Have only lived here for 6 months so far, but it has been pretty good.  This complex is adjacent to the freeway, so be prepared for the odd tractor-trailer horn at 2AM (unless you live on the other side of the complex! &lt;wink&gt;)  &lt;br&gt;&lt;br&gt;The appearance of the complex is nice, and there are some coveys to walk through if you enjoy brief afternoon saunters.  Nothing spectacular, just something to do if you don&#180;t feel like driving anywhere.&lt;br&gt;&lt;br&gt;The pool and tennis courts are both clean and well-kept, however, the garbage bins tend to get overfull on the weekends, which is most unattractive.  This problem generally seems to resolve itself by Monday, as the groundskeepers work very hard to keep this place looking neat.&lt;br&gt;&lt;br&gt;The complex itself is gated and generally quiet, but it&#180;s also a &#180;pet-friendly community&#180; so watch your step.&lt;br&gt;&lt;br&gt;Interesting item of note: Continental Breakfast (bagels, juices, granola bars, etc.) during weekdays starting at 7:30a.

This is the most dirty&#44; dangerous&#44; terrible and worst place to lives ...... maintenance is 0&#44; my building is nasty &#44; nasty .The lease office  don&#39;t make anything about it..drugs dealers ans drugs users in the buildings&#44; and nobody make something about it either.....shooting&#44; wear people&#44; trash countainer overload &#44; cats every were&#44; etc&#44; etc.....AVOID THIS PLACE .......

I&#39;ve been here going on a year and I&#39;ve seen it go from an outstanding community to a slum property.  Since they&#39;ve changed management like three times during my stay here. It has gotten progressively worse. Each set of managers and leasing agents staying further and further away from the property. At least the ones when I moved in stay here.  My first problem I had was with my neighbors. They had a pitbull and last time I checked it was against their rules. I had to call the cops on them constantly for fighting all night and throwing dog crap off the back balcony (just ignore the multiple dog parks that are in place for that type of thing).  

The gate is constantly broken. If it rains&#44; you can count on that gate to be broken the next day.  Speaking of rain&#44; my place has flooded three times since I&#39;ve been here. The first management team put me up in a hotel until the apartment was repaired and the sheet rock replaced&#44; this one left me to waddle around in water for a week before they even started fixing it.  Oh by the way&#44; the river behind me was not the reason why my apartment flooded. It was because water was coming in from the parking lot in front and running underneathe the building and flooding the hidden storage area that most people don&#39;t know about.  I&#39;ve probably been breathing mold for a year. If you come now&#44; you&#39;ll see tarps on nearly every building here because of roof leaks. It wasn&#39;t a hurricane people&#44; why the heck are the roofs leaking?

The new maintenance team is incompetant and can&#39;t speak any English. First there was one Russian and now there was the whole maintenance team.  I&#39;m not racist in any manner&#44; but when you try to use not being able to speak English as an excuse for you to be lazy as hell&#44; I have a problem. They look at you crazy when you&#39;re explaining to them the problem. The last one shrugged at me and gave me a look like he didn&#39;t really care what I was telling him anyway.  All of their properties now have Russian maintenance squads by the way.  I&#39;ve worked with Russian people for years at my old job and have never seen any this lazy.  Must be cause they get a free place to live and are on salary???

Oh&#44; the other reason I&#39;m moving is because of the recent break-ins. We used to get these little letters telling us about break-ins at other complexes and watch out for your neighbors&#44; etc. Now the last letters they sent are telling you to keep your windows locked. The armed security guards are nearly non-existent. They are as incompetent as the maintenance team. I almost shot one the other night for sneaking around my unit at midnight. If the break-ins are occurring in order by building number&#44; someone should tell you that theres a method to this madness right? If they move from building 56 to 57&#44; then finally last night to 58.. What the f*** does that tell you. They are probably involved. If the leasing center itself can&#39;t keep tv&#39;s on the walls&#44; how the heck are they protecting us?  

