The community is well kept for the most part, as far as outside appearance. Maintenance responds within 24 hours. The downside is my master bath was full of mold at move-in and the issue was never resolved. My refrigerator leaks water every couple of days. I have put a service ticket in several times. I was told to not utilize the bottom shelf on the door. I removed all items from the bottom shelf, but I still have this recurring issue. I'm also paying for valet trash service, which I am not utilizing. The complex is not worth valet trash service in my opinion.

I enjoy living here. The property is well kept up and very quiet. Maintenance are very fast and super nice so is the staff. The pool is clean and the gym is very accessible. The neighbors that I've came across are nice as well.

I have been living here for a little over a month. I never expected to find the things I came across after viewing the model. In these pictures were what I found in my first week after moving here. It is inappropriate to give an apartment to a renter in that state. After moving I have written the office numerous times in regards to toilets, dishwasher, the exterior walls and stairs so gross and unkept. I am very disappointed. There are no assigned parking, first come first serve basis. If you come home and don&apos;t find a parking I have had to park a block down in another building. The pool area had dog droppings in the edge of the pool and garbage in the periphery of the area. I came here with my children, it is far from what I envisioned. With rent this steep ($1590 ) compare to a complexe 10 mins away where a friend of mine lives ($1183) for the same 2/2 it is a world of difference. Those apartments in Sorento are so clean inside and out and water included in their monthly fee. I can&apos;t say they don&apos;t come around when contacted it is just so many issues. Currently water is coming through the cracks of the floor and it is keeping the entire apartment unsanitary ( don&apos;t know where the water is coming from or what kind of water it is). I just think it is a total lack of respect for a place human beings live to be in those conditions. Please refer to the pictures to have a clearer perspective on what I am making an attempt to explain. UPDATE SHOOTING THIS PAST WEEK OMG what else could go wrong! We received a notice regarding the gates that have never once closed since our arrival here that they needed everyone&apos;s car&apos;s number in order to start closing the gates on august the 3rd. Today is august 15th this is incredible, I am realizing more and more that it is not being handled for the well-being of the people who live here. It is extremely frustrating to live under such conditions! BEWARE!!! UPDATE ROACHES FIRST WEEK WE MOVED IN THEY WERE BABY ROACHES AND NOW THEY ARE FULLY GROWN. twice in two weeks our refrigerator stopped working and got replaced by an old dysfunctional fridge. We lost all of our food twice. I called for over a week to ask if I would be given a compensation for lost groceries they rudely declined and said that they are not responsible for giving out vouchers! I WISH I KNEW WHAT I KNOW NOW WHEN I WAS MOVING HERE. I most definitely would make a different choice.

Overall the building is ok, however the maintenance is a bigger problem. And the workers have not idea how to fix anything.  And the rent increase so much it's not worth waht you paying for  the pool ,gate and gym are a joke that not worth having if when you use it , it's always broken.

Dont Move Here over priced and cant enjoy what u paying for, The pool is one,  termites are all over my unit 
, they came out once and say they was unable to get in my unit, i told them the door will be open the next time they come out and no one came back yet!! And  that was three weeks ago,overall not good place to stay nobody care. only care about you paying rent on time

To be honest I'm not happy hear lost if issues roaches , paint , toilets , appliances , leaking at front door electrical issue . It's a lot the outdoor maintenance is disgusting building has green pollen on it , huge holes in the street , gate don't work for it to be gated community, pool don't work it's rusted , valet trash is a scam and needs to be an optional thing rather required for $45 it's a rip off and it's a nasty service anyway it bring roaches bugs rodents leaving trash sitting by your door like that it's just not right and it looks tacky ! The playground/ basketball is horrible needs to be upgraded immediately. Flooding is an issue . This place is overpriced for how it looks and the issues that come with it also the leasing office never answer the phone it's shameful . I was literally in a short timing of desperation to move so I had to settle but if you don't have to settle definitely don't move here you would be highly upset . I have so many pics and videos for when I move out they. Better not play with my deposit back .

The quality of service at this establishment has gone down since 2019. All maintenance does is ride up and down the street in those golf carts. Nothing is being fixed but rent is constantly going up!!

We have spoken to management multiple times about the extreme flooding that occurs at Advenir at Walden Lake when it rains. The property has 3 gates, 2 of which do not flood yet they have to be asked each time to open them. It is hurricane season, and and there was a hurricane coming right towards Florida. The bulk of the rain had not yet started and the parking lot was EXTREMELY FLOODED. Our car was literally floating the morning of 10/07/24. There is a state of emergency across 50+ counties including Miami Dade but management put no plan in place to keep residents safe. Why refuse to open that gate, keep it open and send an email to the community to use the gate as an alternative? Multiple emails go out about late rent payments, but no emails about what they&apos;ve done to help with flooding until we complain. It is so frustrating and upsetting because they have a safe option yet refuse to use it without a fuss from residents.
