The apartment I live in is quite nice. My issues are not with the apartment itself, it is more with the responsiveness from the office and maintenance when I have needed their services. I am not pleased at all. I find myself needing to follow up on my requests numerous times before they take care of it. My last issue dealt with my hot tub not working. It took them 2 months to send someone to even look at it. I think that's inacceptable. Had I not paid rent even for a day, they'd be real quick at my door or on my phone trying to solve &quot;their&quot; issue of non-payment. That's the same attention they ought to give to their residents' needs.

I can&#39;t wait for my lease to be up! We had a bug issue for MONTHS despite them coming and spraying all of the time. When I asked if there was something else that could be done they suggested that I go buy stuff to treat the apartment myself! One of our cars was backed in to and the other driver made no attempt to notify us. We had our brand new car less than a week and came out to find a huge scratch in the door from a kid&#39;s scooter. People let their kids play unsupervised and they are always playing in the breezeway of our building and riding their bikes/scooter/skateboards through because the sidewalk slopes down behind our building. I&#39;ve contacted the office multiple times about the people that live above us before they finally sent a notice to them&#44; after my kids had been woken up on more than one occasion&#44; in the middle of the night. We had been living her less than 2 weeks when the apartment next to us and the one above us were broken into&#44; in broad daylight! There isn&#39;t much light at night to be able to see. They run the sprinklers in the evening&#44; around 8 or so&#44; so that when you&#39;re trying to walk up to your building you get soaked! Both of my kids have woken up with spider bites! At least every couple of months the dumpster breaks and garbage gets piled up and onto the driveway for the trash and smells horribly! When we moved in&#44; the carpet was soaked! I could go on and on. 

Two weeks after moving in&#44; my family & I started getting bit.The bites were leaving welts all over our bodies.After weeks of treatments for carpet mites(as assumed by Orkin)&#44; the bites were not subsiding.Another inspection concluded that we had Bed Bugs.Management told us that we would be paying out of pocket for the treatments.After I pointed out the fact that their lease CLEARLY STATES that they cover the treatments of Bed Bugs&#44; they realized they would be covering the bill for this one.They accused us of bringing the bugs  with us when we moved in....that it came from our previous residence.We lived at our previous residence fore 5 yrs.& never had one problem.It&#39;s kind of odd that we didn&#39;t have a problem before we moved in & we don&#39;t have a problem since we have moved out.It was embarrassing to go to work & my kids go to school w/welts on their body.After the required amount of treatments were done&#44; the bugs were still biting.Needless to say&#44;five months was too long for us to be there.We broke our lease & had to destroy furniture & they want us to pay them for breaking the lease?!!! If anything&#44;they owe us.

Be Aware Before You Rent

Very crabby neighbors that WILL NOT look at you&#44; and will not talk to you.
We experienced party animals&#44; slobs and smokers. The neighbor across from us routinely let trash bags pile up. If you complain to the office&#44; then EVERYONE gets a letter put in the crack of their doors. They continued to leave their trash outside their door&#44; though. 
They also party all night! Their back balcony is full of cat litter&#44; so they stand outside their main door&#44; in the common area&#44; smoking. The slobs leave their cigarette butts EVERYWHERE! They also leave food (i.e. Pop Tarts&#44; trash drippings&#44; etc.) down the stairs and on the walkways.
Don&#39;t live on the second floor! The floors squeek like you wouldn&#39;t believe. The neighbors below don&#39;t realize this&#44; and they think you&#39;re stomping around. They can hear you talking and laughing too. Our neighbor rountinely pounded on our floor with a broomstick&#44; and we walked around softly. They lived there the longest and acted like they owned the place. They could play their music loud well into the early morning hours&#44; and that was not a big deal. Complain... More letters for EVERYONE shoved in their doors!
As for the apartment... The carpets and walls stain very easily. The dirt from the roof drains onto the balcony&#44; which makes the floor and any furniture you place out there... DIRTY! The sliding closet doors stick and are very loud for sensitive neighbors. Everything is painted&#44; but very rusty hinges on doors. Tons of grease build-up in the kitchen! 
If you want your security deposit back... Forget about it! You must leave the apartment emaculate&#44; which means&#44; you must clean even previous tenants filth&#44; grease&#44; grime&#44; dirt&#44; dust holes&#44; stains&#44; etc. If not&#44; you will be blamed for them. 
It&#39;s a money making scam! Previous tenants are charged $5 per hole&#44; and if you don&#39;t patch those holes&#44; then you will also be charged for those SAME holes. Be sure to clean that fireplace you never used too! The previous people probably didn&#39;t clean it the way they want it to look. Just because things weren&#39;t clean for you&#44; doesn&#39;t mean that you will not be expected to clean it when you leave.
If you work at night... Be prepared to be woken up by the loudnes of the daily yard upkeep! Lawnmowers&#44; leaf blowers&#44; cutting&#44; etc. The Paddock Club prides themselves on the clean appearance on the outside. They don&#39;t pick up the dog poop that people leave everywhere&#44; though.
FYI: Be sure to have $1000 plus two months rent (& 2 months of ISTA) on hand... Just in case you need to escape before the lease expires.
One other thing to know: Paddock Club doesn&#39;t go through Lakeland Electric to pay water and trash. They have &#34;ISTA&#34; which is a huge scam! You&#39;re looking at a $70 flat fee every month no matter if you use the water/trash or not. In other words&#44; if you&#39;r away for 3  weeks and you think your water bill will be very low... forget about it!

