Went to the office to inform about this situation and the maintenance manager said: is because the guy that was cleaning the building wet the floor and he didnt bother to come to the apartmentand check it out, really a lot of residents having several issues and management always give an stupid excuse

Since they change owners Bristol Bay APT Homes going down the drain
What a shame, I have been living in Bristol Bay Apts Home for 8 years, since they decided to sell the property the quality of service and maintenance of the complex has declined 100%, tell me who can live in apartments that when the tenant asks for something to be fixed The problem you have is that you have to wait almost 4 months for the boss to make a work order and wait for them to send the employees to do their work. When the employees arrive at your apartment they come with long faces and protest to the tenant, most of them hide between the buildings, when they realize that they are needed then they decide to go do their job. Bristol Bay when they have an inspection, they only go to the apartment that they fix new but they never go to the other apartments so that the inspectors and owners can see the reality. It is unfortunate to live in this situation. They are giving training to a girl who works in the office to perform the role of manager but she is also a zero on the left, she does not know where she is, she needs a lot of training how to deal with customer service When the tenant needs there is always an obstacle but when it is Bristol Bay you have to run out to get what they ask for because otherwise they tell you that you have so many days to leave the apartment and they cancel the contract. Nothing like this had ever been seen in Bristol Bay. Many tenants have decided to move to other apartments seeking a better quality of life I attach several photos of the terrible conditions of several buildings and the entrance to the garbage bin. They installed cameras supposedly for the security of the tenants, if something were to happen when people who do not live in Bristol Bay come in and do damage or steal a car and you go to the offices to check the video, the manager indicates that first you have to do file a complaint with the sheriff and depending on the problem then she has to send the complaint to their offices so that you can do your job. The security officer is never seen doing his rounds, he simply arrives, parks and it is not known if he is inside his vehicle sleeping or inside the office sleeping

I currently live here and i enjoy it overall. I have a 2 bedroom 2 bath that overlooks the lake for $729. For the price and the area i can't beat it. I have been living here a year and every time i call or place a service order, they take care of it within 24 hours. The office manager remembers me by my name which is a first for me. The down fall to living here is the parking. If you come home after 530pm do not plan to park in front of your building. On the weekends i have had to park in the back of the complex sometimes because all of the spots were filled. But i would resign my lease again.

I currently live in Bristol Bay and this is the worst place I have ever lived. They have very high turnover of office staff. There is no diversity amongst the staff. All of the staff are -------- to include maintenance. The manager is very rude and arrogant. When she is out of the office, her co-worker cannot function because she is just as incompetent. Their English is horrible so whenever they send out notices, they are misspelled and grammatically incorrect. They pride themselves with placing "Notice of Intent to Enter" on the doors and then they never come. The office has selective hours. They close on Tuesday at 1:00 p.m. And limit the use of the computer room and laundry room access. The computers are not always working, the laundry room is not always open and equipment in the gym is usually broken. I often see maintenance washing their cars/trucks and rims at the maintenance shack during business hours. The only time all the staff are in place is when the corporate office is on the premises. The property is filthy. The stairwells and apt doors are so gross and dirty. In front of building 4601, there is an abandoned Chevy Malibu that now has spider webs on the tires and ground around it. The roaches are overwhelming. They are in the walls. No matter how clean you are, you will get them. They allow people to live in substandard conditions in their apts and then the filth draws the roaches. Pest control does not work because the roaches come right back. They are in the outlets and under the cheap carpet. The pool is filthy. It smells of chlorine badly which means that it is trying to fight the bacteria. They never clean it. The pool was off limits last summer for about 3 weeks due to the office not wanting anyone to use it because of an upcoming inspection. They limit residents from using the laundry room due to the same reason. Two children have been ran over in the complex because they do not have any safety. They allow people to do what they want when they want, including smoking and throwing cigarette butts all over the ground. When I told the office, they treated me like I was the criminal. They asked me if I actually saw them do it. I hate coming home to this dump and tired of seeing the trash overflowing. Please don't move here. Consider all of your options. The rent is cheap but you will pay with the roaches. I have to buy all new furniture because of the roaches. I don't want to take a chance with them nesting in my stuff and take them to a new place. Please research the health issues that roaches cause

