massachusetts. I lived on the 6th floor Mass side and I had beautiful views of the 16th Street and Scott circle. The concierges were all really nice and helpful.

            The worst building I've ever lived in. Concierges are lazy and rude! My packages have been lost and misplaced on multiple occasions, and concierges bluntly refuse to look for packages. I was only able to get my packages after filing a complaint with the main office. The building manager, ---------, is disrespectful as well. My laundry was stolen from the laundry room, and the building manager refused to cooperate and said all cameras are for show. Also, the building is full of roaches.

              Terrible roaches!!! Once I was making brownies, left the batter to take a 10-minute phone call with my mom, and came back to a roach in the batter! It DOES NOT matter how clean you are. They will be in your apartment. I had my apartment treated two or three times and it didn't even make a dent. The AC has the strength of someone blowing air on you with their mouth. It's always hot and it's TOO hot in the winter. Water pressure was good, but bathrooms are so big they don't fog up so you'll be shivering when you step out! The convenience store is definitely convenient, especially if you're ill and need to buy Gatorade or something, but tends to be overpriced. Pretty good drink selection tho. Front desk staff is good, leasing office is sketchy. When I moved in, some of my bathroom tiles were cracked. They asked if I wanted it fixed and I waved it off, since it was just cosmetic damage and not super important to me.                 Predatory leasing practices and poor services In DC lease agreements go to month-to-month after a year, but Equity uses a loophole with rent concessions to effectively forcing tenants to sign one year leases or raise their rent by massive amounts even in rent-controlled buildings. They also run their properties like you may expect from a massive corporation. Staff turnover in the leasing office is high, maintenance requests are "filled" but rarely fixed. A/C does not work even close to well enough to meet DC code (78 degrees or 15 less than outside). My apartment got up to 90 degrees when outside temperature was 97 and I was told there was nothing they could do. Providing a portable A/C unit until temperatures drop would have been acceptable. I will never rent with Equity again and will recommend everyone I know to stay away.

                  Apart from one or two nice staff members such as Messiah, others tend to be stingy and are not friendly or as responsive after you sign the lease. The building is infested with cockroaches and the apartment says they have a contracted pest control company but they do little to get to the bottom of the problem (all they do is place some baits and say they will be back next week). I really hope they improve their services soon and stop relying on their "prime location" to back up all of their problems.

                    I am writing this review to warn future prospective residents. PLEASE WATCH OUT. In their new lease they including several things that are red flags for upcoming residents. Here was my experience: 1. The rent concession. This is the part where they are writing a number for how much your apartment is "valued" at and they would be giving you a rent concession of whatever price that would bring it down to your rental agreement. They are doing this to avoid DC law about how much you can increase the price of a unit per year. Since they are saying it is actually worth much more than what you will be paying they can then charge you what the apartment is "actually" worth in their eyes the following year. 2. They are adding in an addendum to say that there will be construction and renovation during the lease term for 2018-2019 residents but do not give details as to what kind of construction there will be.                       Horrific place. ROACHES: live here for 10 years and see roaches on daily basis. My neighbors have them as well. Trash rooms and common areas are easy to spot them, so the whole building is infested. What management will do is to send exterminator to your apartment as frequentl as every week, but it does not help to deal with roaches, as they appear couple of hours later coming from another corners of the building. You cannot get rid of them unless you vacate all apartments and repair all walls. Imagine coming from work and seeing several roaches running in your kitchen, over your clean dishes, on your carpet, your bathtub EVERY DAY. MICE: I have also encountered mice in my apartment few times until I asked maintenance to put a brush on the bottom of my door to prevent them from slipping through.                         I went there to enquire for some ads I saw on craiglist - the leasing agent (-----------) was very rude, and extremely unpleasant. He would not give me the information that was posted on the add, rather he would give me totally different prices and provide some mumbo jumbo explanation. Really a waste of time it felt like a bad scam. Get rid of this guy jeez!!

                          Apartment itself is reasonable. Dingy, not updated, cleaned or painted in a long time, but not too small and a great location. That said- worst service of my life. Ending my lease was an ordeal- staff did not accept 60-day notice over the phone or clarify correct process. When I signed 60-day notice several days later, James at the leasing office explicitly lied, told me I would be responsible for rent through my originally planned move-out, and then charged me for the entire 60-day period. Rent of course increases to month-to-month for the extra 5 days, charging me 300$ because they are unwilling to honor James (the agent responsible) word. Avis, the apartment manager was explicit that she values an extra five days of rent over a reputation as a responsible or accommodating landlord. If you are considering living here, recognize that the management are going to do everything in their power to squeeze a dime from you, are willing to lie or intentionally obfuscate, and should, in general, be treated as the enemy- any interaction with them is a negotiation of legal technicalities not customer service- make sure you document everything because they will always place the burden of proof on… See More>

                            I happened to get notification of two reviews posted today on this website. Both reviewers mentioned intolerable heat which I completely agree. Also both reviewers mentioned about mice. I had this problem last year and I made an educational video about how to handle this issue in a safe manner. I asked the management (including regional supervisors) to distribute to the tenants. Unfortunately they refused. One of the regional supervisors (whose email I still have which was sent to me on 10/12/13) mentioned that my educational material that I put together is "irrelevant and a nuisance" to the residents. They told me that it's against building policy to distribute notices or flyers (commercial or otherwise). Anyways, for those tenants who have mice issue, you can watch this youtube video.                               Do not rent here! The fire alarm goes off constantly and management refuses to switch the AC on! The heat is constantly blowing into your apartment and there is absolutely nothing you can do about it. Roaches and mice everywhere just like the other reviewers have written.

