AWFUL DON"T DO IT
AWFUL SERVICE. We paid the application fee, were told there are one bedrooms available, paid the deposit ALL WITHIN ONE DAY, and then were told that there aren't anymore available. They aren't refunding our money, nor are they giving us any other options. $250 down the drain. DO NOT RENT FROM THEM.

Great apartments and workers
I was searching for an apartment in athens for school and was highly impressed by Redlands apartments. The facility is clean and accommodating as well as has many great features. The lady Amelia was a great help in explaining everything to me and made the transition so easy so I recommend asking for her when you go! Overall a great experience with Amelia and she really helped a lot and is very professional!!

This complex claims to be āstudent-livingā. That is a lie. I they paired me with a 55 year old man...the qualifications to live here are an absolute joke. 10,000 annual income and a 500 credit score. Sickening. Do not live here if you are concerned for your safety. Cops have to drive through here every night because of suspicious activity. Bugs are INSANE here, they claim to pest control services. However, I have the pest control here once.

I really enjoy living at the Redlands because of its community and its transportation services to and from campus. The front office staff is very helpful specifically speaking I love Stephanie, Briceyda, and Bethany who are always greeting me with a smile. I would honestly recommend this apartment complex to anyone who is looking for a safe and quiet apartment complex.

Mon, Oct 15, 2018, 11:48 AM Hello Residents, In addition to giving our pool deck some TLC, we will also be completing some pavement work around the property parking lots. This project will take place on our property October 16th through October 19th. Please make note of the project schedule below, as it will explain the designated dates of service for each property parking area. October 16th- Buildings 3, 8, and 9 October 17th -Buildings 2 and 7 October 18th- Buildings 4 and 5 October 18th- Building 6 Please park only in the available areas for each project day. Be advised that, Barett's Towing will be on standby for cars parked in forbidden designated areas. This will require a little, yet much appreciated patience and cooperation from you guys. Also, be on the lookout a little later today for an update on pest control information as well! Thanks, The Redland Team Less than 24 hours later: Towed many many cars without enough notice. Residents were freaking out the next morning when they could not find their cars. Horrible business practices. Do not rent here.

If you are planning on moving your student daughter or son here....DON'T!!! This place is just leagalized robbery. After moving my daughter out, they charge her and her room mates hundreds of dollars for stuff that wasn't correct when we moved in. My daughters window leaked inside the entire time she lived there. She had to constantly change out towels in her window. For over the first month, they had to turn the shower on with a pair of pliers. Their washer leaked on a Saturday and luckily they knew how to turn off the water but no one came to fix it until Monday. HEED THIS WARNING!!!! STAY AWAY FROM THESE APARTMENTS!!

Charged me over $5000 and I never moved in due to breaking my wrist. These people are crooks who hide behind the fact that they "changed companies" and cannot find my paperwork after I was hired as a leasing agent and then had to had surgery from a previous wrist fall and could not move in. I was told not to worry about it and I had nothing to worry about since I never signed a lease. An electronic one was fraudulently provided from what I am told and I am still fighting this from 2017. It is now August of 2019! 2 years! Stay AWAY!

Me and my husband had a great days,and we loved to stay there, specially our Apartment home is awesome and clean ,I really recommend this place to stay cool,and the staff Denise she helped us lot ,I forgot the manager name he is also kind, definitely we will be back once we get chance.

This is a horrible place to live bugs, amenities, appliances never work and when you call maintenance it is never fixed in a timely manner or to the standards that are required. Just moved my son out and that's one lease we could not wait to be finished with. Also be careful when moving out they end up charging you for services they really should not be such as maid service and shampoo the carpet. This apartment was a mess when we moved in and much cleaner when we moved out. What a scam! These fees are not disclosed at time of move out. You get a bill later so be aware ... Run from this place

Rent is way too expensive for what you get. I've experienced a horrible roach infestation in my kitchen and bathroom, and requesting pest control to come out and take care of it essentially did nothing. I have spent more money in my own pest control stuff than I should have had to. The units are pretty poorly maintained, especially in terms of the carpet. The carpet is worn so thin and is so gross that it needs to be replaced ASAP. Kitchens and bathroom to be recaulked at the very least. There are huge gaps between the countertops/cabinets and the walls in some places, and I think that might be where bugs hide out. No matter how clean you keep your apartment, you're left with it still feeling dirty and dingy. Location is pretty close to east campus, which is a plus. However, if you are an older student/grad student/someone who works and goes to school full time and you want to make this your actual home, I'd stay far away.

