I&#180;ve been living here for 2 years now, and the only reason I&#180;m moving is because I&#180;m relocating to Washington, DC.&lt;br&gt;&lt;br&gt;The management and staff are very friendly and accomodating.  All service requests are handled within 24 hours.&lt;br&gt;&lt;br&gt;The neighbors are all friendly.&lt;br&gt;&lt;br&gt;My only complaints are (a) some dog doo doo in the hallway a couple of times (but I am assuming that this is from one irresponsible resident) and (b) my neighbors across the courtyard having EXTREMELY loud get togethers late into the night on weeknights.&lt;br&gt;Also, the construction on Roxboro Road can be frustrating in the morning.&lt;br&gt;&lt;br&gt;Oh, and with 3 months free I got a top floor (11 ft ceilings), 800 sq. ft one bedroom that normally rents for over $1000 for less then $800/month!  (And they prorated it throughout the lease...most places won&#180;t do that!)&lt;br&gt;&lt;br&gt;Overall, this is a great neighborhood and I really love it here.  Wish I could find such a great value in DC!

Post Gardens is a great apartment complex. My ground floor apartment is quiet&#44; the appliances and fixtures work well&#44; and I havent seen a bug since I moved in 6 months ago. The staff are fantastic. They are very professional and treat everyone with courtesy and warmth. All maintenance issues get solved within a day. The Post garden grounds are beautifully maintained with ample places to entertain guests. My friends want to visit me just to hang out in the verandah and pool. The gym is stocked with new equipment with personal TVs on treadmills and exercise equipment. The rent is affordable&#44; and all things considered this is the best apartment in the Lenox Park and Buckhead nbhd.

LOCATION:  I have lived here for going on 4 years and have been pretty pleased with my overall experience.  The location is one of the best in Atlanta with only minutes from GA-400&#44; I-85 and all of the shopping/dining/bars of Buckhead.  There is a pretty nice park (Lenox Park) right across the street that has walking trails&#44; large grassy fields and picnic areas next to a small lake/pond. 

FACILITIES:  Maintenance and landscape crews work around the buildings on what seems like a weekly basis to help keep the complex in good shape.  The pool is nice but sometime seems inadequate (size wise) during the Summer when droves of people come to enjoy it...be sure to get a chair by 10am on the weekends or you&#39;ll have to settle for the pool deck!  I don&#39;t use the on-site gym much but seems like the equipment is fairly up-to-date and is usually busy at night after work...they also recently renovated the tennis courts that also stay pretty busy during the warmer months.  The apartment units have two finishes - basic and luxury upgrade.  I have the basic and everything works perfectly fine but if you want hardwood floors&#44; wood blinds&#44; stainless steel appliances&#44; etc&#44; then you&#39;ll be paying much more per month...in my opinion&#44; not worth the extra cost.  Lastly&#44; there are two large parking decks for all residents to use and gives you peace of mind when a big storm comes through or the blistering hot days of summer.  

RESIDENTS:  Most of the people that live here are between the ages of 25-35.  Most residents are &#34;young professionals&#34; with the only students I&#39;ve met being in post-graduate school for an MBA&#44; law degree&#44; etc.  People do have &#34;pregame&#34; parties before heading out to the Buckhead bars&#44; but none of them are out of control.

SAFETY:  There are two gated entries for cars and pedestrians that require a keycard or remote so it&#39;s nice to have the controlled access...although the gates occasionally get stuck but are usually fixed within a day or two.  There is also a security guard from 10pm-6am that splits time between the guard-house at the main gate and patrolling the actual complex whether on foot or golf cart.  There have been instances of a few car break-ins over the years but I&#39;m sure every apartment complex has experienced the same problem&#44; regarless of security level.  

MANAGEMENT:  The staff has always been cordial to me for as long as I&#39;ve lived here and my maintenance requests are usually honored within 24 hours with the longest I&#39;ve had to wait being 48 hours.  There has been little turnover from a personnel perspective so it&#39;s nice when the staff knows you by name and vice versa.  The only complaint I have is their system regarding UPS packages...there is a general delivery room and you get a notice from UPS on your apartment door about the package.  Unfortunately&#44; this room is not actively monitored by the staff (although you have to have your personal keycard to get in) but it would be nice if they required ID to help prevent any potential petty theft.  Other than that&#44; I&#39;ve had a good experience with all members of the staff. 

OVERALL VALUE:  For the location and facilities&#44; you get a lot of bang for your buck.  Is it the absolute best deal in Atlanta?  Probably not&#44; but you&#39;re going to pay a premium for living in the heart Buckhead&#44; regardless of which complex you choose.  However&#44; since lease rates vary month to month&#44; there is a chance you can get a great deal if you time the market properly.  Usually off-months during mid-Winter or mid-Fall have some pretty good deals but beware of late Spring/Early summer&#44; the rates seem to be the highest!  Post Properties has built a solid reputation here in Atlanta so they may be a buck or two higher than other comparable complexes&#44; but sometimes you can negotiate with the property manager for a better rate than what is advertised...unfortunately though&#44; most of the pricing is controlled by Post corporate.

OVERALL RATING/EXPERIENCE:  B ...there is always room for improvement.  If I had to do it all over&#44; would I live here again?  Yes. 

