Another Update - Almost @ 1 yr

New Ownership! Well the property is no longer apart of Equity. It does seem like some changes are being made around here. They are enforcing fines for people leaving dog poop around. I noticed a security guard patroling the parking lot at night, but I haven't seen him lately lol. Hope he didn't get fired/quit already! The only thing I don't like was that with the new company we can't pay rent online (yet). I decided not to renew my lease because I chose to live in a different area and my unit sucked! My friend has a higher up unit here and doesn't have the problems that I do on the first floor. Begginning of Fall Update: Honestly this complex is all good. Its sad that some of the luxury apartments in the area seem to have more problems. 1. The noise level has dropped again but overall the summer wasn't too bad. 2. As far as bugs, I have seen an increase in the giant cochroches outside and a couple slip into my house every now and then (understandable?). Otherwise my unit has continued to be bug free since I first sprayed. 3. I don't really hear my neighbors anymore and the annoying creaking sound in the wall has stopped months ago. 4. I have experienced water leaks from my kitchen sink, but have been too lazy to report it 5. There has been an apartment break-in and car break-in this summer, relatively close to my unit. Its scary but foolish to not expect a few in Atlanta 6. It's been really cold so the draft is back!! I wish the apartment was better insulated. 7. Overall, GREAT place to live! The location is PRIME!! Close to everything. The complex is fairly quiet/calm considering the heterogeneous makeup of the residents. I would say the good thing is that you don't see any teens or blatant drug transactions. Can't say that they don't live here?? I would love to renew my lease however I would also like a different unit (not on ground floor). ____________________________________________________________________________________ Beginning of Summer update: 1. I've used the workout facility. It is small, but nice. It seems like you can use it whenever, not just when the office is open. 2. The pool is nice, it tends to be filled with kids and leaves. I wish the bbq grill was kept a cleaner, but the tenants are responsible for that :( 3. The noise level has gotten a little higher, esp from the parking lot. But the good thing is you will not see people hanging around. 4. My unit alright. No major complaints. My tub tends to leak, it needs some sealing. The window screens aren't secured...and this is annoying/scary considering that I'm on the 1st floor. Still no bugs :) ____________________________________________________________________________________ So far so good. Moved in during the winter... Application/Moving In: application went smoothly, besides I caught an awesome move-in special. I wasn't able to view my exact unit beforehand since someone was living there, but it was what I expected. The staff was always friendly and helpful to me. The Skinny: - Since day one, I've had several maintenance requests, however they've been handled. But my unit isn't updated so I was expecting some. - My unit is on the ground floor so I came prepared for bugs. I had the unit sprayed before I moved in and a couple times afterwards, and I personally applied RAID, ant traps, and boric acid. Haven't seen any ants since lol! - So far the noise level is tolerable. Some neighbors blast their music on the weekends, another sings in the shower, but overall it seems like everyone has day jobs. Occasionally I can hear chatter in the parking lot and just about every morning I hear car alarms going off! But I experienced the same when I lived in a 3rd floor apartment so I guess it comes with the territory?? Don't hear street traffic tho'. -One thing that seriously annoys me is that I always here a "creaking" or "tapping" sound coming from the walls in my bedroom. It's bad enough that I can hear all things bathroom related from my neighbor (I'm always awakened by my neighbor shower/toilet in the morning), but I can't pinpoint what the tapping is. Maybe its pipes or my neighbor. However its consistent and occurs at all hours of the day. -if you are looking for washer/dryer in unit, I would suggest a unit with a full size set. I have a stackable set, and it sucks. It takes forever to dry my clothes. And I believe this is a reason why my electric bill is higher than expected (same price as when I lived in 2BR/2BA). I just believe a full size would be more cost-efficient. -I haven't used the fitness room or pool yet. I think the fitness center is only open when the office is...that sucks. But the facilities look nice from the outside. -I also want to note that since my unit is on the ground floor and out of direct sunlight most of the day, it remains fairly cool (I don't turn on AC). But during the winter my place was drafty. So you would have to take some extra measures to better insulate. Overall: I'm satisfied. The real test will come during the summer. I guess I will get to see my neighbors true colors then lol. That would be the determining factor of whether or not I renew my lease. I wish I would have caught the unit when it was a little bit cheaper (it was around $50 less). But I would recommend unless you are specifically looking for something fancy. The location is amazing and I am very happy.
