A nice complex even though its not gated. Personally I have never had any issues, but sometimes neighbors smoking on patio interrupt my patio time. :( #teamilovemylungs%# maintenance is not an issue because you usually don't need it. However I have called them twice over three years and they resolved the issue. It was even after hours. Nice amenities that I should take more advantage of (pool, gym, tennis, grills, volleyball). Rivoli Run
Rivoli Run is a great place to live! Not only are the grounds well kept and the office and maintenance staff interactive and efficient in their work, but they also have tennis courts, a volleyball pit with sand, BBQ pits and tables, a pool, and a car care center to vacuum and wash your car for free! There are so many places to play if you have kids and a safe place to walk your dog.

Love it!
I have been here a year and enjoy living here. I put in a noise complaint about my neighbors and it was resolved immediately. Maintenance requests are are completed within 24 hours of the request. Sometimes parking is a problem, but the grounds are well lit and I feel extremely safe. I definitely recommend living here. I plan on renewing my lease for another year.

Don't believe everything you read from mad people
I would recommend Rivoli Run to anyone. I have lived in Macon since I was a kid and I have lived in SEVERAL apartment communities. Rivoli Run is BY FAR the best property I have lived in yet! The maintenance staff is great! They are both considerate and take care of problems the same day. I have read these reviews about Angie, the previous manager, and she is not an issue anymore because she no longer works at Rivoli Run. I think that when she left, all the problems went with her. Kerri and Jessica, the new office staff members, are very friendly and have great customer service skills. No complaints there. I have gone into the office and mentioned that the buildings needed to be pressure washed, and I have noticed someone out doing it in the past week. As far as the whole if you sign a lease be prepared to stay the whole time thing.. Really? isnt that why you are signing a year lease. ANYWHERE you go the rules are the same. You cant just up and leave in the middle of a contract that YOU signed. There are ways out of your lease, its just super expensive. Thats how it is anywhere though. There are occassional groups at the pool who do not live on the property, but I have noticed a change in that as well. I think Rivoli has a courtesy officer now. Rivoli Run is a nice peaceful place and I believe that this website is mostly for people who are scorned in some way or just lashing out. I hope that people do not read these reviews and believe all of this negativity, because people are just happy when they are happy. Only thing this website seems to be good for is for mad people to vent.

Decent, Competitively Priced
I'm moving out of Macon, and have started an apartment search in a new city, and have found these reviews extremely helpful!! Hope this review is helpful to you as well. Rivoli Run is a nicely run, clean, and great place to live. I'm a young professional, so the family atmosphere was nice, but it also offers a lot of younger singles living there as well. The view from all apartments isn't ideal (a friend of mine looks into the woods, and gets a few extra bugs) but the buildings themselves are beautiful. The 1Bed 1Bath i stayed in for a year was very clean when i moved in with brand new carpets. The biggest complaint i have is the leasing agreement requires residents to fulfill the entire lease, no matter what. I had a nice discount when i moved in, and to break the lease early, i would have had to pay back the difference after the discount. So if you sign a 1 year, be prepared to stay for the entire time. The staff was kind and helpful, but they were poor at answering/returning phone calls. The best way to get their attention is to call maintenance directly or walk down to the office. Angie was a bit lazy, but Kerri was SUPER helpful. I have a dog, as do lots of the other residents, so you should be aware of that. It is an extremely pet friendly place with doggie bags/trash cans strategically placed for picking up waste. The pool was wonderful, but crowded with kids at times, and the club house was very luxurious with free internet -- i wish i had taken advantage of that more often. Trash collection is extremely easy with a dumpster near the exit, and although there were no gates, as a single young female, i felt very safe, even at night walking my dog. Parking was sparse at times, but i worked a late shift, so i was typically arriving home after everyone had already retired for the evening. My check in/check out process was very simple, and the credit check they perform along with the application process is very minimal. The grounds were always kept nice, and i would absolutely recommend this apartment complex to anyone. Oh! And one more thing... I lived on the 3rd floor, which was a hassle to walk up and down the stairs at times, but believe me, it was worth it for the peace of mind. I NEVER had any disturbances from any neighbors and could barely hear them. Mailboxes are conveniently located under the stairs at each building location, and packages are easy to receive at the office. The maintanence staff was beyond polite, and very receptive to my issues. I had a problem with my air conditioner (and in this Georgia heat, it was hard to deal with) and it was fixed within 24 hours. Maintenance men also replaced light bulbs for me in unreachable areas, replaced my broken microwave AND removed my satellite dish from the residence when the company wouldn't send someone out for it!

