NEW RENTERS, BEWARE!!! STAY AWAY!!! EGREGIOUS & UNFAIR RENT PRACTICES!! I am currently a resident at Carrington Green and I have resided in this complex for over 3 years now. While some of our experiences have been pleasant, management remains one of the biggest challenges with its unfair rent practices. Carrington Green charges $175.00 late fee after 4 days the rent is due and an EXTRA $100.00 after 10 days. If you were to encounter some hard times, after 14 days, THERE WILL BE AN EVICTION NOTICE on your door from the local sheriff department. Furthermore, management charges an additional $500 per month the moment your contract expires. In my case, that was a 52% increase. I recently signed a new contract to extend my lease in March 13, 2019 and 3 weeks later my rent for 1 month had almost doubled to $1,705.05 even-though I submitted a signed contract at the office and signed the online rent agreement. Their reason was, "the rent was high because they were still waiting for my proof of insurance." Apparently, my new signed contract was invalid since they had not yet received a new copy of my updated renter's insurance. Mind you, My renter's insurance is dated from February 2019-2020. It is the same exact insurance they had in their file/record. They could have simply charged me $50 for the insurance they provide. But No, they charged me over $700!!!!! Why? Because it is MORE ABOUT THEIR MONEY than being fair and sincere. It took me 6 days to resolve the contract issues. They DID NOT honor my new contract for $975 signed on 3/13 and increased it to $1090 and YES they still charged me $175.00 late fee as I disputed the $700 charges and even though they were drafting a new contract for me. They didn't tell me of the lat fee until AFTER I signed the extended contract and they WILL NOT WAIVE THE LATE FEE. This time, I am highly disappointed with this company. I was hoping they would get better in treating their tenants with more courtesy, but it doesn't get any better. They only care about their money. I understand it is a business, but, humanity doesn't exist with management. Carrington Green has some positive. The neighbors are friendly and peaceful, the rooms are spacious and it is close the highway and local schools. But your patience will run thin in a short period of time with management.     Thank you for your feedback. We certainly are sorry to hear that you are unhappy with the policies outlined in your lease agreement. Current proof of renter's insurance is required at the time of lease signing and if not received in a timely fashion we are not able to execute the lease in our system. At that time it will roll over to a month to month term and the rent will go up as listed on your renewal offer. Late fees have always been charged on the 4th day, per the lease and rent paid after the 10th of the month is subject to additional fees for filing dispossessory. Those are costs we incur, and are easily avoided by having the rent paid on time.
