Detailed Review - Good Experience - from a 4-year resident

LOCATION: I have lived here for going on 4 years and have been pretty pleased with my overall experience. The location is one of the best in Atlanta with only minutes from GA-400, I-85 and all of the shopping/dining/bars of Buckhead. There is a pretty nice park (Lenox Park) right across the street that has walking trails, large grassy fields and picnic areas next to a small lake/pond. FACILITIES: Maintenance and landscape crews work around the buildings on what seems like a weekly basis to help keep the complex in good shape. The pool is nice but sometime seems inadequate (size wise) during the Summer when droves of people come to enjoy it...be sure to get a chair by 10am on the weekends or you'll have to settle for the pool deck! I don't use the on-site gym much but seems like the equipment is fairly up-to-date and is usually busy at night after work...they also recently renovated the tennis courts that also stay pretty busy during the warmer months. The apartment units have two finishes - basic and luxury upgrade. I have the basic and everything works perfectly fine but if you want hardwood floors, wood blinds, stainless steel appliances, etc, then you'll be paying much more per month...in my opinion, not worth the extra cost. Lastly, there are two large parking decks for all residents to use and gives you peace of mind when a big storm comes through or the blistering hot days of summer. RESIDENTS: Most of the people that live here are between the ages of 25-35. Most residents are "young professionals" with the only students I've met being in post-graduate school for an MBA, law degree, etc. People do have "pregame" parties before heading out to the Buckhead bars, but none of them are out of control. SAFETY: There are two gated entries for cars and pedestrians that require a keycard or remote so it's nice to have the controlled access...although the gates occasionally get stuck but are usually fixed within a day or two. There is also a security guard from 10pm-6am that splits time between the guard-house at the main gate and patrolling the actual complex whether on foot or golf cart. There have been instances of a few car break-ins over the years but I'm sure every apartment complex has experienced the same problem, regarless of security level. MANAGEMENT: The staff has always been cordial to me for as long as I've lived here and my maintenance requests are usually honored within 24 hours with the longest I've had to wait being 48 hours. There has been little turnover from a personnel perspective so it's nice when the staff knows you by name and vice versa. The only complaint I have is their system regarding UPS packages...there is a general delivery room and you get a notice from UPS on your apartment door about the package. Unfortunately, this room is not actively monitored by the staff (although you have to have your personal keycard to get in) but it would be nice if they required ID to help prevent any potential petty theft. Other than that, I've had a good experience with all members of the staff. OVERALL VALUE: For the location and facilities, you get a lot of bang for your buck. Is it the absolute best deal in Atlanta? Probably not, but you're going to pay a premium for living in the heart Buckhead, regardless of which complex you choose. However, since lease rates vary month to month, there is a chance you can get a great deal if you time the market properly. Usually off-months during mid-Winter or mid-Fall have some pretty good deals but beware of late Spring/Early summer, the rates seem to be the highest! Post Properties has built a solid reputation here in Atlanta so they may be a buck or two higher than other comparable complexes, but sometimes you can negotiate with the property manager for a better rate than what is advertised...unfortunately though, most of the pricing is controlled by Post corporate. OVERALL RATING/EXPERIENCE: B ...there is always room for improvement. If I had to do it all over, would I live here again? Yes.
