MOLD INFESTATION, HORRIBLE ASSOCIATION. Intoxication

MOLD INFESTATION ALL OVER APARTMENTS. Sandra will give you lies and only responds when it benefits the association. She only tends to care for the people already living there. We were infested by mold and we did our own tests and tried to ask for help to move into another apartment in their building. They had some random test trying to make us convinced that there was no mold comparing the air outside to the inside. they waited to the last minute to term the lease early and move us out with only 1 month to move out. We loved living here and asked nicely to stay and move to another apartment but instead they kept renting out the ones that were vacant. The whole building is infested with mold, and their lease contracts states in small writing that they are not liable for any mold damages or sickness given to tenants. Sandra is horrible manager which only fills tenants with lies and even didnt want to recognize the problems with mold but she kept sending people to take tests without our approval. She had workers and random companies come into apartment without our knowledge. She never let us know when people were coming and had people in our apartment without us being there. Who knows if they took stuff. Sandra is outrageously had mold fumigation and bug fumigation and not even letting us know that we were suppose to be out of apartment. We were sleeping while she had fumigation started and intoxicated us!

This building is falling apart for lack of maintenance. The new owners only want to collect the rent and not to invest seriously, just make-up. They only have two employees for maintenance and of course they are not enough for that job they have to perform miracles. Owners got rid of the landscaping company to make these two employees take care of that. Of course, now the gardens look like jungle. The common areas, especially the stairs are always dirty and disgusting. More than a year ago they eliminated all the wastebaskets from the corridors and now everybody throw the trash on the floor As if this were not enough, the owner and administrator has no manners and tries bad and unresolved and lies to the tenants.

RUN!!! Management STINKS, the girl in office Angelica is a B**ch. The place is horrible and they have the nerve to have put in camera (suppose to be for security)but it's just to see how many people live in each apartment. The ONLY good about the RISE apts is the view (amazing). No customer service at this hell hole. The owner is filthy rich and treat his workers like slaves (the are all minorites).DO NOT SPENT YOUR MONEY OR TIME!!! The only reason staff get 1 star is because the system made me. Angelica (under new management) is horrible at her job and she is a horrible person.

Do not waste your time nor your money at the rise apartments the managers are liars and extremely deceitful they tell you one thing and when you show up to sign your lease the place is filthy.Run as fast as you can! They also claim that it is under new management and all the apartments will be updated and the grounds will be kept clean. They will rent to any kind of riff raff it is not a good place to raise your family. If you put any money down be assured that you will not receive one single penny back from it that it's a scam that they are running.

The Rise Apartments formally Lake Royal. Toilet still runs after several attempts to fix it. Just opened my water bill and it's close to one hundred dollars, for one person that is almost never home, which includes sewer and trash. Whenever I take my trash out the dumpster is full. What am i paying for? Running toilet water and no where to put trash. I always thought your rent included trash and sewer must be something new. There is black mold growing in the bathroom. Needless to say I will be moving when my lease is over. Better to buy your own place at least you can get things fixed or replace the first time. Not as nice as it was years ago. Not getting my money's worth. Take caution DON"T MOVE IN The RISE APT, Sunrise Fl.

I have been living here for almost 6 years. Love everything about the complex. Manage is great and so is maintenance. Quick and do the job right the first time. I have no reason to move. Safe and secure. Over look a quite swimming pool and beautiful quite lake. Patio is screened in so you get a great cross breeze.5 floors with 2 elevators.

Great View of Lake and park across the water, I really liked living on the end away from the pool, close to the stairwell, and a meditative walking distance away from the Elevator Shaft at the center of the complex. Staff was friendly and polite always waving and saying hello, making me feel like family. Lots of families living here with cute kids, so it's pretty safe. Was great having my full size washer and dryer and not having to do 12 loads on saturdays in those mini stackable ones. Unit was big enough with plenty of space to entertain out of town guests. Career Shift and off to a new city, but sure am going to miss those beautiful lakeside sunsets. Forget the naysayers, check out the place, & follow your heart.