Please be aware that these apartment suck. My friends warned me not to move in to these apartments but I didn't listen! I moved in February 2013 the model they showed was amazing I received the keys to my apartment walked in and many things were messed up. I put my request in and had to wait an entire month for my things to get fixed. After that I didn't have any problems! Fast forward August my neighbor knock on my door and tell me that her hot water heater burst they came to fix it and the water will end up coming to my side! I call the office to put a request in they said someone will be there by the end of the week. 3 weeks pass I go to the office and they say that someone came out but I wasn't home they fixed everything! I took off 2 weeks no one ever came to my house they are a bunch of liars! I talked to the manager then they flew to my apartment! They all speak Spanish and I can't understand anything that they say but all they did was spray paint where the water damage was! Common sense should have told them if my neighbor water heater broke then I would have water in my apartment but I guess common sense is not always common! This is my first apartment and I hate it! To break my lease would cost alot of money but really thinking about it because I do not wish to live here anymore! The rent is cheap but it is not worth it! THe only time that they will rush and fix something in your house is when you go up there and act a complete fool but that's not me. I'm a young female I live alone and also in the back! There are no lights back here. I work overnight and when I come home it is dark my neighbor's husband had to go to Walmart and buy lights just so we would be able to see at night! The gate in the front has been broken since I moved in. Oh it will be fixed soon they tell me but nope they are lying about that too! Pest control come in every three months and when they spray that's when I start seeing bugs. I think they are spraying water if you ask me! The computer lab has 8 computers but only 3 work! The entire staff is Spanish no variety if people which is not a good thing! The office staff is not on one accord one person tell me this I call back another person tell me something else. I was in the shower one time and I guess the office staff was knocking they just came right in what if I would have been naked. They should provide a heads up call before they come! Please take my advice and do not move here unless they change but if you are Spanish then you will be fine! They take care of they people.

DO NOT RENT AT BRISTOL BAY
I just moved out of Bristol Bay. Thank you very much! GOD IS GOOD!!! The office staff is incompetent! The maintenance staff is lazy and drive around all day on the golf carts or you can find them parked underneath a tree snoozing. My apartment window leaked when it rained. They never fixed the problem because it was leaking from the inside wall thorough the window in the wall. When I moved in my apartment they had to send the carpet cleaning people back out because the carpet was still filthy with huge stains in the living room. The trash compactor never worked on the weekend the garbage would pile up. It looked like a landfill. The security gates never worked the only time they worked was when Donate Morris was seen in the area. Finally, I have been waiting over 2 months for my $300 rental deposit to be returned. I cannot get an answer from anyone in the Bristol Bay Apartments to give me an ETA of my security deposit check. The corporate office in South Florida phone number is ------------. (Please call them and harass them.) They are incompetent as well but you will get a little more help than the Tampa office. PLEASE DO NOT RENT AT BRISTOL BAY save yourself a nightmare and find somewhere else that is clean and have capable staff.