CrabAss Inconsiderate Neighbors!

I have lived here for 2 years and I supervise my children when they are outside and the manager claims my children are destructive because they dug in the sand behind our bldg just like every other kid that lives here the real problem is i like to follow through on promises made to repair things like lighting sidewalks and other general repairs that should be done without having to keep addressing these issues when i discussed the lighting along the walkways the regional maint supervisor said they would never be fixed much of the office staff is nice to your face and talk about you all the time

This constant overflowing dumpster, with garbage spilling everywhere is disgusting!  It stinks, and I can&apos;t even get my mail because the smell is so bad, and I can only imagine what critters are crawling around.  Dumpster has been broken several times, but this time its been a month. (See pics below Dated 06/03-06/10)  A month of that garbage sitting in the Florida heat.  When I moved in, I was not told that one of the pools is &quot;seasonal&quot;, only open certain months, and closed by 5 pm.  So much for wanting to take a relaxing dip after work.  Last week they tore down one of the tennis courts, and when I inquired what was going to be done with the space, I was told, no plans for now.  I suggested a dog run, and was told it was just going to be grass at this time.  She said nobody ever used that court, well, that is  because it was not maintained, cracked, etc.
I am consulting my attorney to see if I can break my lease to get out of this nasty place.  If you can get past the smell of the garbage, you then get to smell dog feces.  Its everywhere!  TPC has to legally maintain common areas, it is written in the lease.  Sure, they are planting and the landscaping is nice, but doesn&apos;t offset the garbage, loss of an amenity, seasonal pool, smell of feces, etc.
I can&apos;t get out quick enough!!!  Oh, rent and fees are ridiculous!!
There is one maintenance man who is very nice, as for the office staff, the only ones even worth talking to are Stacy and Holly J.  Don&apos;t waste your time with the other ones.
They also seem to have a problem getting the irrigation system correct.  The sprinkler was shooting directly into my porch over night and ruined a leather chair and a flat screen TV.  This happened on two separate occasions, and were reported both times, with no action.
Oh, and did I mention that my neighbors tub was leaking down into my walls, ceiling, etc. And when I reported it I also told them about the mold.  That was 6 months ago....

Starting to get fcking pissed i cant go swimming all summer ZRS cant keep up. Apparently they&apos;ve been waiting on the city to inspect the pool the whole summer seriously someone needs to get on that shit. Its time to get the hell out this Institution. Just signed my 3rd lease. Lately been feeling if it was the right choice. Yes the place is beautiful & right near my childs school, Thats about all this place has going for it considering how much rent is. The maintence calls over the weekend are ignored once had a crack in the foundation by the fire place that had caused a water line to brake. It took about a whole month for them to respond. Each time i would call the Emergency line & leaving messages no one responded. The maintenance are Stubborn & dont ever want you bothering them when they do finaly show up. Should mention about the 3 Occasion&apos;s when i was home the 1st in my living room or 2nd in the shower when maintenance Unexpectedly showed up and entered without permission. Another Incident i had it took 3 maintence members & managment to fix a leaking sink that flooded into my dinning room & had soaking wet carpet for a month yet again. Finaly after twisting everyones arm on the staffing team the carpet guys then show up unexpectedly a week later. The new gate system they got now is probably more Inconvenient than anything i mean they need to keep them wide open during school Departure hours. Its been a confusing mad house around here lately if your looking for a peaceful place to live keep searching there little pack of blower people are quit Annoying when they come out almost every other morning around 9 o&apos;clock to blow the streets & hallways. This complaint is more for the pet owners. Stop pooping in my yard. There a handycap sign in my grass and everysingle dog owner that walks there dog past my apartmnet takes a big crap right in my yard. Even the neighboors do it when there is a pet area right in the back. I cant even allow the Kids play in the grass out of fear of them rolling around in dog shit. Btw the back pool has been closed all summer! They claim for the the last 3 months now that they are waiting on the city to inspect it. 1 star for being nice but having so many bad memories.