Unit was shoddy. Unexplained large utility charges often added to account. Service charges added for online rent payments. Cleaning fee added after unit was thoroughly cleaned prior to move-out and after account was paid in full when lease ended. No notification to guarantors of added fees. Would not recommend this apartment complex.

I put in a maintenance request over a week ago for our dryer that won't even turn on. I was trying to be patient, but guess what, I need to do laundry! So I went into the leasing office to remind them of my issue and the guy working straight up told me that our dryer wasn't an important issue... He said "there are residents without A/C and people that have standing water in their tubs". I agree that those are more important issues, but how have those problems not been resolved in over a week? I pay way too much money to have someone tell me that my problem isn't important. When you advertise that washer/dryer units are installed in each apartment, it is YOUR responsibility to ensure that your residents are getting what they pay for.

DO NOT LIVE HERE. Honestly this place is the worst. Usually I would not take my time to write a review but this place sucks so bad. I hated every minute of it. The internet was great at first and they advertised it as it was great and fast but as soon as spring semester started it became so slow and it would cut off. The cut off the water so many times as well. The furniture is cheap and crap. The front office people are nice and that how they get to you. The front and the outside looks nice but once you go in through the gate, it is complete trash. There is mud everywhere when it rains and they dont bother to clean it up. I dont know why they are charging so much for this piece of crap.

It's a terrible place to live in. There are bugs everywhere and no matter how many times you bring an exterminator in they still managed to stay. There is always something broken - I sat on one of the dining room chairs and one of the legs fell off (and I'm not a heavy person). You can ask to get it fixed but it'll break the next time you sit on it. The furniture is subpar and it's always dusty. Maintenance decides when they want to come fix your things. I'm currently sleeping in an +80Ā°F room bc maintenance did not come to fix the air conditioning after calling them twice about it, and this is considered emergency maintenance. A few of the clubhouse staff members aren't very nice. DO NOT LIVE HERE.

My son lived here in 2015. This place is awful. Very unprofessional and disgusting. Roaches everywhere and they do nothing about it. Apartments are very dirty and not anywhere close to the model they show you. If you are looking to live here RUN. You can find a cardboard box under a bridge me pleasing....

The online rent service didn't work for me, so I had to call several times to see if they could fix it. The staff was not helpful and simply directed me to pay rent with a check. This is a huge hassle for me considering I don't even have a checkbook. I'm annoyed that I can't pay rent online because of an issue on their behalf.

I haven't personally lived here, but I did call here for information on 4/22 for an appartment for me and my friend. We immediately decided this wasn't the place for us. Whoever was working the phones on 4/22 should be given a seminar on proper customer service. The lady who talked to me was extremely rude, unprofessional, and she even laughed, straight up laughed, at some of my questions. This was my first experience with a leasing agent and it was not a pleasant one. The Redlands is not getting any of my, my friends, or my parents money when they have such horrible and rude staff working there. She couldn't even answer my basic questions! Also, she mentioned that rent would be cheap, but then randomly jump up because or appliances that we wouldn't even want or need. That's very sketchy and your website is essentially false advertising. Students beware: be prepared to pay and extra 100 on your proposed rent price. Reevaluate your hiring process and be honest with your customers, you lost out on some serious money today.

The Redland looks like a great place to live, at first you think man it looks ok and it's location is great. (Location is good) But you soon realize what terrible decision you have made. I have lived in various other apartment complexes, this one by far was the worst. The management on various occasions made my roommates and I leave our apartment just to give other people a tour of our place. I mean really can they not just have an example location? We also kept our place really nice and clean (reason why our place was used for tours) and yet we had roach problems. We told management and they sent some one to "take care of it" but it is just now getting better. That means it has taken them over a year with multiple complaints to fix a bad roach problem. Do yourself a favor DO NOT LIVE HERE!

I have lived here for 3 1/2 years now and have seen such a dramatic improvement under the new ownership. The office staff is super friendly and knows me by name. All the amenities and my apartment have been updated. The bus runs every 15 minutes which is super convenient in comparison to the ones that run every hour. I have even had chickfila and hot coffee waiting on me at the bus stop in the morning! Highly recommended!! Super affordable and pet friendly!

The staff doesn't seem to care for the residents or property. Numerous times I have seen wild animals walking around on the property, most times it is a pig. This animal is strictly not allowed as a pet according to their rules but the staff does not seem to care. I tried speaking with a staff member to sublease and he made an offer to accept $150 cash and not report the sublease so I could avoid the $250 sublease fee. Given the chance I'd choose to live somewhere else.