My car has been vandalized and stolen out of the complex&#44; despite me telling security that people that I don&#39;t know are starting to loiter near our vehicles. And people that I&#39;ve never seen are starting to just be walking around throughout the complex all day and night and never seem to end up in anyone&#39;s apartment.  I know I&#39;ve written a lot&#44; but take my advice. STAY AWAY FROM THIS COMPLEX. It looks all good on the outside&#44; but once you get here. Trust me&#44; they have you stuck in that lease with tremendous fees. This as I&#39;m reading can be said about all Worthing Properties. Stay clear.  

What has happened to this property?

Well yet again it&#39;s the weekend of the 4th of July&#44; I came home from work and the water had been off all day w/o any notice this would be occuring yet again&#44; but they turned it back on around 6:30pm thursday w/note it would be off friday 8-6 when most residents are off for the holiday&#44; but I guess the brains of this outfit decided perhaps they should wait til Monday the 6th to cont&#39;the &#34;no water&#34; BS again&#44;I&#39;ve attached the posting and would just like to say I&#39;ve upheld the terms of my lease but they havent&#44; yet &#34;we&#34; the residents have no known recourse (yet)after living in the worse place to date (I&#39;ve lived in other states) Ga. is off the hook&#44; oh yeah heard an annoucement that effective july 09&#39; the water rates will increase 12&#37;. Our rates cont&#39; to increase & availability & access to the water cont&#39; to decrease....everybody wants to use their bathroom 1st choice but where we pay the bulk of our income can&#39;t even depend on home bathroom being available (WTF). FYI water is life....oh yeah ATTN RESIDENTS: just found out why the property on decline&#44; 1br special is $545 for the 1br&#39;s does price make a difference in neighbor quality???? When I moved in 1br $750  mandatory min 500k renter&#39;s ins & rising water bill; always charged for 30dys but frequently dont have water for 30dys (kinda gangsta)
OMG the laundry room is filthy&#44;disgusting&#44; the last 2x i went there was standing water in couple of the washers w/tiny nats or whatever the bugs are that hang around dirty standing water- UGH&#44;I&#39;ve used the laundry 2x in 7mos. and yes I can afford to buy a set but since I&#39;ve known like since day 20 of my 365 day contract that I would not be here long I prefer to minimize what I have to move when I do (for the smart a** or staff that will comment about that).

I&#39;ve Had Enough;4 mos.left on my lease OMG

I&#39;ve lived here for two years and absolutely LOVE this place!  I&#39;ve been through the old management and loved them&#44; and the new management is awesome too.  I&#39;ve been happier here than anywhere I&#39;ve lived since I was a child and would recommend this complex to anyone I know.  The staff are friendly and courteous&#44; the grounds are well kept&#44; and I&#39;ve never felt safer.  The view out of my back windows is wonderful and I&#39;ve spent many an hour sitting there gazing at the wildlife and water.  The new staff works even harder than the old staff and I&#39;ve made a friend or two that will never be forgotten.  I&#39;m moving out of state next month and will be sad to leave&#44; but if I come back to Atlanta&#44; rest assured&#44; this will be THE FIRST place I come to for an apartment!!!

Great Place - Great People!

I moved to The Mosaic seven years ago when it was known as Stonebridge.  During those seven years&#44; I moved from a one-bedroom apartment to a two-bedroom apartment because of mice and noisy neighbors.  I should have moved out of the complex then.  I have had the privilege of watching the complex decline&#44; especially accelerating toward disaster under the shoddy management of The Worthing Companies.   The complex can best be described in a complaint I made--government housing in its Sunday best.  

The proverbial straw was when my water bill went from $25 to $45 because I lived alone in a two-bedroom apartment.  I inquired as to why they didn&#39;t calculate water bills based on occupancy.  The response&#44;    &#34;We don&#39;t really know how many people live in each apartment.&#34;     They openly refuse to comply with Sandy Springs    code regarding the maximum number of people in a residence and the direct side effects--more garbage&#44; more pests and no parking spaces.  