Rude Staff....
The staff is real nice to you when you get ready to move in, then they quickly become rude to you after moving in. My neighbor complained that my apartment was noisy and the staff wrote me a letter telling me to keep it down without even confronting me first. Oh, and I live alone. I decided to break my lease and move out with a written notice. They were so mean to me, they would not even look in my face, they just snobbed my off. And by then I mean Angie Bluff and her right hand girl! Even the maintenance men become rude to you when Angie's whistle blows. There are late night drunken pool parties and the laundryroom, well you are lucky if you find a dryer that works! I can go on, but I'm out of there now and have gladly moved on. I am just warning anyone thinking about moving in. Beware of Angie Bluff, she is not bluffing when it comes to RUDE!!

THIS PLACE SUCKS, ROBBERIES, BAD MANAGEMENT, AND BAD APPLIANCES!!!
Cars get broken into, January 11th, 2010. 5 cars got broken into in the whole complex. This place is awful, the appliances haven't been replaced since the place opened. They refuse to replace the appliances. No washer or dryer included! The management is TERRIBLE!!! Angie SUCKS, she is the biggest ***** in the world. Kerrie is alright, she is pretty nice. Maintenance does a pretty good job but it takes FOREVER for them to fill their work orders. There are window peepers in my building. The walls are paper thin and you can hear your neighbor's conversations. I have actually seen some random homeless people sleeping on the picnic benches. You can hear rap music late at night blasting in the parking lot. Break ins are a regular occurence. The weight room is an absolute joke. There is no lighting in the parking lot, it is dangerous walking in from your car at night. They have no courtesy officer on premises and they have no gate to enter the property. DO NOT RENT HERE!!! Oh yeah and Angie(apartment manager) stands around stuffing her face all day watching TV and doesn't give a **** about the residents.

If you are reading this review, you are obviously thinking about moving into this ---- hole. The maintenance guys are the only good thing about the place,they should be the ones running it. It took forever to get things fixed or looked at, the management seems to be more concerned with jelly doughnuts than their tenants. They should take advantage of that ------ gym being so close to their office. I may sound a bit spiteful, and thats because I am. What Macon needs is an apartment complex that is not only affordable but also friendly. As i sit here and typed this knowing that I am about to move out, I get a feeling of excitement. I will no longer have to hear the stomping of my crazy upstairs neighbor or hear him when he goes to the bathroom. If I could make a guess, I would say that the walls are made out of public school toilet paper that and that is a compliment. Good luck to any soul that enters these depressing apartments. Rivoli Run, I truly hate you.

I Dont Think So...Buyer Beware!!!!!!!
I was relocating to the area for a new job. I had a friend that told me to absolutely not choose Rivoli Run. She explained to me that two months before she vacated the apartment she turned in a written notice of intent to vacate. After she had been gone out of the apartment for about 3 months, she received a notice from a lawyer although she moved out and turned in her keys on time. When she contacted the supervisor, Angie Bluff, she told her that they didn't receive a notice and that the person she claimed to have given it to was no longer with the company. Even though I was anxious about the company, I still gave them a call because I was on a time crunch and they were on the recommended sheet given by my employer because of the discount set up between the two companies. Also, based on the website and the pictures, I figured it couldn't be that bad. Being that I only had a short time period to find a place, I decided to call several apartments before my 2 hour drive so that I could streamline the process. The supervising manager (the very same Angie Bluff!) answered the phone. I really don't know if she was having a bad day or if she's just naturally snobbish but she was extremely rude. I tried to explain to her when I'd be needing an apartment and that I had a couple of questions, to which she advised me that she was with another customer and would have to call me back. She took my number then hung up (while I was still talking). It's been a week and still I've yet to receive a call. I left several messages (with my name & number) because now when I call I either get sent straight to the answering service or the phone magically hangs up. I've started my new job and have asked several coworkers about their experiences with Rivoli Run and pretty much they've all said the same thing. A few that put up with the lack of customer service and have rented there in the past have all moved out stating that the looks of the complex truly are deceiving and are overshadowed by the complexes lack of any kind of basic management and/or customer service skills. And as far as my friend, I found out that several others in the area were also affected by the case of the "missing" notice to vacate. Pretty much, no one I've personally encountered in the Macon area has anything positive to say about Rivoli Run. In the end, I actually owe Angie's attitude more than she knows. True, I'm paying a little higher in rent (only because I didn't get my employer discount) where I live now but I'm so relieved I didn't choose Rivoli Run. You get what you pay for and honestly, there's a whole lot better for the price. Buyer Beware!!!

Very Unsatisfied
My apartment was dirty when I moved in and smelled like cigarette smoke. I informed the office but no one offered to have it cleaned before I moved in. The leak that has been a problem in the hall for 4 months hasn't been fixed yet. Spiders and roaches crawl everywhere outside the door and of course some make it inside as well. The chairs at the pool were broken for the first summer I lived here. Also, I often see underage drinking (kids who look to be around 15) at the pool.

