I wanted to say a thank you to the maintenance team and the landings at boot ranch, they are always so quick to respond. This time was not exception, I called because my air conditioner was not working at 7:00 at night and they had it fixed in 50 minutes. That&apos;s a great response time. Thank You!!

Such a beautiful place and great location! I moved from clearwater and so happy that I did. Nina toured me the property and at the time not only did I have a great experience but I saw deer walk right up to us! It was amazing and Nina made you feel very welcomed! I am so happy since I moved in here and I love the staff. Parking is a bit of a chore but I&#39;ll take that any day over the seeing drug dealers or men beating their children and wives or my car being broke into. I&#39;ve read some of the reviews but I believe when people become SPOILED by their surroundings they can&#39;t see anything in front of them! From a new resident that plans on being here for years!!

I have been a resident for about 6 months and recently requested a transfer to a smaller apartment.  There were several minor and major maintenance issues, that were taken care of quickly and satisfactorily before my move in.  The ladies in the office (Pauline/Wendy) were wonderful answering my many questions and taking care of any request quickly and to my satisfaction.

I could not wait to leave this place. The manager Wendy is AWFUL and I do not know how she keeps winning awards, believe me, it is not from being a manager.  The maintenance supervisor is rude, lazy, and just plan ignorant,  You of course can always call the corporate office, but all they do is make excuses for her because they call her before calling you back so they are already defensive and will take her side.  They do not listen.  My suggestion to any of you is to drive through the property, find more than one person and ask them what they think of living there, and if they will be renewing their lease.  I can tell you, many will say NO!  There is mold in the apartments, the floors on the first floor are so uneven, it is like living in a fun house.  And lastly, I am sure that most of these recent rating that state, &quot;I LOVE...&quot; are from management to boost their rate on here, because no one that lives there would say such things. Parking is horendous, there is not enough parking and they expect you to have your company park in the gravel lot by the ponds with the gators and walk there at night. HA!
The ONLY good thing that happened while I lived there was I met great people that were my neighbors

This is a convenient place to live and it will suite most people fine; however if you ever need any assistance from the office, particularly Wendy the Office Manager, good luck.  She is incompetent at best and does little to assist in issues when they arise.  The only way to maybe get anything done is to go above her head and speak to Jan Weisler, but even then, Jan allows for Wendy to work under her knowing that these issues exist.  Do not view this as just a rant as I have heard from multiple neighbors similar issues.  I lived here because it was clean and convenient to work, but there are plenty of places around this area that will satisfy that and they have to be managed better than this place.  I lived here for two years and just moved out into a home in the same area.  Again not a bad place to live if you never require anything from the office, but if you do beware of their incompetence.  Also be aware that a lot of the positive reviews are written by residents who in return for writing a good review were given free Starbucks gift cards. I know this because I indeed did this.  They send you an email (see picture below) and when you stop in for the &quot;free&quot; gift card and donuts they tell you that you have to write a review to receive it.

Some of the issues:
-Black mold in apartment
-not enough parking
-they allow Tow Comm free reign and if they tow your vehicle on accident (likely to happen if they &quot;don&apos;t see&quot; your hanging badge) the office will not assist.

Great place to live.  Very good service.  Our apartment backs up on to a canal where we watch boats go by.  I like the service and the pool and lake.  We walk around the lake on the sidewalk where we see various creatures like birds, squirrels, turtles and alligators.

I would absolutely recommend these apartments.  They have everything you need in a great environment, and for a very fair rent.  The service is fast and friendly.  The apartments are convenient to shops, restaurants, and the lovely beach at Honeymoon Island.

We've been very happy here.  Lovely apartment, grounds, water view, close to shops and restaurants and the beach.  Good service. The staff is responsive to our requests.  We love the pool and walking around the apartment lake to see the alligator, birds and turtles.

Really have no complaints, love the community.  It's location is perfect for me in this area.
Only thing that is a challenge is parking for guests, there isn't any.
The apartment itself is in excellent condition.  The maintenance staff are true pros and take care of whatever needs to done right the first time.
Office staff very pleasant and helpful.
Definitely recommend to anyone looking for a place in this area.

