We were not happy with ConAm, but since this new property management has taken over, there has been great progress! There hasn't been improvement on people cleaning up after their pets. I have two dogs and always clean up. I can't guarantee if these other dogs are current on vaccines and what their feces could be carrying. There also lots of restricted breeds in the community. The staff is excellent. I appreciate everything they do.

Since the new management has taking over we have gotten up to ten emails a day with reminders of this rule and that rule which is extremely annoying, how about you hold people accountable instead of reminding everyone of the rules, my ac has broken 6 times now this time I have been without it for over 36 hours with no response, they forced me to move to a separate apartment than the one I swinger a lease to cause the other one "wasn't ready" although they were showing it to new tenants the day we moved in so so far I rate this place a zero out of 5

good overall Bldg 1 Elevator was out of service earlier this year, for about 5 months. Made it very difficult for deliveries and housekeeper. front gate was broken earlier this year, stayed open 24/7 for about 4 months. Not safe Quieter here lately not as many college age kids partying, that's nice as I work days and need sleep at night.

The trash pick up time being changed to between 5-7 is incredibly inconvenient to those of us who work at night, and needing to worry about getting home in time to bring the trash bin in without getting fined is a hassle. I really do not care for my email being blown up all day with the office sending us the same exact emails everyday just to prove a petty point to the few people not following the rules. Landscaping being done before 9am is not appreciated, again, for those of us who work at night

Nice if you don’t want to use elevators in buildings

This has been a nice place to live, however maintenance of the elevators has been a constant annoyance for the last 5 years. Despite multiple discussions with staff and managers, nothing has ever been done to improve the situation proactively. So, if the elevator breaks, which happens several times per year, expect at least 2 months without elevator. (The current outage is well beyond 2 months. ) If you rely or even depend on the elevator, I recommend to find a different place.

This place used to be a nice place to live til they sold to CONam...CON says it all. This place changes staff like they change underwear. They don't care about anything but the rent. The maintenance use to be wonderful but now it stinks. The guy just sits in his cart and texts all day. I wouldn't recommend this place for anyone. Do yourself a favor and look elsewhere.

If you love loud, bass filled music that radiates through the walls and floor, along with a leasing office who does absolutely nothing about it, this is the place for you! The same unit plays techno music on an almost daily basis, gets multiple complaints from residents, and the leasing folks can say nothing more than "we can't control how someone decides to live in their unit." Ever since this place went under new management, it's gone down hill. Don't pay a grotesque amount of money to live someplace where there's not even an ounce of decency or concern for the rest of the residents who pay money to live here. Wouldn't recommend. I will say that the only saving grace to this community is the Maintenance Staff, they are friendly, efficient and do a great job of taking care of your issue. Wish I could say the same about leasing office....

Its a perfect place to live. So close to everything but enough distance to privacy. Been here a year, signing up for another. Love the maintenance crew always on point. The grounds are kept very nice. I feel safe here.

The Courtney is a nice place to live, lots of resident events, good neighborhood and easy access to many things. Staff is very nice and is always welcoming. Can't wait till they open all amenities, all in all I like living here.

Any recent glowing reviews are bogus. In the year that I lived there it went from an 8 to a 3. The office staff only lies when they're alone or with someone! Last year I came home from work to find trails of ants as far as the eye could see. There were millions of them in every breezeway and corridor. I immediately called every number I had to report it. It only took them a WEEK to get back to me. After I moved out they started harassing us for more money. They said I owed 850.00. I told them to take it out of the security deposit. Then they tacked on more bogus charges and sicced a collection agency on me. They call my daughter at work daily and ask for me after I told them numerous times to call me. Do yourself a favor and find somewhere else to live!

Really like living here, apartment is nice, staff is nice. Great events and good staff. Enjoy seeing ladies in office, with dogs owners would clean up after their pet but maintenance does good on clean up.

I am very happy to move here! The community is beautiful and the staff is so helpful and kind. It's a good place to start over, start a family. It's a peaceful and happy place. Mia and Fio were very attentive to my needs.

Since ConAm has taken over, everything has gone down hill. They raise rent prices, Our AC WAS broken on/off for three months. Elevators aren't maintained, grills don't work, grounds aren't kept up, fractures in our wall, we have a leak in our roof and they just painted over it without fixing the issue. Do not lease.

DO NOT LIVE HERE they will tow your car and don't give an f about the fact you live there or no. Property went down hill since ConAm bought it!!! Terrible management and since they don't provide enough parking for residents, the spots are occupied by other people and if you come home late at night, you're foreced to park along curbs or anywhere you can. Then they'll tow you, but do nothing about people who are parked in regular spots who don't even live there. Crappy management doesn't care about residents. Also per waste all over the grasses it's like a mine field!!!

RUN FROM THIS COMMUNITY!!! It looks nice from the outside, but when you sign a lease, all hell will break loose. The apts. are cheaply built and there are constant maintenance issues, especially with the A/C. Pool is always dirty, elevator constantly broke, BBQ's never work, parking is horrendous late at night, grounds are not kept up. Their payment portal is always down. Worst of all, the staff are totally useless. They don't care about the residents and never respond to your requests or return phone calls. There are too many other communities in the area to put up with their ----.

I've lived here for about 15 months and it has been one of the best apartments I've ever lived in! Unfortunately, I'm being transferred with work and have to leave, otherwise I'd be renewing my lease in a heartbeat. The staff is always so incredibly friendly, the amenities are fantastic, and the property is beautifully maintained. I highly encourage anyone and everyone to give The Courtney at Universal Blvd a try!

Beware of the "bait & switch" tactics used here! When you first contact them with a specific rent limit, they tell you they may be able to accomodate your request and make you apply as if you are actually signing a lease. You pay your $300+ fees, then they contact you later on with quotes so much higher than what you can afford. When we decided to find another apartment that was more affordable, we asked for a refund of the application fees. That was in May. After several contacts, we were told that there was a delay processing a refund at the "corporate office". To this date we have not received a refund or further communication. Run from this place. Their tactics are heavy-handed and slippery. When we finally rented another apartment, the sales person was up-front, honest, and there were no under-handed sales tactics to get you to apply first. You knew what you could rent and for how much.

Terrible!! They would rather waste their money on "parties" than on fixing stuff. There is a gate in this place, but the exit gate is broken so anyone can get in. I see cars come to the entrance, then turn around the median and go in through the exit!! The amenities are never open 24/7 like they say they are. People don't clean up after their pets.

Wonderful community, with a professional management and maintenance staff delivering the highest level of service and qulaity. One of the best apartment complexes in the Orlando Area! Would recommend to anyone moving to the area.
