This community is listed as a "luxury" apartment but it is far from that. The unit itself is not bad but could use some updates. The maintenance and leasing staff are horrible. They take very long amounts of time to respond to work orders. Anytime I message or call the office I get no answer and they are not helpful if I go in person. I have put in work orders for many issues such as cracks in my wall, lights not working, grass not being mowed for months. This changed nothing. I am not impressed.

    We we first signed in June of 2023 the grounds were well maintained. Trees were trimmed. Grills were purchase. Today the grounds are over grown. Matience is short handed. No playground. Dog poop everywhere. Not sure what is happening but the rating woould be a 4 out of ten.

      We had a few bumps in the road upon moving in, but nothing super alarming. However, on August 5, we had a leak in the ceiling of one of the bedrooms. It took maintenance 3 days to finally come and look at the leak. Turns out, according to maintenance, the roof of our building had a leak that went through the third floor unit, which leaked through the second floor unit, which then leaked into our unit. Management said they would look into relocating us, yet failed to provide us with any alternate units other than the ones located in our building, the same building that had a leak in its roof. Not only that, but management also failed in communicating with us and provide updates despite telling us "we'll call you first thing tomorrow". The silence continued for roughly two more weeks before we submitted our termination letter. At this point, the leak in our ceiling had gone from a faint pinkish-orange color into a darker color.

        It has been a good place to live that we feel like home. Quiet, safe and with a friendly community. The nearby schools are excellent. The only thing I don't like is the maintenance of the green areas, when I see other properties and compare I can see the difference. It's a shame because the property is very well located, it has very nice renovated apartments. Maintenance responds quickly and the garbage system works well. But in gardens it is not as the property should be.

          Quiet surroundings. Clean. Quality amenities. Front office is very responsive to needs. Maintenance is quick to address any issues when presented. The food trucks are nice. Would like a wider variety and more often.

            At the beginning it was great, but now not so much. Poor administration response, trash in all areas, garbage valet system is non functional, control of social areas from chaotic non supervised children and young adults. I now reframe even from the pool because of the terrible experiences I have endured. What happened?

              Horrible

              Mold issues. Tried to charge me after I moved out. Horrible I would choose another apartment in Gainesville. Leaks. Old refrigerators. Front office is not helpful. They did just put on a new roof so maybe that will finally help the mold

                My experience since I've been a resident here has been awesome. I've had minor issues but Taylor made sure things were taken care of in a timely manner. Taylor goes above and beyond. Very respectful and kind. And I appreciate that.

                  0/10 would recommend this place

                  Management is horrible and has been since I moved here almost 2 years ago. I have had countless problems with my apartment that I just chose to deal with until it got to this point. I have now had a closet leak for over two months that has gone unaddressed after about 6 work orders and multiple stops to the front office. Due to the negligence of this complex I now have black mold growing all across my closet and spreading into my bedroom. My AC was broken for over 2 weeks without being fixed. Maintenance tends to close all of the work orders without actually resolving the issues. There is a lack of communication amongst all of the staff in the office. No one knows anything. I also live in the 3rd floor and the bugs are horrible! I would not recommend this place to my worst enemy. If I could leave 0 stars I would.

                    Move in at your own risk

                    Maintenance staff accidentally busted a water pipe which flooded my apartment. After emails back and forth with the property manager, I was told theyā€™re not liable for any of the damages to my property, my absurdly high utility bill due to the fans and humidifier they had running in my apartment for 72 straight hours, NOTHING. These people are heartless and donā€™t care about anything other than getting money. Even with renters insurance that they make every tenant get. I wouldnā€™t recommend anyone live here and be treated this way. Not in 2022 when apartment prices are through the roof. Iā€™ve already signed my notice to vacate and will be moving to an apartment thatā€™s $400 less right down the road. The injustice is real. Save yourself the trouble and live somewhere else. Legacy is literally not worth it.

                    A Picture Is Worth A Thousand Words

                    Renters Beware!!! This place is overpriced and a total bait and switch. In my short time as a resident, I have seen it all. There are cockroaches and bugs of multiple species, old moldy a.c. units, moldy window panes, addicts, and constant unnecessary noise depending on your location within the community. Be prepared for problems with your delivery packages, things constantly breaking, and other odd behaviors. The overall service and rental experience has been horrific. If all that matters to you is location, a nice rental sign, and lawn maintenance, then this place is for you.

                      One word: MOLD

                      My 1st floor apartment was so moldy I had to to throw away most of my things when I moved out, which was early (I paid rent in two places just to get away). While I did "live" there (on a short term lease) I spent as little time there as possible. I wasn't able to see the apartment I rented in advance and when it was time to move in I had movers from out of state showing up with my things, so I had no choice. It was AWFUL. Everyone who came in noticed and agreed immediately. The mold was probably in the ancient AC unit and under the flooring. Lot gates always broke. Pool closed by health inspectors. 7:30am leaf blowers. And I could hear the people above me using the bathroom.

                        Take Heed

                        This is not a luxury community. This property is full of preventive problems mostly caused, ignored, and exacerbated by the staff. Once you sign your lease, you are basically on your own. Customer service is terrible and non-responsive. Rent increases are ridiculous in comparison to what you get. The apartments are poorly renovated and ventilated, so expect mold. The gate is broken but you pay to live in a gated community. The billing practices are sketchy as well as the activity onsite. Look elsewhere. It will be worth it!

