I have lived in Evergreen Uptown for about a year now and there have been pros and cons. Pros: The apartments are large and beautiful! You can't beat the price for the amount of space you get, and I've gotten so many compliments on my apartment. The gym is big with many machines and lots of different equipment to use, there's a pickleball court, and a beautiful pool. The clubhouse is gorgeous and there's a movie room for use as well! The neighborhood is around a decent amount of stuff (there's a Publix one mile down the road, which has been a lifesaver, and it's about 15 minutes from downtown Gainesville) and I have never felt unsafe in the complex. They have a locker system right now for packages (more on that in the cons but the system itself is pretty cool) but I've never had a package stolen that was left outside my front door. The office staff is very friendly and if you make a maintenance request through their online portal, maintenance is usually there that day or the next day to fix it. The leasing office often puts on resident events with free food, prizes, and music, which is so fun! There's also beautiful little lake trail tucked at the back of the complex that has a little grassy area perfect for picnics! It's really cute! There also are very few students here (mostly grad students) so loud parties have never been a problem. Cons: Most reviews complain of it being very hard to reach office staff, and that is 100% true. I would call and email over and over and nobody would answer me, so I had to resort to going into the office. Once I was in the office it was easy to get whatever I needed and the office staff were very helpful most of the time, but some people work 9-5, and that makes it harder for most. The locker system is fairly new so they're still working out the kinks, but often a package would be dropped off there and not scanned in, so you wouldn't get a code to go pick it up. Plus, the whole point of the locker system is to not have packages left in front of your door but Amazon is still doing that so it seems kind of moot. There is a movie room, but it's only available during office hours and when I went to try to use it, the office staff could not figure out how it worked so I ended up leaving. If you're a light sleeper, DO NOT live on the first or second floor with people above you. In the renovated units, they have "wood floors" (which is actually more like a giant sticker/cloth thing that they put directly on the floor that LOOKS like wood, but I can assure you, they are not wood planks because I've seen them working with it in the parking lot when installing it in other apartments). Because of this, there is no insulation between the ceiling and floor of apartments above/below each other. I'm on the second floor and I had the LOUDEST upstairs neighbors that stomped around all hours of the day, and the person below me plays their music so loud that the bass literally shakes my apartment and I can hear their music late at night. I urge you, if you're planning to move in and have a large dog, have young children that like to run around, or if you walk with a very heavy foot, do your neighbors a favor and live on the first floor. Additionally, the renovations are nice to the average eye, but in reality, they were sloppily done. The paint on the cabinets is terrible (I swear they just painted over it without prepping/sanding it first) and the lighting units/faucet in my bathroom were not placed correctly. Additionally, the website (even to this day) says "Central A/C and ceiling fans in every room," but my bedroom did not have a fan. We were told when we toured that a fan would be put in if there was not one already in the room when we moved in, but then when we did, we were told "Ohhh sorry that's a mistake, we really need to remove that from our website. If you want a fan in your room, you'll have to buy one yourself and we can install it for you," which made me very angry. Also: just know that some of the photos show a hot tub in the complex, but there isn't one there anymore. There was enough going on around the complex that you didn't have to venture far on a daily basis, but the commute going south on 13th or 34th is a nightmare. 34th is a one-lane road pretty much until you get close to Archer and 13th has school traffic (there's a high school on that road). This does not make commuting work or getting to areas to areas like Butler Plaza easy (but I also hate commuting so take that with a grain of salt). Downtown is easy to get to though, and the airport is very close. All in all, if you're not super picky and want a beautiful complex with nice amenities for a great price, this is the place for you. It won't be perfect, and you'll have to physically go to the front office to talk to someone, plus you may have problems with loud neighbors, but if that's alright with you, then I would recommend this place.