I complained numerous times about a broken window.  The window was never fixed&#44; and the winter breeze was especially bitter during the frigid months of January and February with the mix of snow and ice.  Also the apartment is heated by gas which broke the $100/barrel mark in January&#44; beginning a seemingly unstoppable trend in gas prices.  In short&#44; I was cold&#44; my rent was paid on time and I was ignored by management.    Ultimately I had to stop using the living room until spring.   The management does not care unless it has financial incentive.   Upon my giving my 90 days notice of non-renewal&#44; wanting to acknowledge me as a resident suddenly became popular&#44; including an offer to fix the neglected window.  Again the window went unrepaired. The fake salesman behavior said nothing positive about management and proved I was correct in moving out.  The window also let in rain which puddled on the cheap carpet and created mold and mildew which I had to clean routinely.  

The appliances and HVAC system are archaic.  Everything is cheap and terribly in need renovations.  Cracks were forming in the walls&#44; where the crown molding met the ceiling and at door and window frames.  You could see where someone had attempted to    fix    the cracks by giving them an extra coat of paint.  The paint job itself was sloppy especially at windows.  Unless you blast the television&#44; you cannot hear it over the rumblings of the heating and cooling unit.  During my last week in the apartment in late May&#44; the air conditioning would never cut off and the temperature in the apartment never cooled.  I would not be surprised if the unit has died&#44; after all it was installed during the Middle Ages.  Its passing was long overdue.  I had several water stains in the ceiling with many at the ceiling fan base where someone had carelessly applied caulk or spackle for reinforcement.  They never bothered to blend&#44; pack or smooth the material.  I never turned on the ceiling fan for fear it would fall and I would pay a severe consequence for the poor craftsmanship and maintenance of the apartment. 
 
They installed super-cheap low flow toilets and showerheads.  I had to take half a day off from work because management could not locate the key to let the workers into the apartment.  How is that for inept?  Then the installers damaged the linoleum &#34;tile.&#34;     It was never fixed.  Apparently a bird with a bad case of diarrhea flew over the skylight in the bathroom.  Lovely.

Your best opportunity for meeting the neighbors will be while they are waiting for work at the day labor camp conveniently located across the street.  As of my moving&#44; it had begun to migrate across the street.  I stopped going to either the Shell or Chevron because I got tired of being sexually ogled by some dirty group of men waiting to be picked up for construction or lawn work.  

The entrance gate was open and/or broken 80&#37; of the time.  This includes one week where a section of the gate had been knocked over&#44; laying on the dusty pavement.  The gate is intentionally kept open during the daylight hours presumably for the convenience of robbers.  It&#39;s easier to break into an apartment when most witnesses are at work&#44; and it prevents most unintended bungles from having to juggle a flashlight and steal someone&#39;s television and any resulting lengthy jail-time.    And I lived in a cul-de-sac&#44; which made a perfect spot for abandoning a car or just hiding it from the repo man.  Let&#39;s not forget the permanent parking space for &#34;Su Taxi.&#34;     

While I was looking for a new apartment&#44; leasing agents and I had to make multiple requests for a rental history.  It was at the point where I was considering withholding the final month&#39;s rent until the rental history was provided.  I consider management&#39;s ethics to be shady.  I would strongly encourage anyone living or planning to live there to provide all requests or notices in writing with proof of delivery.   

As for the pest problem&#44; my apartment would be an insect-lover&#39;s heaven--spiders&#44; roaches&#44; ants&#44; house  centipedes&#44; everywhere.  You could predict the pending return of spring by the increase in the presence of the roaches and daddy long legs spiders.  Summer was reserved for these little black jumping spiders.  A lone large cockroach was even in my bathroom sink on my final day in the apartment to bid me farewell.  I almost teared up&#44; except I was reminded of the filth and germs it spreads.  The bug problem is not helped by neighbors who leave their trash sitting outside their doors through the night and on warm summer days.  I uploaded videos of the roach on youtube . You&#39;ll have plenty of roaches at The Mosaic&#44; but you will not have any counter or wall space in the bathroom. Yes I threw the toothbrush away.  

Speaking of neighbors&#44; be prepared to protect your toddler&#39;s and grandma&#39;s ears from profanity laced lyrics glorifying the abuse of drugs and women rhythmically bending over--to put it politely--over thumping bass that&#39;s blasting from your neighbor&#39;s car.  Oh but don&#39;t worry he&#39;ll be listening to gospel music on Sunday at the same volume at 8:00AM.  Grandma will like that.  Who cares if you don&#39;t?