Very thorough, honest opinion
I currently live in one of the first buildings of the apartment complex so there's an extra parking lot with plenty of spaces. However, I can here the trash compactor door slamming during the night, children screaming from the pool, and the trains from the railroad tracks across 50th street(at all hours!). The floors in between the apartments are made out of wood so you can hear your neighbors tv if they have it too loud. I have extremely noisy neighbors, my upstairs neighbor vacuums and does laundry at 5:30 am and people(and crying children)come STOMPING down the stairs at all hours, it sounds like the apartments are collapsing. From the outside the apartments really do look amazing but when I walked into mine the carpet was hard and crunchy from the "professional cleaners" that cleaned it; I vacuumed the floor and found all kinds of garbage around the floorboards and every time I vacuumed for a couple of MONTHS my vacuum would pick up this weird tan powder. TERRIBLE roach problem, the exterminators are supposed to come every 3 months but I've had to call them to my apartment every month because the roaches keep coming back; they come the Wednesday after you write the request so that was good and bad. My front door and refrigerator door have fist marks in them like someone punched it. Oh and the windows aren't on the tracks properly so your'e lucky if they even open or go back to the right position for you to lock them. THE TRASH COMPACTOR OVERFLOWS EVERYYYYYYY WEEK!!!!!!!!!!! It is absolutely disgusting, trash piles up everywhere and the office doesn't do sh-- about it, I'VE had to call waste management myself for them to pick it up, thank God they came within the hour. Disgusting and hazardous to your health. The security guards are here only a few days out of the week but they are all pretty nice and they don't harass you about anything. The apartment complex is gated.I moved in in January and noticed that the gates didn't work so I asked Management and they said the computer that controlled it "had a virus" (seriously?) and that it would be fixed by the end of February, the gates weren't functional until AUGUST and they had them working and then people acted like they couldn't carry their card key on them and would wait until someone else went in and the gate would stay open as long as cars kept going through it. Pointless. So management decided to keep the entrance gate open at all times but keep the exit gate CLOSED even during the DAY. Even more pointless. Maintenance is a joke. You have to tell management you need something fixed a few times before maintenance actually comes; if maintenance comes to your apartment when you're not there they are supposed to leave a notice but they haven't left one notice yet, I know they came into my apartment one day because all the faucets were changed. All the lights in the outside hall way went out outside of my apartment and it took over a month because they were "waiting for the light bulbs to be shipped to them." and actually right now all the lights are out except for one! I come home from work around 10pm so I feel very unsafe. Another thing, small pets are allowed but there is a $500 deposit fee PER PET of which you only get half back at the end of your lease. This is my first renting experience so I can't compare it with anything but I cannot wait for my lease to be up soon!!!!!

dont rent here! trust me you will regret it!
I live here now, man it's horrible. the day we got the apartment, the water was dripping air conditioning was broken, stained nastey carpets, very noisey. air conditioner is broken still, they dont fix it. they are very very rude. ------ in the back area. kids fighting and pulling fire alarms. therre are roaches. i had to pay to have it sprayed myself since they only spray every couple of months. found weave in the pool as well as beer bottles. they show u a nice show apartment, but you dont get what they show u. wouldnt let us have our own w/d because the maintence men didnt want to take it out. compactor is broken every week, trash get piled up. little kids pound on your door and ask if they can take out your trash for a dollar and then leave it somewhere to make you get a $30 fine. lots of repo trucks in here as well as fire trucks. horrible. I had to get rid of my dog they said she was too big at 20 lbs. then i seen a 30- 40 lb chow chow. this place is a waste of time. i didnt mention the month we had to wait to get in here, and the rude customer service. DONT DONT DOOOONT rent here! find somewhere else, or you will be stuck like me

I would say it again...
The staff is a pain in the ---! My contract finalized this past month and now they are saying that they are going to keep the deposit cause we didn't notifed them we were moving 60 days prior the contract finalize. If they don't give my deposit back I will sue their ---. So if you are living there and your contract its soon to be over, write them a letter as you are going to leave and move cause they won't give your deposit back. Other thing is the maintenance it's a nightmare, on November my apartment and some other apartments on the first floor flooded with disgusting waters (dark) all the carpet got soak and some of my personal things. We called them one friday to tell them, waters was coming out of the bathetub and they didn't appear to the apartment until tuesday. There is always noise and they don't do nothing about it. My neighboors used to smoke marihuana and the smells came in to the apartment and they didn't do anything about it. I tell you don't rent in here, the staff are very arrogant people and they don't know how to deal with people.

VERY NOISY
I LIVE IN THIS COMPLEX FOR 4 YEARS THIS PLACE GETTING WORST EVERY YEAR THE NEW MANAGMENT SUCKS THEY DONT LISTEN TO RESIDENTS COMPLAINTS AND WANT U TO SOLVE IT UR SELF THE MAIN ISSUES FOR ME IS THE HANG OUT AND THE NOISE FROM THE NIGHBOURS AND THERE NOISY BEHAVIOR THEY LET THERE KIDS PLAY OUT ALL DAY AND DONT CARE ABOUT WHO LIVE NEXT DOOR AND WANT SOME PEACE AND QUITENESS AND THE MANAGMENT OFFICE DONT OO ANYTHING ABOUT IT.