I moved here a year ago, I fell in love with the landscaping. The apt I rented had just been renovated so it was nice however was not cleaned prior to me moving in, I had to come in sweep, dust, wipe everything down mop all floors etc. There are still issues like one of the holes cut in the granite for the faucet in the bathroom was cut too big so there is a hole there, it has never been repaired. I opted to rent the apt with the garden tub, the first time I tried to use it, I turned the jets on and it sprayed straight up into the mirrors because the center part of it is missing so the jets cannot be turned on (I&apos;ve been here a year it still isn&apos;t fixed) the faucets on the tub leak so bad that I can&apos;t use anyway. I continue to request that it be repaired and I get nothing. When I moved in there was a rip in the vinyl flooring in the dinning room area, this hasn&apos;t been repaired yet. The electrical outlets in the spare bedroom, hallway and bar won&apos;t hold a plug and again after a year none have been repaired. The gutter on one side of the porch part of it is laying on the ground and the other part is completely full of debris which causes a downpour directly into my patio when it rains. My garbage disposal stopped working around the second month I lived here it took over two weeks for maintenance to come out tell me it&apos;s broken and will be replaced still have the same non working disposal 10 months later. I moved into an apt facing the pool in the back which I thought would be great and super convenient however the pool was shut down by the health department and stayed that way over 6 months an amenity I have been paying for for a year that I haven&apos;t had access too. The gym was also a reason I rented this apt I was told I would have access until 10pm every night but about 3 months in that changed to only business hours so since I work during the day this is yet another amenity I pay for but have no access too. The refrigerator door in the kitchen opens in the incorrect direction to the wall instead if the counter. At one time my heat got stuck in the on position I turned it off completely after a couple of calls and a threat to call a heating company 5 maintenance men showed up at my door ( 2 English speaking) they got it to turn off then said it was my fault that I had it on wrong. I thought WHAT the hell are you talking about, I pointed out that I did not have it set incorrectly and that it was not fixed. Then and only then did they look a little further and discover the relay switch was bad and had to replace it. If I hadn&apos;t disagreed with them verbally they would not have fixed it and why did it take 5 men showing up at my apt door. The bolt lock on my front door would barely lock because the face plate on the door jam wasn&apos;t placed properly so I put in a work order more than once, someone finally showed up while I was a work chipped away so much of the wood on the door jam that there is now a gap and left all the wood pieces laying on the floor. The rubber molding under the kitchen sink was falling down put in more than one request to have it re-glued finally maintenance shows up and put a screw in it, I could have done that but I wanted it repaired properly hah fat chance of that happening here. I had almost no running water for over a month (along with the rest of the building) finally after threatening not to pay rent but to call and pay a plumber the Assistant Manager Glenda came out (12-27) however she did tell me she was the manager anyway, she did say it would be looked at and on 1-3 maintenance came out broke the line completely causing a massive amount of water running into the sewer for about 24 hours I wish I could post the video I have of it anyway finally on 1-4 plumbers came out and fixed it. I hate the thought of having to move but The Retreat has not fulfilled the contract lease agreement they failed to provide what was promised and still one year later nothing is fixed.

Where do I begin? I moved Into the Retreat of Lakeland in April of 2018, when I moved in the places looked awesome and for the price you couldn&apos;t beat it .. this experience has since changed after many many issues with the staff here at the retreat, I put in several service requests for my floor coming up, paint peeling off and mold on walls .. I had to call for weeks if not months before receiving any kind of response , on February 4th me and my wife woke up at around 4 am in the morning to a loud noise in our living room .. I step out and step into a puddle of water.. a water pipe had bursted inside the ceiling and the roof caved in on top of my dog and all over my furniture, maintenance showed up at around 5 am and me and my wife left in a rush because 4 guys showed up to dry everything, my wife made the mistake of leaving her ring on the bathroom counter , and when we came back at 10:30 to pick up clothes.. the ring was gone... my wife was devastated, I went into the office that day to figure out what our options were and we agreed that they would allow me to break my lease after so many issues i had, Yakshira and Glenda were so unprofessional, they called me a liar when I brought up the ring being gone, and were not willing to help in any way shape or form .. I&apos;ve since received my final statement showing that I owe them $370 and I&apos;ve called for 2 weeks to ask questions and no one gets back to me, I&apos;m ready to cut my losses here but I want to make everyone aware of how unprofessional the staff at the retreat is, save yourself a headache and move elsewhere.. not to mention that cars get broken into all the time and the neighborhood is pitch black at night.

