They have been on a constant downhill slide. Where to begin? Security is severely lacking. Roving gangs that terrorize, ie, residents have been shot, stabbed, beat up , etc. The grounds are only kept up by club house so you get to see a pretty view. The list is far to long to make mention here. Just look behind the "VAIL", you'll see what I mean.

Great community staff and rent is affordable. Nice location on Lake Lanier with two spacious pools and a gated entrance. Nice residents and plenty of parking but they are a little slow on fulfilling work orders.

It has been horrible. Rent going up but nothing getting fixed. No parking, no security, hard to the office personnel to answer the phones. Several tree hanging over parking areas that needs to be cut down

The staff is friendly and attentive however with the internet now working their hands were tied except for Christy - she didn't just write a ticket - she called Peter to come out to me as soon as possible. He was able to get the connection to work but it soon lost connection after he left. There was a series of steps that hadn't been completed on the internet companies part from the last tenant.

I have been disappointed with the overall condition of the apartment. The community seems nice enough, but the condition of my apartment was generally poor. I have come across at least a half dozen cockroaches and the apartment was not cleaned thoroughly.

I've only lived here 4 days but the property is absolutely beautiful and everyone from residents to staff have been extremely nice. It is very pet friendly and I am lucky to have the Bark Park right beside my building.

Classless Court Process Abusers

I cannot rent from this establishment because from what I understand seeing it first-hand, the property managment team has no accountability. ----- had knowledge of mold being on a tenant's personal belongings which was a flagrant admission that she had made unauthorized entry into a unit. ----- also damaged tenant property and cannot pass a polyrgraph exam stating otherwise. ------ --------------------------------- kept her away from her unit while they served an eviction notice on her door instead of repairing mold that had laid dormant for over 20 years according to The Mold Law Group. ------ cannot pass a polygraph exam disproving this statement about his predatory behavior. Property management served an eviction to one tenant, but did not include the name of the other leaseholder (who never occupied the unit). This means they target individuals with malicious prosecution due to personal reasons, and reclaim units despite no action being brought against other leaseholders of that same unit. This is the definition of classless, egregious, unprofessional abuse of the expertise gained in their industry. If anyone disputes what is contained herein, ------------------------------------------------------------------------------------------------------------------------------------------. They will refuse a polygraph exam because they know they will adamantly FAIL --------------------------------------------------------------------------------------------

The big draw to this apartment complex was the view of lake Lanier as you are driving past the leasing office. Outside of that, the amenities were the second draw. I often find myself using the boat docks for fishing and the complex having a dog park was another huge selling point.

As soon as we moved, we were a little deceited because the apartment didn't have a new painting, it was dirty, the carpet was pretty ugly. After the first day of change, we can not live with the smell of carpet, still with dog hair. We requested a professional cleaning, and Victor answered us in a good way! A day later it was like we had new carpet in the apartment. After that, we requested a few more maintenance, and we were always met quickly. Quiet place, quiet place to live, organized. Thanks again to Victor who welcomed us and introduced us to the apartment, and thank you to the maintenance staff.

MAA is a great apartment complex. We are on the 2nd floor facing the lake. There are a lot of birds here & it is safe. If you are a couple you still should get a 2 bedroom to have more room. They keep the grounds very nice & service people respond usually in 1 day. The staff is very helpful. They will respond ASAP if you have any complaints about anything. The internet is included in the price AND it works great. You can stream shows & do whatever it is you do on the web. It's clean. You get a balcony here that is large. This is why I said get an apt. facing the lake.

This apartment is absolutely disgusting , cobwebs and dust all over the yellow ceilings, half of the light switches don't work, there is hair on EVERYTHING, every single cabinet from the pantry to the bathroom has hair and crumbs that have been painted over instead of cleaned out so now there permanently stuck, absolutely disgusting. The dishwasher has brown sludge all over inside of it, the carpets have more hair in it than actual carpet. After contacting the office all we were given was a cleaning the next day, so we spent hours moving all of our stuff again, just to have the people come vaccum the floors and then leave... this place is the worst apartment complex i've seen, the fact that were paying $1,400 a month for this is a joke....

Maintenence is a problem. I have had a leak from ceiling un fixed for almost a year. Apt is damp and I am often sick. The yearly increase in rent is approx $250 per year!! But most of us have un updated apts with leaks and problems. The grounds always has trash everywhere. People don't pick up after their dogs. The playground was taken out and not replaced. There is a high percentage of pit bulls here which attack other dogs even while on their leash. Owners can't control them. Very few dogs r friendly and i would b scared for a small child. I love some things but mostly disillusioned.

I moved into Lake Lanier Apartments at 2003 Hastings Coirtt in 2011 into 1306 Coventry Court and finally moved into the current apartment 1305 Coventry Court totally 11 years I have lived at the Lake Lanier Apartments. I think this speaks highly of this apartment complex. The reason I moved to different apartments within the complex were my needs for different one bedrooms, two bedrooms, and etc. The 11 years within this community speaks volumes for the Lake Lanier Apartments!

This is a safe, well maintained, beautifully landscaped , friendly place to live. It is close to shopping, schools, restaurants, Atlanta and the mountains. We are on Lake Lanier by the Gainesville Marina with a dock on the lake by the marina. There are parks for the kids and dogs, hiking trails and tennis courts. All the trees, landscaping and the lake and friendly, helpful staff makes this such a pleasant place to live,

The complex needs "Do Not Litter" signs created and placed in front of every apartment. This will create an awareness and respect for the common grounds that will influence people to not throw their cigarette butts and trash everywhere and satisfy tenants. Also, the entry gate levers are in bad condition needing change also, and they are a first impression feature. The courtyard behind my building is barren and needs benches and perhaps a water feature, flowers. During the walk through, I found many obvious items that needed to be repaired, over a dozen. They said they would paint the apartment and that was why I could not move in on the 1st; however, they did not paint it only did cover up paint and that must be redone also. I hope this really helps.

We chose to move back after living here while we were building a new home in 2018. We sold that home and now building a different new home. The negative change has been disappointing. The office staff and maintenance people are great. But most of the tenants with dogs are totally lacking in responsibility to pick up after there dogs. Even with all the supplied poop stations, they leave the poop within 5 to 10 feet. Some areas are so full of piles, it's hard to walk without stepping in some. Just disgusting to have to clean your shoes several times a week especially walking my dog at night. Yes, I have a dog and always pick up after him. I have watched people allow their dog poop wherever even on the sidewalk and just walk off. There should be cameras, dna testing and penalties. Also add to the lack of personal responsibility of throwing their trash into the bushes or over the railing. Look behind building 900 at the sidewalk end. In other words, you are letting the type of renters in that just don't accept any responsibility. I would not come back or recommend

Terrible experience when I received the keys to my apartment and wakes in it was terrible I had to clean everything carpet was disgusting the bathrooms were nasty behind the fridge was even more terrible, their were so many cockroaches behind the fridge it was so nasty the floor was black with roaches

The parking is horrible! It's always hard to find a spot close to my building for me and my daughter, mostly we have to park far away! And the rent is going up too much for me to afford at this time. The gate always seems to be open or broken!

Love my home here. The green spaces are well kept and beautiful even in the winter ! Maintenance staff are always offering assistance if you need it. Office staff are always happy to assist us with. I love living here !
