Neighborhood has gone dramatically down hill in the last year. Lots of trash everywhere, junked cars, increased theft, gangs of kids brutalizing feral chickens for fun, dog waste not being picked up, every other dog is a pit bull and many are running loose. The pool is closed half the time, there are frequent power outages, the water is questionable. Utilities were switched to a new biller and residents were billed for the switch! Also now being charged for the non-existent "pest control" like that is supposed to make us think they are actually doing any. I hire my own pest control guy every two months because the variety and sheer number of roaches and ants are beyond anything I have every witnessed anywhere else and I have lived in tropical climates before. I could go on and on and on. Would never recommend this place to a friend or associate and cannot wait for my lease to be up. They are doing a lot to "gussy up" the neighborhood by re-doing the tennis court and basketball court and adding a pickle ball court. All things that will look great to prospective tenants touring the neighborhood. But it is reminiscent of the old saying, "You can put lipstick on a pig, but it's still a pig." Smart folks will look elsewhere for housing despite the lovely stretch of beach, which is all this place has to recommend it.

It is nice to live so close to the beach, though we avoid it on the weekends as beach rules are not enforced and it can be difficult to find parking or use the cabanas/palapas as they are often taken by people who do not live in this community. Maintenance is great when you can finally get them assigned to your problem. This is a consistent issue with whoever does the scheduling. Ryne in the office is the first person to truly listen to our concerns and seems to be making a real effort to enforce the rules. Honestly, it all depends on who your neighbors are. Good ones make this a great experience, but when they rotate out and are replaced by the wrong ones, things can go downhill in a hurry.

Proximity to the beach is nice. There are a few really nice neighbors left, but most are leaving due to rents being raised to above market value and quality slipping tremendously. The houses are old with tons of deferred maintenance. Maintenance workers do a great job IF you can get them scheduled.