Since the temperatures are holding constant we started switching all nine of our D.C.-area communities over to cooling, and this process can take several hours. We had planned on switching 1500 Mass over on the 15th, but we completed it early and it should have started cooling yesterday. Additionally, we do have a pest control vendor we can call for service should you ever have an issue. They do regular preventative maintenance around the community as well.                                 Stay away!!! Don't be fooled by the facade changes to this building. Management is still incompetent and some of the most important aspects for comfortable, healthy living are completely lacking. The central A/C is the worst! Management refuses to switch to A/C until the latest date legally possible (even when it is literally 90 degrees!), you can smell everything your neighbor cooks and there are mice and roaches everywhere... not to mention the passive aggressiveness and incompetence of some of the concierges. Just don't. The high rent is not worth it.

                                    I'm not so sure I would have written the same review 6 months ago, but recently I have been pleasantly surprised with how the community has turned around. Therefore, I would like to share my thoughts on the property after seeing lots of negatives. I've lived at 1500 Mass Ave for 11 months and in the last 5 months I have really liked calling this property home. I think in that time there may have been some property management changes. While I can't say for certain if that was the cause for improvement, it certainly has not hurt. Especially now that I can email the management and get a helpful and timely response, unlike before. As far as the community, the common areas are clean, my apartment is quiet, and I have never had problems with pests and rodents. My apartment was updated with new appliances, windows, and bathroom fixtures before my move in, giving it a modern appearance. Most importantly, though, this building is 100% pet friendly.                                       There are bedbugs and cockroaches coming through the walls. Let me tell you a story: I was laid off at my job and stayed in my apt for about 2 months, without opening the front door. I didn't leave, and I had enough food, etc. Near then end of the 2 month period: I woke up to find that a bedbug somehow crawled into my apartment from a nearby unit, probably crawled right under the wall... The bedbug bit me on the neck, and i had squished it when i scratched or rolled over, while I was sleeping. SO... this place is totally infested with all kinds of parasites. Hopefully the bedbugs don't contain chagas, another parasite which is carried by bedbugs which can remain dormant in people and eventually kill them.                                         I have lived here since 9/2010 and lived the transition of the Building since Equity Residential purchased and started the renovations of the apartment homes and Common Areas. The transformation of a 60 year old building has been wonderful. New Business Center/Clubroom/Fitness Center all 24/7 have been wonderful additions. New mini blinds and noise cancelling and energy efficient windows enhance year round comfort in the Apartments. Equity Residential has focused on quality maintenance of the Building and the results are evident. Much easier for Residents to submit Service Requests on line or stop by the Office or the Concierge Desk to have any challenges addressed. Wonderful location that is easily accessible to anything one wants to do.

My 2 day delivery FedEx didn't arrive till 4 days after because of wrong sign up at concierge. No apologies made, I emailed the building manager, no responses and nothing was done.                                                 Well, I had this disappointing experience with the maintenance emergency on weekends that is hard to swallow. Usually whenever there is a maintenance request, I submit it online so there is no need to deal with the concierge's ------ attitudes. They would have you repeat numerous times if you don't speak perfect English, saying "what?" and starring at you with their arrogance of D.C. community pride. Well, if they'd like to just sit there without really help, I'd be happy to not use their service and let them have the easy job. Until I had to call this emergency number early afternoon on Saturday for a power outage that cuts the fridge electricity. It is 100 degrees outside, and stuffs are melting at alarming speed. The gentleman told me maintenance is working since 8am in the morning, and there are many tickets to work on and he don't know when they can come. I asked him to contact maintenance ASAP since it is emergency. All he told me is to shut the fridge door, and he don't know.                                                   We are pleased to announce that several renovation and repair projects at 1500 Mass are coming soon. Air Conditioning Upgrades: Preparation work for the installation of a brand new chiller and cooling tower has already begun. The new chiller and cooling tower are expected to be placed into service by the end of June. Window Replacements: The installation of new windows and blinds in all of the apartments is scheduled to begin in mid-April. Window lentil repairs, which will take place in advance of the window installation, will begin in early-April. Garage Repairs: Repairs to the parking garage are scheduled to begin this month. Fa ade Repairs: Repairs to the exterior of the building will begin in May and last through the end of the year.These repairs will serve to make the building more resistant to the elements and, as a result, the apartments more comfortable.