The breezeway is filthy and littered with dead bugs&#44; bird droppings and dried drippings from leaky trash bags.  Management recently slopped some gaudy green paint down to compliment the gross nature of the breezeway.  I kept hand sanitizer in the car in case I touched anything.  The hole in the wall is pure luxury and I&#39;m sure it&#39;s part of some fancy ventilation system. 

Please do not be fooled by the exterior.  Grills&#44; skillfully decorated leasing office&#44; and manicured lawns will soon lose their appeal when--after a year of stepping over your neighbor&#39;s trash&#44; listening to and feeling the downstairs neighbor&#39;s kid entertain himself by hurling a ball against the wall&#44; having a broken window let in cold air&#44; rain and pollen&#44; not having anywhere to park&#44; being subject to ghetto antics at 3AM in the morning on Wednesday&#44; watching your poorly renovated apartment decay&#44; having mystery dings and scratches appear your car overnight and being ignored by management because once you sign the lease management feels no obligation to listen its residents--you receive a friendly notice informing you that your rent is going up if you renew your lease.  

This morning I had to send a fax informing management that they are in violation of the Code of Georgia for not refunding my security deposit without explanation.  Again&#44; I STRONGLY ENCOURAGE YOU TO PUT EVERYTHING IN WRITING WITH PROOF OF DELIVERY.  The word of The Mosaic&#39;s management holds the weight and smell of a fart.

Choose wiser than I did

I was supposed to move into these apartments on March 1st of this year but decided not to. When I first looked at the place&#44; I really liked the layout (they are very unique and huge for the price)&#44; but was concerned about living on the bottom floor. I asked if they had a top floor available and they told me they did. However&#44; once I sent in my application fee&#44; they didn&#39;t have any available anymore. I am coming from out of state and it took a great deal to send in everything and I guess it arrived later than expected. However&#44; a couple weeks later they called me and said that they lost my application and I would have to resubmit one. I also started thinking about living on the first floor in an Atlanta apartment and decided not to. I was concerned with safety&#44; I take all the reviews on this site with a grain of salt - the apartment locator service I used said they never had a complaint - but I just didn&#39;t like that they lost my application and didn&#39;t have a top floor available like they had said. The management is very nice&#44; but that could have changed once I moved in. I know they are doing big renovations to these apartments so hopefully the confusion of that is all it was. But&#44; I don&#39;t want to deal with it so I chose to live elsewhere.

But honestly&#44; I would have lived there had they have gotten me a 2nd floor. 

I am undecided...

This place is a dumping ground. The dumpsters are always over flowing and cats hang out for their meals. The apartment has constant leaks in the plumbing and electrical problems. Maintenance men do what they can but often patch things instead of fixing them. Outside contractors should be called to do complete repairs. The appliances are old, worn & failing. They started painting a few years ago and stopped 1-2 inches from the door frames. When the seasons change ants take over the kitchen.. The rent increases each year but things are falling a part. There is now a mandatory fee for valet trash but the dumpsters are always overflowing.  I have more pics but could only post those.

