If safety, quality of life, and decent neighbors are important, do NOT rent here.

While this property is meticulously manicured, it's appearance is misleading. While aesthetics are generally important to any person, especially when it is in conjunction to where you live, they can also be a mask to what truly lies beneath. While I do not mind admitting that this property was very nice in almost all aspects when it first opened up, it is important for you the reader to know that is has been on a medium pace trot downhill. It is not uncommon to see the police here, dealing with anything from noise complaints to full on domestics (so the rumor mills says). It is also not uncommon to ride through and see a group of thugs, shirts off and pants baggy walking through the property at anytime day or night. (And yes, they live here.) As I am sure you will read in the older reviews there have been problems here with vandalism, which including the slashing of MANY residents tires to actual vandalism to the property. Keep in mind that throughout all of these vandalisms the Villas staff showed absolutely no remorse and actually emphasized that they were not responsible for damages such as those caused by this specific situation. Not too long after I moved in, there was a problem with a certain building and an unknown apartment throwing eggs and beer cans at cars as the drove past said building; nothing was done about this either (surprise, surprise). For quite a while there was a string of armed robberies occurring on the property... 4 or 5; however, the culprit who was committing these (who was a child that did not live in these apartments says the local paper) was apprehended by the courtesy officer. Now, the issues listed above are not my only complaints about this apartment complex. Their signs state "luxury apartments" yet this couldn't be further from the truth. Everything in these apartments is bottom line, lowest price... which should be expected is the "luxury" part was taken off. The inside of the apartments are very plain and spacious. It isn't uncommon to have MAJOR dips in the floor, awful carpet, and cheap appliances. The insulation in these apartments is non-existant... they are hard to cool in the summer and freezing in the winter... and you know what that means in regards to utility bills. There is without a doubt not enough parking for the number of residents here and the "gated community" is laughable as the gate is almost ALWAYS up. The descriptions I have read this far of the office staff and their behavior is spot on. They are extremely snoody... for why I will never know, they are very difficult to communicate with because they know everything, and generally rude. Usually when I went in the office they were talking about someone or talking in code about something I seriously doubt had anything to do with their jobs. The actual property manager is sadly the worst to deal with... if I had to use a metaphor, I would say talking to her is like talking to a vicious pit bull. The bottom line is I would NOT suggest this as a place to live to anyone. They are overpriced and not worth the trouble. The Preserve and Stillwood are VERY nice properties with VERY nice apartments and they have very comparable prices to this place. If you can buy a house, that is the best way to go (as I did); however, if you cannot steer clear of this place. It is on it's way to being the next Lakeside/Spring Lake.