Don't rent on this apartments...
The staff is a real pain in the --- to deal with! They are not professional. I would say they earn Customer Service Representative certificate (if there is any) at the zoo! The manager is another pain in the ---! I recommend not to give the deposit unless you are sure you are going to move to this apartments. Cause once you give your deposit they don't give the money back if the apartment is approved. So, you move in or you loose your money. Also recommend to read the application with calm, cause they like to hurry people to fill it soon cause they have to go or they are going to close. They try to force you to sign an "agreement" that you are not in accordance with saying "you gotta sign this" don't sign something you don't want too. They got me cause this was my first time applying and getting an apartment but is not going to happen to me again. The camera doesn't work until I moved out. There are always people outside. And some Bldgs are very noisy.

My Car was Stolen from this complex!!!!!!!!!!!!!!!!!!
My car was stolen from the parking lot of Bristol Bay Way. I moved in to this place in March 2007 and since I moved in, I noticed about neighbors that are very strange. And when I called the police they were watching over me, making me think that those people were responsible of my stolen car. Other thing this complex supposed to have people of security, surveillance cameras and access control gates. When I call to the office to tell them what happened to me they only said:"Call the Police". Can someone tell me if the access control gates aren't functioning and when I signed the contract in here it says: Controlled Access aren't they responsible of my loss? I'm very disappointed. Besides when I ask for the surveillance video of that night they told me that the cameras weren't functioning. What a service!!!!!!!!!!!!!!! I want to move out can some tell me about near apartments in this area !!!! Thank You!!! With security pleaseeee!!!!!

Denied for no reason
Applied here last week and the staff was real nice and assured me I would get the place that she put it on hold for me. So she NEVER calls me back to tell me I got denied because of my credit...I checked my credit that day and I have a score of 660. Now thats average and considering this is low income housing that sounds like a load of crap to me. If I had perfect credit I wouldnt be applying at a low income housing place ya feel me? I strongly believe these people hustle all day long just to get the 75 application fees. And I could tell that more than a few people apply a day. And judging by the rest of the tenates there I highly doubt they had better credit than me.... lol but its cool cuz I found a way better place for a lil more money and its not all the way out in brandon so FU*K that place take ur money somewhere else.

Please do NOT rent at Bristol Place: PLEASE READ
First I'd like to say that I am a fair person. I am not out to get anyone, I just want to be honest so people know what they are getting into. Before I moved here I read the reviews and thought…people are just being unfair and all apartments have problems, so on and so forth. Well…all the negative reviews are pretty much true. When I first came to see Bristol Place I was in awe by the model. It was so roomy and pretty and everything looked new. I know that usually the models are nicer than the apartments, BUT in this case there is a BIG difference. When I saw my apartment I was in shock! The cabinets are dingy and very old (some don’t close all the way). The appliances are also old and dingy. The biggest shock I got was the “full-size†washer and dryer. Well, from the outside they LOOK full-size but once you open up the doors they are smaller than stackable washers and dryers. One of the reasons that I moved here was for the large washer and dryer. <br><br>Aside from the above complaints, the parking is a nightmare and much of the areas to park in are not lit. As a woman I do NOT feel safe here at night. Also, they do tow cars if you forget to hang your parking tag. My boyfriend has 3 different hang tags and one night forgot to switch them. In the morning his car was gone and they towed is over 30 minutes away to an extremely bad part of town. We had to pay $140 to get it back…all because of a little mistake. The noise in most apartments is bad but this one is ridiculous. I can hear people watching TV. The garbage is a disaster. There is no recycling either! My apartment has NO outside light except for our one window in the spare bedroom. The only other “windows†we have are the doors to the tree covered lanai. I think that is the main reason for people complaining about high electric bills. Ours was pretty high compared to my Sarasota apartment complex.<br><br>Some other things to consider: the cops are here very often and the office staff has poor customer service and business skills. They kept changing our move-in date, LOST our deposits and kept calling us asking how much we gave them, and when you call to talk to the manager they blow you off and say she’s busy and will call you back. If ANY other business was run this way, they would not be profitable and would fail. I have written a letter of complaint to the management company, we’ll see if that brings about any change, doubt it.<br><br>Please do not move here. There are much nicer places slightly north of this one on Bruce B Downs. I would leave if I could but our lease goes until July 31, 2007.