                          Legacy at Fort Clarke

                          Parents and Professionals: Do your research. Every community has itā€™s pros and cons. The Legacy at Fort Clarke is not the worst community nor is it the best. It also isnā€™t the luxury community it states. Where it starts and stops is the management, staff and maintenance. When these three areas lack potential the community will lose itā€™s value as a whole little by little. Pros: entertainment, good schools, and colleges nearby. Interstate accessible. Decent Grounds. Semi safe. Few amenities. Cons: Mold. Dwellings and surrounding living areas are subpar. Bad communication. Questionable rental practices. Roaches (No quarterly or regular pest control). A/C issues.

                            Xion is the MAN!!! Just moved into my new apartment this weekend and loving it so far. As with any apartment complex, there are pros and there are cons. I learned long ago never to compare a new place your living in to previous ones, or to be envious of what others may have in relation to your dwelling. Just be thankful you have a roof over your head, and focus on the pros. That said, I really wanted to be here at Legacy. I dropped in one afternoon without a scheduled appointment and was warmly greeted by Xion. He was so helpful and understanding and really went out of his way to answer all my questions and see about catering to accommodations I requested. He graciously showed my Father and I around the grounds and took us to view several apartments within my price range. Answered all my concerns and didnā€™t once try to ā€œsellā€ me on anything. He gave it to me straight, and if what was ā€œstraight ā€œ was not going to work for me, he looked into what he could do in order to help me out.                               Same Maintenance leak since I've moved here. Evert window leaks water when it rain. Huge tree branches fall and the leave it. Swingset broken at the kids play area. Manager never gives a copy of anything you give for a signatur. 2nd 7 day notice for same problem

                                I moved here to be close to my job. It is convenient and if I ever want to walk to work, it's within a few minutes, for a good brisk walk. The staff are professional, and very friendly. They send text to reach you about community and emails holiday service schedule as needed for residential services

                                  The office staff does not communicate with you about anything at all. And make sure you keep everything in writing because they will add unnecessary fees to your rent without notice and make it seem as if you were irresponsible about a response that they never gave. Also the gate code never changes and the gates are always broken

                                    Beware of renting here. I have had to complain about my monthly bill nearly every month I have lived here due to mathematical errors and, to be quite honest, fraudulent billing tactics on the part of management. If not for COVID, I would have already moved out; however, management took no opportunity to inform me of the 60 day window unlike any apartment I've ever lived in. They only contacted me to find out my decision on the day it was due. Most complexes give you at least a month head start of that. Altogether unprofessional and discourteous staff.

                                      Be careful on the check-in list! Even if there is very slight damage to anything you WILL be charged. There was mold in my A/C. I know it's Florida but this was way beyond anybody's standards. When they came to clean it, it was still dirty afterward. You could see chunks of black mold and many of the "fins" to the A/C unit were bent. There was long black hair on the carpet and clogging the bathroom sink (which I cleaned/fixed myself). I was charged for 5 sets of blinds for small bends on them when I moved out. I even cleaned the place to make it spotless..... It was filthy when I moved in. The floor in the bathroom had a layer of dirt on it. I had to wipe it down twice! There was also mold on the shower tile. The fan in the bathroom was clogged with dust, which I vacuumed out. The noise level was unacceptable in my unit. It sounded like the person above me was stopping around like Frankenstein and the neighbors below me played their loud music at all hours of the day and night.....                                           We've lived at this community for several years and both the office and maintenance teams are GREAT! They always make us feel like valued residents -- including the dog! -- and maintenance requests are handled very quickly and efficiently. The maintenance team goes above and beyond, which is most appreciated. And the office team always takes the time to listen and help in any way they can. Management is continually making improvements to the property, and you can always tell that the staff members take pride in helping to make it a great place to live for all ages. The wide open spaces and landscaping are a great benefit for those who love exercising outdoors or just walking their dogs. We enjoy living here, have great neighbors and are close to work, shopping and entertainment. We highly recommend Legacy at Fort Clark, whether you plan to be here a few months or several years!

                                            I have been ecstatic with my move in to the Legacy at Fort Clarke. Bridgette, one of the leasing consultants was very easy to deal with and was super helpful. She put up with our constant questions and even wanting to see the unit multiple times. Even after we've moved in she's always around to assist us with any maintenance requests or any other questions we may have pertaining to billing.

                                              We have lived at The Legacy for five years now and have enjoyed this property above all of our previous residences. The community is so family friendly that one feels like truly coming home when you drive through the gates. Recent renovations to the grounds have added immeasurably to the comfort, safety, and well-being of the residents. The Property Manager, her staff and the maintenance crew are unmatched in their responsiveness, commitment, and friendliness as they quickly handle any and all issues brought to their attention. The wide variety of facilities available to the residents like the beautiful swimming pool, Fitness Center, play grounds, pet park, basketball and volleyball courts all add to overall delightful atmosphere for all of us here. Highly recommend The Legacy to anyone looking for an affordable, high quality, and well managed apartment complex.