Detailed Review - Good Experience - from a 4-year resident

Dont believe a single 5 star review from this place, MMA pays people to right good reviews to make there complex look and sound amazing. This place has been the worst complex I&apos;ve ever lived at. From a green pool to stolen packages, broken gates and now our mail boxes broken into. I warn you to not live here. You have to pay for community electric and water fees with no valet trash while you pay a trash fee. The front office is ass Incompetent as you can get and doesn&apos;t seem to do a bad thing about any problems.

this place is a nightmare to live at. itâ€™s a beautiful community and neighborhood, but there are so many problems i donâ€™t know where to start. first, the appliances are old. the dishwasher doesnâ€™t work unless you run it two or three times and same with the laundry. secondly, the people that work maintence are very nice. however, often times they take months to finish a simple job (more at fault of management) and they often times NEVER FIX IT. i have complained about leaks leading to extremely expensive water bills as well as a fire alarm in my MASTER BEDROOM that never stops and neither problem has been fixed. it has been months and it is ridiculous. i went to the property manager with my complaints and she says sheâ€™ll get back to me, she never does. nothing ever gets addressed, and for the price- this apartment is not worth it. there were two giant holes in my apartment that didnâ€™t get fixed for months and i caught my infant child chewing on not only dry wall but pieces of the ceiling that stemmed from a leak from the apartment above mine- because they didnâ€™t clean properly when they left and did not return til many weeks later. i am very upset with the way they have handled so many things, and the walls are so thin you can hear someone peeing in the apartment above you. plus, when there is an issue they let you know last minute and when YOU have an issue it is RARELY addressed. i canâ€™t wait to get out of here. this is not a kid friendly apartment and i wouldnâ€™t live here even if i didnâ€™t have a kid. itâ€™s so not worth the money- i want to save another apartment looker the trouble.

I previously resided here in 2012 and moved back so that should tell anyone how much I like it. Great staff!  A blessing actually! I feel safe. It's quiet here and my apartment is comfy, warm and inviting.  I love coming home!

Beat value; clean, updated units; quiet location; most units face the gardens and courtyard with pool, fountains, and trees; pet-friendly gated community, convenient to everything; well-lit and feels safe at night.

Very nice and quite, but noise seems to pick up on the weekends due to the young tenants party mindset. Grounds are kept clean on a daily basis, but would be better if everyone did their share and stop littering. Management has always been helpful and caring. Maintenance is responsive with the understanding that they are busy.

The community is very convenient to shopping & the park. Very walkable! Lots of parking for residents and visitors. Maintenance readily fixes at issues reported. Mailbox area has been broken into, and car windshield smashed which are all concerning since the residence is gated

Despite high rent the community is not able to provide basic sanitation and cleanness to public areas. Trashes are everywhere , animal discharges are not picked up nor cleaned by community. Smell of discharges in summer is unbearable in entire community . Handicap spots are not enforced and always occupied with normal card therefore my first were. It able to use it. Stairways are disgusting and smelly with trash in them. Mail room is very unorganized. There is no amenity what so ever despite high rent. I'm general the situation is not acceptable and will recommend this place

Car theft. Stolen packages. Poorly constructed - black mold, ceiling caving in, ran my credit twice , listed my dad , as a resident , ran my credit twice, biz computers steal passwords, two different addresses for one property , 2 hit and runs, criminal activity

I've been a resident for about 30 days now and so far I'm not liking it. I believe the community could be a lot safer, there's no cameras. I wish maintenance actually answered requests that should've been done prior to move in date, the property could be cleaner and I wish all of the amenities were open for use, we've been getting the run around about renovation completions since we moved in. It's honestly been problem after problem that I did not expect to have in the Lenox area. For what it costs, sadly this property is not worth. I could've definitely found better for the same price in this area.

Having lived in apartment complexes across the country, my experience at MAA Gardens has been the absolute worst! There's been several management changes over the past two years. Both the community staff and the corporate staff lack integrity and empathy. Management is out of touch with what's going on in their units. They've spent million of dollars on state of the art amenities and community center but have failed to put as much care into the resident experience. It's a reasonable price for the area. If you want to live in Lenox Park, Aspire Lenox Park is a right next door and management cares and treats you like a human. I would not recommend MAA Gardens or any other MAA community under the leadership of MaryLou Scruggs

This community was spacious, well kept, and very inviting! The customer service I had was attentive, friendly, and helpful! They gave me a gift bag which was so sweet and gave me good advice. I really enjoyed my tour and I hope I get approved for this apartment!

A very nice clean place that is priced well with friendly staff. They answered all of my questions with the correct knowledge base. I was pleasantly surprised with the tour and I am excited to become a future resident.

I recently moved in to this apartment. Everyone is friendly. Staff's are well behaved. They have nice swimming pool, fitness area and pet spa.I don't know what will happen to future but for now it's quit good.

I have been here for only one month and my unit has already FLOODED from a pipe bursting in the building. Apparently leaks and pipes bursting here is very common since the building is old and they have not yet updated all of the piping. We also have issues with cockroaches repeatedly coming out of our bathroom sink and shower drains despite having their on-site pest control coming in to spray our unit. I feel very hurt with how insensitive management has been with us thus far. Never experienced this kind of chaos in any other apartment complex before. PLEASE do not rent here.