Oh Please don't rent at Bristol Bay
The 3 bedroom apartment is nice and spacious, but the parking and the management is a bit to deal with. Starting with the parking, if you aren't home by 9pm, know that you will be parking at the entrance of the apartment complex. I think that they didn't lay out the parking right considering some people may have 2 cars or even have company over. The TRASH...what an unruly site for coming inside of the apartment complex. Trash is all up and down the ramp and it sits there for 2 or 3 days before management does anything about it. Then management...whenever you call them to come out and fix something, don't count on them coming until you've called at least 2 more times. Only for them to tell you that the work order must have been lost. I lived on the first floor at this apartment complex and my windows didn't lock. You would think that was a priority with these people but I had to wait it out for a week. Then they tell me you have to push and pull the window to make it lock. When have locks become so complicated? Then it was said, "I probably shouldn't open the windows"!!! WHAT?????? My refrigerator broke down and I was concerned about my food spoiling...oh, I had to wait 1 full day before they came out because the freezer should keep cool. And they didn't come the next morning. When I renewed my lease, my rent went up. Come 3 months later, my rent went up again. When you try to talk to these people they are very sarcastic and Donna doesn't know jack about anything. Very pitiful. Before I moved out, 4 others were moving for nonrenewal. They were of all african american decent and they were yelling discrimination. I kind of believe so, but how can they prove that? Good luck to them. Oh, did I mention that my car was broken in to? Happy Apartment Hunting. Hopefully this has been helpful to you.

Nice Complex...Terrible Staff!!!
We saw this apartment complex and fell in love with how nice it was. However, not only did our rent go up unexplainably within the first three months of us living there (from $675 to $710)The management and staff of this complex could not get any worse. Not only does the "housekeeper" not clean every apartment building, she will purposly not respond to any maintenance calls if she does not like you (very immature). Also, the property manager, Donna Lanson, is most likely the worse manager I have ever met. I was upset about an issue that involved a member of her staff who bascially misinformed me of the correct due date for a payment and so I had to pay the late fee, with her smiling telling me there was "nothing she could do". When I would call to speak with her she would have her associates do the talking and never want to get on the phone. She never returns any messages either. And when someone left thier garbage outside, she pounded on each and every door in the apartment complex, waking my sick 10-month old daughter, just to yell at us. They all are a bunch of immature idiots who don't know what thier doing, especially Donna, and defiantly should not be allowed to run any kind of business. They make you feel low because you live in an income restricted housing. It's very degrading and I would never recommend anyone to move here. Trust me, it may look nice on the outside, but definalty not somewhere you want to invest your money to live.

No Renewal
The staff is very unprofessional, making slick comments and not responding to resident calls. They only have one trash bin so the trash is constantly being built up and the staff is doing nothing about it. The ground-keeping staff is horrible and rude. I would not say that it is unsafe, I must stay on a totally different side from these people. It is not loud nor has anything been stolen or broken into. I see kids playing and families, doing family things. I just DO NOT like the staff!

Trust me, not worth the time
If I had done my homework on this property I wouldn't have moved into this very low class place. Sure if you want to be living in a place where all that is spoke is spanish. If you want to walk out of your apartment and feel like you are in another country, live here. I have seen fights that are so bad knives are being pulled and the police are being called. sure its affordable housing and the property is nice, but the cliental SUCKS!!!! Do what you want, but if you have any type of class at all, find another place to live...to me its the ------!!!!!!!

For the money, I get a lot. <br>It's AFFORDABLE HOUSING. I would not say that I feel UN-safe. The leasing staff were professional and honset, I thought. <br>I'm not an idiot, I did my own research before moving. If I was looking for safety tips, I would not take the word of a Leasing (Sales) Agent.

A very unpleasant place to live!!!
When we moved in we were told that the property was quiet and safe. They also told us the school system was a grade A. They lied...the school was rated D and the building that we live in is extreamly loud. Some of the tenents in the building are always outside being loud, drinking, listening to music loud, cursing, running up and down the stairs. They leave broken beer bottles all over the place, garbage from there nights hanging out in the hallway everywhere. We called and neither the management or the security, who by the way are always doing nothing, did anything about the problem. Cars have been broken into and stolen and there is always people outside arguing and being disrespectful. I have children and they are always woken up by the noise and I feel very unsafe. We will not be renewing our lease and would never recomend this place to anyone. The management is poor and very unprofessional and never return phone calls. It is a shame that such a nice property is going to going down the drain.
