Excellent Maintenance Staff
Writing this review to thank Dale for his excellent service to our apartment. He always completes our maintenance requests efficiently and helps out when we have issues. We've had several issues that he's helped out with including a broken fridge, faulty drains, AC, ventilation issues, and he's been great.

Do not live here… seriously just go somewhere else
Three years, WiFi outages, AC outages, bad maintenance, broken lights, broken doors, broken locks, fly problems, cockroach problems, ant problems, vomit in lobby problems, amenities don’t work, printer with no paper, more WiFi outages, garage door stuck shut, bike will get stolen, garage door stuck open, bike will get stolen, bad area, horrible smell issue, trash collector doesn't show up, disgusting bathrooms, gym deteriorating, no lat machine, broken cable machine, broken cycles, missing weights, gross study rooms, high parking fees, move in coordination poor, package pickup system horrible, really bad fly problems, trash problems, maintenance respond time poor, overfilled parking garages, thin floors, bad water heater, low water pressure, bad WiFi, mid floor plans, overpriced rent, horrible smelling buildings, more flies, more WiFi outages, broken back gate, broken front gate, broken swing chairs, gross outdoor area, no groundskeeper, shattered glass on floors, food in elevator, glass in elevator, dog piss in elevator, dog poop in hallways, cockroaches on walls, broken pool sticks, overflowing trash rooms, food on windows, broken elevators, broken stairs, broken amenity TVS, more flies, more trash, too expensive, cheap feel, overall bad experience. Nice fridge though, and windows.

Unhappy with Theory
They don't have enough staff to deliver the mail, or to fulfill maintenance requests and they don't have enough visitor parking passes, yet they can find the time to put a boot on a visitor that stayed one night when there were ample parking spaces and no offsite parking anywhere. Nice little 80 dollar fee.

It's Fine...
There are some positives to living in Theory, but I would definitely consider drawbacks before signing a lease. On the positive, the pool and gym areas are pretty nice, guest parking is available, and the beds are big. However, the staff is extremely slow to get to any maintenance requests, if at all. There is an AI chatbot that answers the phone and replies to texts most of the time. It's honestly extremely frustrating. I would not tell you not to live here necessarily, but if I could pick again, I would move literally anywhere else in the area. Otherwise, the place is nice, although there are some bugs, especially on the lower floors. I also did not realize the trash policy when I moved in. The hallways smell like garbage. This is probably my least favorite thing about living here. If they change the trash policy (keeping your garbage cans in the hallways every evening), maybe it would be better. If not, you will definitely need something strongly scented for your apartment.