Very quiet relaxed community. Enjoy the nice view of canal, pond and landscaping. Staff and maintenance nice, helpful and professional. I love the gates working again and having valet trash. Looking forward to a continued stay here.

Beautiful apartment homes , lots of storage , beautiful lakes , pools and awesome neighbors !! Quiet community with lots of amenities.  The only real issue is parking BUT that is being worked on and is improving

Great management. Apartments are well kept and everyone in the staff is very friendly and professional. Great environment and good neighbors. Good location near shopping center. Amenities are pretty good, swimming pool, jacuzzi, nice trail to walk your dog

This resort style community is wonderful and its management is pleasant and highly professional, particularly David Garcia and Brittany Thurman. The amenities are great, especially the pool, and it's location is ideal.

This is a safe, quiet community with an excellent school system. Maintenance requests are handled efficiently and I have no issues with my neighbors. I love seeing the wildlife that comes out from the nature preserve. We are very happy living here.

Great place to live very quiet , staff is great ,close to many stores, gated community, all age groups and pet friendly environment recently moved from out of town  and glad I found this place. My husband and I love the place

David Garcia has been an incredibly understanding and shown me empathy during my transition from house to my apartment home here.  I have spoken to him over the phone twice, and both times, he listened carefully, addressed my concerns with understanding and respect.   He's a wonderful community manager!

This is a very attractive complex with standard amenities for most apartments, pool is small and often crowded in summer but well maintained, recent upgrades make it more enjoyable.  Safe , relatively quiet neighborhood, considering the convenience of the location.

Lovely community conveniently located to whatever you may need in daily living.
The staff are very professional and friendly.  Maintenance work is always done quickly and completed with expertise.
Communication between the property manager and residents is clear, concise and ongoing (updates regularly when necessary, i.e. Covid, hurricanes).
Apartments are very nice, well equipped and modern kitchens/bathrooms.
If you are looking for a 'home' this is the place.

Overall, our experience here at the Landings at Boot Ranch has been great. We have had very few issues and the staff has always been extremely helpful addressing our needs/concerns. My wife and I were very happy about the new A/C units that were installed earlier this year as our electric bill has dropped about $50/month. There used to be issues with the cleanliness of the hot tub but it seems like there have been newer staff members working here and ever since they have joined the team, things have been a lot cleaner around the facilities. I also have not had any issues with any neighbors and everyone here is generally friendly so that is also a plus.

The first time I submitted a request on line request at 5 p.m., because my toilet did not flush. Nobody had come by until the following day and I had to live without a workable toilet for all that time.  I called again, the following morning and they came and replaced a part.  The following day, my toilet did not flush!  They came again with a long snake and said it's fine now.  Today, just a few days after 2 separate visits, my toilet does not FLUSH!  I wonder how anyone who is reading this could not use their toilet while faithfully paying rent every month would feel!!  
Worse than I ever could have imagined!? Aside from my toilet not working for days, I have been living in a dark dungeon for the year I've been here.? Windows are complete covered with ugly palm trees hugging my screens.? I've made many calls both to the office here as well as the management company.? Nobody does anything even though the tree trimmers have been here doing others for them, but don't come here where I cannot see outside.? I cannot tell if the sun is shining or if it's raining.? Tree trimmers seem to be gone now and I still cannot see outside.   Photo attached.
There is a huge dobermann in this building who barks loudly all the time and jumps at me when he's near.? The owner lets him poop on the grass outside this building and does not clean it.? The first time I saw it, I immediately called the office and told David.? I do not believe anything was done because I saw it again another day later.? I've realized there's no point in telling the office anything about horrible issues here.? Soon after I moved in when there were still neat little boxes for the trash, I went out to put my 1 tiny bag in there and found that someone had dumped a large trash bag with it split open into my container.? Very upset, I called David and insisted something be done about it, so he came and took it out and cleaned up the mess.? That's the kind of people living here that I have to share space with.? Another time when I was recovering from a knee replacement in July, I went to take my trash out and my door was covered in mud from top to bottom.? There was nothing I could do until I could move around again, then I had to clean it up.
When I first moved in, I was exhausted from my trip and my move.? I just wanted to soak in a tub - I ran the water, when I went back in there, it was filled with soot.? Of course nobody would come for that, so I had to go without as sore as my body was.? The next day, someone came, worked here, did something and said, "it's fine now".? The very next night, again the same thing happened.? The following day, they came again.? I asked if it's fixed now, and the response I got was "well if it isn't, there's nothing else I can do".? I told him if it can't be fixed, I will talk to an attorney.? That day, David called me to tell me since I'm unhappy, I can leave and not be penalized if I'd like and he told me I had threatened his workers! There was no threat to his workers.? I was still unpacking after a real tough move and he thinks I'm going to start over again because they don't take care of this place. That's crazy - it had nothing to do with the worker.? It's the people in the office here that they report to.? I could go on and on.? I need to use the bathroom, the toilet doesn't flush.? I called Eric at 10:25; I called a 2nd time at11:39 and the guy just showed up at 11:43.? Meanwhile I've had to go to the bathroom all this time.? What the second guy told me about the toilet is, I should change my toilet paper. Now maintenance is here and all he's doing is snaking it again.?I said, what now because it had just been snaked 2 days ago.  His response "that's all I can do". Again, that sounds like "can't help you." Certainly management must see this as a problem.? How would anyone else feel under these dreadful circumstances.??I could go on and on about other issues I've had to deal with, but I'm too tired to.  I'm sure you won't post this anywhere.

