Overall satisfied with the apartment and community. With a lot of dogs and pets it was not uncommon to see animal urine/vomit even on the interior hallways and stairwells. The management has addressed it in emails with some success. The community is in a luxury area and has some nice amenities, but some of the fixtures in the community rooms do not match those of other apartments in the area (even more economy complexes in the channel side area). The pool table is nice to have, but the table is small and felt is scuffed. The cues are in variable states of disarray with one even having a metal tag that could scrape. The shuffleboard table has mostly chipped and unusable pucks. Again, satisfied, but as I have visited friends in the immediate area, I believe a few changes could bring the community up to better compete.

It's in a phenomenal location. Maintenance has resolved any issue within 24 hours, and the office team always provides top-notch service. I love it here. If you're looking for an affordable place in an upscale environment that's close to everything downtown, this is it!

Overall I like MAA Harbour Island, but some things really need to be improved. First, the dog poop situation is out of control. It is everywhere and it smells. Secondly, lazy residents that can't take the time to open the trash chute and drop in their garbage. So, they just leave it sitting in the hallway. Start fining people and this will stop. Lots of emails about this, but no action. Lastly, the security gates are propped open all the time. Why even have them if they can be propped open? Figure something out to stop this practice.

Great location with walking access to Sparkman Wharf, Amelie Arena, Tampa Convention Center and the Water street area. Apartments are a good size and some are updated. Maintenance staff is very good.

MAA Harbour Island is an excellent best kept secret! It is centrally located to all of the downtown areas & amenities. The complex is within walking distance of many restaurants & bars, cruise terminals, trolley station, Amalie Arena (home of the Tampa Bay Lightning & concert venue) and the Riverwalk. The property is well maintained and certain areas were recently renovated (2023) to include a great fitness center with modern weight equipment and a separate room for workouts and classes, a new resident business center with internet access and a pool deck with large grill area and seating.

MAA Harbour Island is a great community to live in. Obviously, the location downtown is ideal as so many things are walkable and living on the water is a dream. Somewhat expected - the area can be sometimes loud with parties and raucous neighbors, and the pools are often loud with music. However, the courtesy officer is prompt and helpful whenever there have been issues. The maintenance team is the best and most professional I have ever seen in an apartment complex! Whenever they come by, they promptly fix whatever needs fixing and makes sure that everything else is my apartment is working properly, often changing lightbulbs and batteries.

This is a great apartment community. Most especially the staff are very responsive, especially the maintenance team whenever I need service (which is not too often) The apartment layout is perfect for me ( a studio), the gym is well equipped and clean, and the front office staff as well as maintenance staff are all friendly and responsive.

I moved back to Tampa and did not look at any other property. I lived here for 6 years from 2017-2022 and had a great experience so there was no need to look at any other properties. The staff is 12/10 and the location and safety is also unbeatable.

The community is dirty, and residents have a total lack of respect in the common areas. Oh...and the parking garage is a death trap. People can destroy your car driving through there, and there's not adequate security to identify the perpetrator!!

The community has been pretty basic. The workers are nice, the leasing agents are ok, good amenities but not the best. Very average I would say of an apartment building. They don't clean the dog park though or the chairs with bird poop on them!

Love the apartment complex and hate to leave but buying a home with a yard for my pup. Only reason I am leaving. Staff is great! Eric and Brook great!! Only complaint is the gate. It is a poor design and bangs when closing. Needs adjusted all the time and isn't. I would suggest it be adjusted monthly or replace the type of door. You can hear from inside the apt and shakes the apartment when the closure is no longer working. Only complaint.

Community is safe, clean and location is amazing. Maintenance staff friendly and helpful. Office staff are as well. I would recommend this community to anyone. Its a great place to live if you like a downtown type living space.

Excellent staff, management, and maintenance. Always an immediate response regardless of big or small. Staff works hard to put their residents first in making sure the property is well kept, issues are resolved quickly, and extremely friendly. The staff turn over is very little to none in my 2 years here, many of the staff have been here many of years and really take pride in the property and it shows they love what they do. I would recommend this property to any family and friends.

Love, love, love, MAA Harbour Island! Has a great community vibe. Three pools, grills, dog park, a nice gym and community room with a pool table makes it easy to feel like you're living on vacation. Maintenance is quick, efficient and friendly. Leasing office staff are always helpful and have fun events and food truck nights for residents. Location is perfect. Close to everything but quiet and out-of-the-way. Restaurants, dry cleaners, dog grooming, and convenience stores are right in the community and grocery stores, more restaurants and shopping are within easy walking distance.

Mold & Roaches
The location is beautiful but the leasing office is an absolute nightmare. I had mold all over my vents due to a failing AC unit (which had already broken 3-4 times in about a year including during one of the hottest weekends of the year). Maintence was slow to response and eventually the leasing office sent their third party expert supposedly certified by the state (Ally Turnkey) who inspected the premises. The leasing office then repeatedly and emphatically told me there was NO mold/growth present, despite the fact that mold was clearly identifiable on sight and even after I brought in my own expert (at my own expense) and submitted mold reports certified by an accredited lab proving there were high levels of mold present on and in my vents blowing all over my bedroom. I was highly allergic to the mold. There are also an insane amount of roaches which has been a constant since I moved in. I found 6 dead after coming back from a business trip. Finally, the leasing office has given staff enter codes without permission and they will send people up without notice. I love living here! The apartments are nice, updated, and the gym is nice! I love the Lululemon mirror. My only complaints are I wish the hallways were cleaner, sometimes they look a little dirty. Also the fire alarm goes off allll the time. However, overall it's a very positive living experience. You can't beat this location for the price. Additionally, the office is very quick to respond as well as maintenance. Typically maitenance responds the day of submission or first thing the next day!

Living in the Harbour building is fantastic The team working here is very kind and efficient, we are vey happy living here. Rent is some kind of expensive. Having better/modern wash dishes machines is an opportinnity

Been living at this community for 10+ years. Best location in Tampa if you're looking for a place where you can live, work, and play without having to drive anywhere! Recent bonus, the community has upgraded all of its amenities and added new ones.

This community has been great, other than ----- (front office lady, everyone hates) and the constant rent raises. The constant dog poop on the ground sucks they also are sticklers about parking only when they want to be. Live somewhere else.

The location is great it is right next to downtown Tampa but being on its own island does provide a more layed back peaceful atmosphere. The dog friendly facilities are great especially the doggie spa wash room

I love my apartment but the outside of the buildings is always filled with dog poop/pee, even in elevators :( elevators should also be checked, they seem very slow, loud, and sometimes don't work. Also expired? Other than that, maintenance team is super quick to respond!