Not worth the price
Overall, I enjoyed my stay at Rivoli Run. However, some things were a major turn-off. For one, if you lease near the pool, prepare to hear loud music all day long during the summer months. There is no chance you will be able to take a nap during those day because the pool is ALWAYS crowded with people playing loud music, from about 10AM until the evening. There are many students living there, some of whom like to throw parties, which can be loud at times especially after the final exam periods, but not always. This also can cause problems with parking, as there are only about 20 spaces in front of each apartment (or at least in the building I lived in) The grounds next to the apartment used to be covered with dog poop, but they began installing the bag machines, which has definitely minimized the amount of poop around the grounds. Other than that, the landscaping is beautiful. There is a bit of a rodent problem. Not inside the property as much as outside. And when I say rodent, I mean large black roaches walk around the halls on the bottom floors and also along the walls (they are the type that fly). Even after the bug man comes, there still are too many for my taste. I didn't have many problems with those roaches inside as the red beetled back ones that hang upside down from the ceiling coming into the apartment occasionally. The maintenance staff was excellent. They almost always came out the same day I put in the request and they always fixed everything I needed. Both guys were always friendly and helpful. The staff in the office were nice as well most of the time. I believe they were somewhat slacking in some departments. For example, there was never any water in the gym. Some of the machine equipment was broken as well. Also, there were people at the pool who didn't even live at the apartment, which may be a result of the apartment not being gated. Overall, I think they were good people though. I think the other reviewer mentioned this, but don't count on receiving your deposit back. They will create whatever story they haveto, to make you have to pay them money (as if you haven't been paying enough already). As I mentioned before, I would reccommend Rivoli Run. Although there were shortcomings, the apartment itself was spacious, very safe (I fell asleep with the doors unlocked often), convenient (Kroger, Walmart, movies, etc. are close by), and in a nice area. I would tell anyone thinking of moving there to move in when there was a special (not really worth the high prices), live on the 2nd or 3rd floor (depending on how scared you are of roaches), live away from the pool, and take pictures of everything when you move out to guarantee your deposit.

terrible
stayed for six months, paid up front for the entire stay (this was three years ago) and so I just checked my credit report and apparently owe them $900. for what I have no idea. just stay away, unless you want to live around loads of frat boys that leave you no parking.

Would recommend to my friends...
I moved in to Rivoli Run in December 2006 and am very satisfied with the office and maintenance staff. I've only had to call maintenance once, but they were there the same day to fix the problem. Office staff was friendly and even delivered a move-in basket to my job! Neighbors are nice too...I would recommend this place to my friends, no question!

I have recently moved to Georgia and moved into Rivoli Run Apartments. BEWARE!!! I have had my car broken into, a flood in the apartment and extremely CRAZY tennants! JUST SAY NO...not only to Rivoli Run, but to MACON....its way to ------!

Unacceptable customer service
Drove 140 miles yesterday to visit the Rivoli apartment. Arrived at 5:02 (sign states they close at 5:30). I was met by Terry who informed me that by policy their don´t show units after 5. It was broad daylight, I am female and I explained that I lived 140 miles away. She was going to ask her manager for an exception but the manager was on the phone, so she never ask. She did offer to show a roomate floorplan but refused to show the type of unit I requested. <br>They are advertising move in specials and $300 referrals so they obviously have vacant units. <br>This level of customer service is unacceptable. Have they failed to realize that there are at least 20 other apartment units where people can live in Macon? <br>

Unprofessional Staff
I lived here before RAM Management took over and there is a big difference. The staff is unprofessional. They don´t commuicate well with the residents. (The maintainance crew is ok.) The apartments are nice, and the neighbors are great, but think about whether or not you want to deal with the management staff.

BEWARE if you have to terminate early
The apartments are fine. The property manager will make great concessions to complete the lease. However read the contract page two, section seven, on early termination. In my case they did not accept dealing with my representative, did not reply to faxs or letters.When the Property Manager promised to call back in 3-4 days they instead turned it over to a collection agency.Why? When we agreed that we owed money. The Property Manager is difficult at best to deal and does not serve RAM Management well.

Terrible management/terrible experience/Just say no!
Don´t live here, especially in summer. They refuse to fix your AC, even when it is 100 outside and 90 inside. The manager is a difficult person to get along with. Packages delivered to the office strangely disappear.

Roach Motel and NO A/C !!!!!!!!!!!!!
A/C units are undersized for the apartments. You will pay $180 in power to live in an 80 degree apartment. Our apartment has roaches and the management has difficulty getting their pest control company to come out. Bathroom vanities are so small that they are built for doll houses. Apartment was in horrible condition upon move in. Speed bumps in entranceway are crooked and annoying! A great deal of water damage in kitchen. Cheap bathroom fixtures, rotting away. Whoever painted the apartment on move-in must have been blind and just painted everything including the carpet. The only nice thing about the complex is the maintenance staff, who are helpful and are trying hard to fix whatever needs to be repaired. <br> <br>