This is a great apartment community.
 Very nice atmosphere, lake, pool, grounds, view of canal.  We like to sit on the screened in porch and watch the boats.  The staff are friendly, competent, and swift to provide service.

This place is a dream! After being stuck in a 2/1 with my 13 year old son and 5 year old daughter for some time waiting on a 3/2 that never came and after 2 years I wasnâ€™t going to resign. I wasnâ€™t really looking to move immediately but I couldnâ€™t pass up the apartment that Eric showed me when I started prospecting apartments. Thereâ€™s a park for my 5 year old, my 13 year old can fish right out our front door! So so so much more! Being a travel nurse, my contracts make my schedule very up in the air. Eric was very personable and communicated every step of the way to get my girlfriend and I approved for the apartment Iâ€™ve been dying for! When my work schedule changed I gave 2 days notice that I needed to move in early, as it would be better for me and my work schedule, and Eric made it happen! Process was seamless! We love it here!

We moved from out of state to the area. Erik helped us get into the perfect apartment. He went above and beyond to ensure we had everything I line. It felt like he truly wanted us in this community. The property is quite, pet and kid friendly. My 1.5 year old loves the playground and plenty of sidewalks. The pool is clean and the neighbors are friendly. Thanks for all your help Erik!

Happily at home

Very nice apartments.  Great service.  Close to shopping and medical. We enjoy walking around the lake. And sitting on our veranda watching boats float by. Excellent work, very timely as always.  The pool is great too.  And we enjoy playing pool too.

If you're looking for a place to live in Pam Harbor, Florida, look no further than our apartment.  We have had an outstanding experience here, thanks in no small part to the excellent service provided by Joe and the rest of the staff.  From the moment we arrived, we were impressed by their professionalism and attention to detail. 
  One of the things we love most about our apartment is the beautiful laminate floors.  They're easy to keep clean and provide a modern, sophisticated look.  The granite counters in the kitchen and bathrooms are also a highlight adding an extra touch of elegance and luxury to our living space. 
    But perhaps our favorite feature of all is the screened-in porch, which offers a stunning view of passing boats.  We spend hours out here, enjoying the fresh air and the peaceful atmosphere.

Really good experience at these apartments, as they are  close to everything like shopping, healthcare, restaurants .  Maintenance is always excellent.  The grounds are kept up well, and the pool is lovely and uncrowded.

These apartments are great. Close to shopping, restaurants, the beach.  Pool is very nice.  We enjoy walking around the lake, visiting the tiny alligator and various birds.  Now and then we play pool.

Great apartments.  Prompt competent service.  Love the granite countertops, laminate floors, crown molding, stainless appliances.  We are close to good restaurants and shops too.  And I enjoy sitting on the screened in porch overlooking the canal, and reading.  Close to libraries too!