I am not a reviewer but my situation here at Retreat apt deserves it, my advice think about it if you want to move here, first the new managers, from my experience they are irresponsible with the residents and their needs, the gates are always broken, my experience that I live in a first floor is horrible, the woman who lives upstairs does not consider her neighbors and makes the most horrible noises and here they do nothing to consider those who are going through that situation, Frances, who is the new manager, says she cannot tell them anything &quot; that is, they have no control &quot;these apartments are old and They are always flooded. These apartments do not cost $ 1400.00 and these new people want to raise the prices is ridiculous. The maintenance people do not care about your problems that you have with your apartment, I was one of many floods and I had to do wonders for them to come fix it and when they came they broke a wall and stained the entire porch floor with cement and put a super machine Using my own electricity, I spent a week with the machine on, they left everything broken and dirty, I called and spoke with Frances, then with Ashly and no one did anything I was with that broken for 2 months, until a new maintenance boy passed by and I was crying I told him, if at least I painted the floor and he helped me (I have pics but I donâ€™t know have to put them) people do not get carried away by those who put 5 stars, they are bought, people who still visit these apartments say, that they do not do anything for your needs much less is there security, they do not have lighting it is very dark. They never pick up the phone, it&apos;s horrible. I do not want them to write to me down here, to stop by the office and we sit down and talk, I already did and I did not receive any help, please do not be hypocrites.

DO NOT RENT HERE!!! I REPEAT DO NOT RENT HERE!! They have MICE in their apartments. Iâ€™ve been living at the Retreat for 9 months on a 10 month lease. Things were fine for the first few months other than minor work orders dryer not working cabinets coming off the hinges but nothing too too serious. Last week I found a mouse in my bathroom and immediately called the office and was basically told they were not responsible and that I had to call wildlife control (even though I pay MONTHLY for PEST CONTROL) wildlife control was going to charge me $400 to come and set up traps but could not guarantee they would be able to take care of the issue so I bought my own traps. I caught one mouse first that weekend and was like ok I got one month left I caught the mouse I can get through this last month. That following week I called the office to put a rush on a work order I put in to have holes sealed in my bathroom where I seen the mouse (my tub faucet was coming off the wall and thereâ€™s holes by the washer/dryer vent) Maintenance came that following week after telling the office I need someone here because I actually caught a mouse in my bathroom. Maintenance came and the minute he stepped into my bathroom ANOTHER MOUSE ran by his foot so out of reaction I made a mistake and locked him in the bathroom while I could hear him trying to stomp the mouse. I called the office again to tell them at this point I have seen multiple mice in my home and that I needed to speak to the Property Manager because I no longer felt comfortable living in my apartment. The Rep told Me that I would have to come in the following day because the Property Manager was not in office. Once again NOTHING DONE TO FIX THE ISSUE When I got to the office the next morning the Property Manager basically refused to speak to me and had the leasing agent come and tell me they will send pest control (which they should of done last week) so I barged past the leasing agent into the Property Manager office to tell her I have one month left on my lease and my apartment is infested with mice (at 4 am that morning I had seen two mice) she brushed me off telling me I have to give them a chance to reconcile the issue. Mind you when I gave them an initial chance (TWICE) to reconcile the issue I was told it wasnâ€™t their issue I needed to call wildlife. The Property Manager continued to state she can not let me out of my lease with only one month left and that basically I needed to suck it up and live with mice. They sent pest control who told me heâ€™s not sure where they are coming from and that his treatment would consist of what I was already doing. I have NEVER been late on my rent never been a problem tenant and the fact that nothing has been done to accommodate me having to live in apartment infested with mice is disgusting! And the way they tried to downplay me living with mice in the front office as if itâ€™s NORMAL was even more disgusting. To not let me out of my lease with only one month of rent due is the most disgusting! You would think they would let me move out and use that time to actually reconcile the issue while thereâ€™s no tenant in the apartment being forced to live uncomfortable with rodents. I have also spoke to other tenants who have also expressed mice issues in their apartments. This place is full of crooks who donâ€™t give a damn about their tenants all they care about is this high ass rent they charge every month. Iâ€™m in a one bed room paying $1500 a month to live with mice. DO NOT RENT FROM THIS PLACE! They try to dress up all the pot holes that are still not filled with black paint and try to add smart locks and new fancy amenities to blind you from how dirty these apartments actually are. They are poorly maintained inside and out! Save yourself the headache and move somewhere worth that price