I would like to say that I am 'completely shocked' by the good reviews for this place...but I'm not. This dump attracts all types of druggies, rejects, and weirdos. Talk about WAY overpriced for what you get. Let me put it like this: 1. Noise: I hope you enjoy hearing CONSTANT screaming, yelling, cursing by the many unsupervised, rowdy children who run the place. They spend hours running and stomping down the hallways while you TRY to do anything in your apt. They also think its fun to bang their basketballs against your door/windows. And knock on your door and run laughing. I've already had to call the police on them because of how bad it got. 2. Elevator: Always smells like cigarettes or marijuana! Need to get down to ground level quick? Good luck. The kids press all of the buttons and use the elevators as an amusement ride. So the poor old elevators are slow as a snail. Take the stairs! Just not the ones by the elevator, they REAK of OLD, HOT URINE! it's disgusting. 3. Pool: LOL. I can't believe they even advertise the pool. It's old, outdated, mold/mildew. The "pool furniture" is rusted and dirty. No thank you! 4. "Pet Friendly": They pick & choose who will pay the pet deposit. If you are one of the only people in this complex with a job, like me, then get ready to be asked for $500 pet deposit for a 10 pound dog. While your neighbor has big dogs that are supposedly not even allowed in the complex. And watch out for dog poop while your walking to your car. Also all of the duck poop smeared everywhere! 5. ROACHES! big & small. It doesn't matter how clean you are, or how much you spray like I do. Because your friendly neighbor will bless you with their roaches :) 6. Tiny bedrooms/bathrooms. The "master" is NOT anywhere near a master. I put a full sized bed in there and *poof* no more space. No ceiling fans, or light fixtures. Extremely outdated appliances. Very unprofessional staff, very shady & rude. I wish I would have known all of this before wasting time & money here. But atleast this review might help someone. All in all, RUN! If you're absolutely desperate for somewhere to live, and don't care what it looks like...come here. As for me, I AM OUT OF HERE FINALLY!

I have been residing here for over a year now. The apartment is very spacious, has a great view from the balcony and has many amenities. It is well kept and very quiet. I have never heard of or seen any nuisances in the area. The parking is well lit and very spacious.

I have lived at this apartment complex for almost 2 years. Now I have to say I have lived in South Florida for 24 years. And of all the places I have lived, Lake Royale definitely qualifies as the best. It has washer and dryer, dishwasher, nice kitchen, Spacious bedrooms and closets, a nice back porch and best of all, has Elevators to help with moving to the upper floors. If you wish to live in Florida and are looking for a nice luxury apartment complex, look no further than Lake Royale. You won't be disappointed.

I Love it here!!!

I have been living here for 5 yrs. now. They always toke care of me. I always had a pleasant and friendly vibe from the staff. I plan on renewing my lease. you can't beat the sunsets here anywhere in sunrise. Repairs where done within a day or two, once my AC went down at 11pm at night and John Himself came and got it running for me. Parking is never an issue. The kids sometimes get out of hand but we are right across from a school.

DONT BE FOOLED....

This apartment complex is by far the worst that my husband and I saw while we were looking at apartments in the areas. The manager was is dirty clothes, unprofessional and rude. The entire complex was trashy. DO NOT waste your time. Its disgusting.

Lake Royale is a great place to live and I would recommend anyone to move here. The owners and workers keep the prperty clean and whenever there is a problem with the apartment someone is out to fix it in no time!!!!!! I have been here for almost 2 years and dont plan on moving anytime soon. The apartments themselves are beautiful inside alot of space, I dont see how there are any complaints, the complaints if anything should be against people that come to visit our apartments not the neighbors or the owners!!!!!!!!!

Lake Royale Review....7 Year Tenant Review

I was surprised to see the poor reviews posted against my home for now over six (6) years. This five story building is family owned and operated and is run the way you would expect a family owned rental building to be run. That does NOT mean they are easy and let rent payments slide as they are very strict which we DESIRE and WANT in a landlord as it keeps the bums away from here. They do a complete background check and all of that but at the same time, as they have no corporate master to please (except Mom) they do have a heart for the right people and at the right time....the people running the show here are just very nice. We have been here over 6 years and have no plans on going anywhere else. This building was built as a Condo some years ago and converted to a rental. This is why the rooms are all very large compared to most any other rental and also why we have a full 2 bathrooms and 1/2 bath in a two bedroom apartment. Our rent is lower than some as they reward their old time renters but even the current new rental price is fair and a great deal for what you get here. Along with the large rooms everyone faces the Lake and Sunrise Park so it is cool that way as a place to sit after work and watch the sun set in the west and hear the ducks in the pond crossing. I have lived all over the world and I can not wait till I return here to my true home in Florida (we have been down here since 1972) for at least December-July. My work takes me out of town most of the other months buy my family is here year round and have always loved it...also less that 2 miles to the Saw Grass Mall...I could go on.!! Move here...you will not regret the move. MikeD