I stayed at the Harrison from January to May of 2019, and we had the worst experience ever. My roommate and I are college-age girls and they put us in an apartment that you could only get to if you walk around to the back of the building. The breezeway light never worked so it was always dark when we came and went from our room. Also regarding safety, the front gate to the complex never worked. We lived there for about 2 months when they made us pay extra money for a gate access card and didn&apos;t fix the gate until weeks later. And even then, the gate was always open, so anyone could go in as they pleased. But the worst part was the BLACK MOLD. For several weeks, my roommate&apos;s carpet was soaking wet around her doorway. Inevitably, the water brought roaches everywhere and they were huge. We submitted a maintenance request, but after a week of no response we realized that they probably don&apos;t read these, so we called maintenance. The maintenance guys were nice and did what they could to help us out (we think the office staff is in charge of relaying the requests to the maintenance staff but were not). When our maintenance friend came to find where the water was leaking, HE FELL THROUGH THE WALL! The wall was so wet from the leak that when he leaned on it, he just went right through the sheet rock. We could see the black mold all over the inside of the wall. But instead of giving us a place to stay until they could arrange to have us moved to another room, they taped trash bags over the holes while they weren&apos;t working on it. When they finally got around to finding another room for us to stay in, they would only pay half the price for movers. We are two college students who are working full-time jobs for experience in our majors, $200 is not pocket change for us. As far as staff, where do I begin? When we were still living in the damp cave with all the roaches, I called the office to see if they could take care of the issue. They never answered my call. So I called back and left a message and never got a response. I continued to call and leave messages and they never returned any of them. I know that they had my number and were ignoring it because I borrowed a co-worker&apos;s phone to get in touch with the office and they answered on the second ring. I tried to get in touch with the lady who is supposedly in charge of the apartment, Ms. Radford, but every time she was &quot;out of the office&quot; so I honestly started to wonder if she was even a real person. This was just the worst experience I have ever had. I have told every singe person who asks for apartment recommendations in Atlanta. And I go to a big university where a ton of students intern for big companies and are in need of a place to stay. I will make sure all of them know the disaster that is the Harrison and steer them away from ever giving this apartment their business.

DO NOT MOVE HERE! This apartment complex has been a nightmare. I wish I could have moved out the first red flag but I stayed. And also, they force you to pay a months rent to break the lease....For one, the gate that you are required to purchase a key card for NEVER works...the breezeways are filthy...smell of pee and covered with webs and on several occasions I have found feces that stay for weeks.The apartments are &quot;renovated&quot; but they are very poorly done. After 6 months of living here, my tub needs to be &quot;resurfaced&quot; but the leasing office seems to think that&apos;s normal wear and tear..The washer and dryer that come in the apartment are useless. I recently had jewelry stolen from my apartment with NO FORCED ENTRY and all leasing had to say was &quot; I&apos;m sorry that happened to you&quot;. As I am extremely terrified for my safety at this point, I have ended my lease and could not be happier! Please do yourself a favor, and read ALL the recent reviews.

DO NOT MOVE HERE! DO NOT MOVE HERE! This place is a waste, and you&apos;ll regret it. I wish I had read the reviews prior to moving in. I moved in November to an apartment that had not been cleaned or prepared for a move in. Not only that the apartment has roaches, had NO LIGHTS in the kitchen for weeks! I cleaned the unit on my own and have been doing my own pest control since they NEVER show up! Management never once stepped in to offer assistance, only apologies with no action behind them. I am paying to have a washer and dryer in my apartment and there is not one here and all I keep getting in promises and apologies! The office team is inept, and they do not communicate with each other. To add fuel to fire I get an email saying that I OWE $496 when I have paid everything I am required to pay. The level of customer service is trash. They do not even answer the phone. Your service request will go undone and when you call, IF they answer they will tell you â€œWe care&quot; It&apos;s ALL LIES! Do not waste your time, your money, or energy!

TERRIBLE!!!! STAY AWAY!!!!!! They lie about it being total electric! The rent prices arenâ€™t worth it! Youâ€™re ONLY paying for the kitchen appliances!!!! For $1398 a month you can rent a nice house or rent nicer apartments with better quality walls, cabinets, etc. with NO BUGS!

Some people in the community or outside the community come and dump the trash all over the ground and does not care if I were the manager I would put a great big privacy fence around the whole garbage compactor close to the driveway where they like to put their trash and then put a camera there and send it to the police for violating the property I hope this will help you guy. this is a very expensive area but it really doesnâ€™t look like it we pull up in here and see all of this garbage all over the place just ridiculous it looks like the hood

The community is nice except the garbage

Former tenant here and don&apos;t do it. It&apos;s April 2023 and this place is literally falling apart. The paint is uneven, the floor is uneven, it&apos;s dirty and dusty, the renovations were done sloppily. You can really do so much better. That security deposit? Gone. Reservation fee? Gone. They have charges out the wahoo, it&apos;s just terrible. No one in the leasing office has a clue and then they have an attitude about not having a clue. The property manager has the worst attitude and a smart mouth. Just save yourself and your money. You&apos;re not that desperate to live here.
