The manager who responded to the below review is the biggest problem I have with the front office, which is why I'll speak to Pegasus instead. My lease clearly stated that it ended at 11:59pm on October 1st. Not midnight on the 1st, not by 5pm on the 1st. Christina (or Christine/something similar) gave verbal instructions to have my key turned in by 5pm so they could clear the apartment off my name. last time I checked, a contractual obligation signed by both parties trumps her verbal request. It wouldn't have mattered if I'd been there at 4:30, she would've already been gone anyway to go on one of her runs. She always left early and gave a slight attitude if you needed assistance with something when she wanted to go run. Instead of receiving my full deposit back, I was charged for October 2nd, so I will be taking this up with Pegasus in any way that I need to. I can't stress this enough- KEEP COPIES OF YOUR MOVE-IN INSPECTION SHEET!!! They tried to have me sign a blank one when I turned my keys in, so I grabbed the REAL copy out of my truck that listed everything that was originally wrong, most of which still was. They could have taken me to the cleaners if I'd signed that blank copy. It's just a shady operation full of people who think nobody will care because it's a college town full of kids whose rent is covered by daddy's credit card. Some of us value our dollar and will make sure we get it, and I'm going to do just that. The ONLY portion of the staff that was actually worth their weight in gold is the maintenance crew. I want to make that very clear. Roberto runs a tight ship and is a fantastic guy. I sincerely hope these reviews are read by Pegasus and not just the front office. I'll be emailing screenshots to add to those I've already sent. Do yourself a favor and buy a tent, set it up in one of those little tent city locations near all the panhandlers, and have a much more enjoyable experience. OR, jump through a few hoops, buy a house and enjoy something you own, for a mortgage that costs almost half of your rent. Best of luck to anyone who still decides to move in.

Not even close to worth your money. The problems you list when you move in will remain unaddressed, and I wouldn't put it past them to charge you for it rather than giving your deposit back. The office staff changes more often than a nascar tire, and they'll laugh at you if you ask for some kind of compensation for the hardships you'll endure while living here. Avoid this place like the plague, and spend your money somewhere that actually cares about you. There's not a single chance I'd ever recommend this place to my worst enemy.

    We enjoy living here, to an extent. We've met some great people and it's in a nice location, but there are still so many issues with our apartment and garage that were reported the day we moved in. When asked "what can we do besides get these things fixed?" I responded with "most places would offer a month free of rent, right? My garage is $1,200 a year and my rent is $1,441 a month. How about we meet in the middle and you just take the garage off my rent?", the Evergreen employee laughed at me. We moved into this place partly due to The Red Onion, a phenomenal bar and grill, and it's being replaced by a Cuban restaurant/bakery. I made the suggestion of sending out a survey via the mass texts we get regularly, and asking residents what they would be interested in. EVERY resident I've spoken to is extremely disappointed that we're not getting another bar and grill. Maybe enough complaints have been filed to change their mind, but I doubt it. Good place as far as safety and peace of mind goes, but terrible on your bank account for the lack of quality.
