This community was designed for single family occupancy of each unit.  The parking, street layout etc. used this as a design tool. When up to 7 occupents co-rent (sublet) the units, the housing becomes OVER LOADED and becomes more like a GETO than a nice quiet family oriented comunity.  No matter how much management trys to gloss over it!  ( Paradise lost) to overpopulation,crime on rise , community rules ignored!  RESULT Quality of life degraded.

I&#39;ve lived here for over a year now&#44; and can say that the value you get here is unlike anywhere else.  We have a 4 bedroom 2.5 bath&#44; that&#39;s right 2.5 bath&#44; with central air(impossible to find in town)&#44; washer/dryer&#44; dishwasher&#44; cozy fenced in yard&#44; with a good enough amount of space for the crazy low price of $1650.  

The residential homes&#44; which I do not live in&#44; do not include central a/c.  They also are more prone to dust flying in because of the close proximity to the beach&#44; and are MUCH hotter.  I would not recommend living in one&#44; unless you get a place right by or on the beach&#44; which is pretty fantastic.  I recommend the townhouses because they are much cooler during the humid summers&#44; less expensive&#44; and more modern.


A real cool perk is a FREE modern gym facility with all the basics and more&#44; including yoga and kickboxing lessons during the week(7 sessions for $40)&#44; right on the property.  There&#39;s also a pond to go fishing&#44; tennis court&#44; basketball court&#44; walking/jogging path&#44; and a private beach with cabanas you can reserve that includes a gas grill and beach volleyball net provided.  And the beach is only a short walk away&#44; with some properties literally right on the beach! 

The place is secure&#44; and when I mean secure&#44; it&#39;s a little over the top(which is good for law abiding citizens).  To even gain access to the neighborhood&#44; you have to pass through security.  There are also cops EVERYWHERE patrolling in&#44; and outside of the neighborhood.  BEWARE&#44; the police out here have nothing better to do than pull people over for rolling stops at intersections that you can only turn one way with nobody else around.  Drive the SLOW speeds and just put up with it&#44; or you&#39;ll be paying.  
The good thing is about that level of security is that kids and families feel safe.  There is an elementary school&#44; and daycare center provided(at a cost) exclusively for the kids in this neighborhood(although I&#39;m not 100&#37; sure if other kids come to the school outside of the neighborhood).  There are also community activities&#44; such as 5K races&#44; fun competitions for kids&#44; yard sales&#44; etc. that keep the sense of community here.  There is also a nice church&#44; which I&#39;ve visited&#44; at the school on Sundays(Christian).  Many military families stay here&#44; and there is a Mini Mart on property&#44; but only those in the military can gain access.

When you drive here&#44; many of the GPS&#39;s do not give you a correct route.  They&#39;ve been programmed for when it was military housing&#44; and not since it&#39;s been remodeled as a citizen apartment rental housing.  Get an old fashioned map&#44; or trace your route online.  The best way to get here is to turn off Fort Campbell to Iroquois Point Drive by taking a left.  You&#39;ll see the Foodland on the right.  Then&#44; drive straight through the first light and go for about a mile and take a right at the stop.  Drive another 2-3 miles and take the next right at the stop.  Then&#44; you&#39;ll see the unit on the left just a few hundred yards ahead.

Of course&#44; living all the way out in Ewa Beach doesn&#39;t come without some disparities.  First of all&#44; I should say that I am self employed and work from my home.  Those who work an 8-5 job M-F will definitely point out that traffic can be a nightmare to and from work.  I would agree with that.  The best way to avoid that in the morning is to leave just a little extra early to ensure a smooth drive.  Otherwise&#44; in 15 minutes time the traffic goes from smooth to bumper to bumper very quickly.

The only other issue is that the property is located very close to Pearl Harbor and the Honolulu International Airport.  You do get jets buzzing by during the daytime&#44; but it&#39;s not as frequent as you might think&#44; and only lasts for a few seconds.

The main point is that living in town is about 2-3x more expensive with not as many amenities&#44; which makes the value of living here through the roof!  The workout facilities&#44; and the being right by the beach makes it a great place for someone&#44; who lives and works in the area.  If you can endure 3 hours a day in traffic going to and from work&#44; it is also a GREAT place for you!

its buggy&#44; hot&#44; i hate tile floors&#44; the kids next door are loud&#44; the planes give me head aches&#44; and now theirs a guy running around with his willy out! welcome to the real world. wow this place is pretty safe compared to Africa&#44; Iraq&#44; Israel&#44; and many other countries. Im from the mainland and moved here months ago with my husband. i think IPIC is a very nice place to like this is our first house we&#39;ve lived in together. we have nice neighbors and have had no problems so i don&#39;t see what everyone complaining about. break ins? i have not had a problem maybe its cause i don&#39;t complain to every one or im not mean maybe its cause i have dogs? who knows. the beach is beautiful the dag parks clean the gym has A/C and it enjoyable just to walk around the block  or the lagoon. we really are living in a paradise my sisters&#44; parents&#44; in-laws and friends would kill to live in Hawaii surrounded by surf and fresh air. i recommend this place its by the water its got nice back yards the houses are very open and spacious the managers i think our very friendly and the ones i met do live in here. and half the resident who live here are military i fell very safe here.

All but the drive down Ft. Weaver I love it.  Its safe&#44; got the shoppette there&#44; a school.  It is georgus and it is affordable.  What do you expect for those prices&#44; anywhere else out here you would be living in a shak for that price&#44; and I like the staff.  They could be more friendly&#44; but they were never rude to me.  The gym is beautiful and they even offer classes.  I reccomend as long as you dont mind dealing with the heavy traffic!

I love it

yes&#44; they have their own maintenance crew: who either take forever to get the job done or&#44; do shabby work so that you have to continue to call them out to get repairs done properly. They constantly change their policy as to who is responsible for the shrubs in front of each home. They only come around to take care of that when corporate office is coming for a visit. Resident services is constantly losing staff and they can never seem to maintain neighborhood manageers for very long&#44; which makes you wonder what&#39;s really going on. Due to neighborhood managers constantly changing&#44; you have to be very careful and document everything you arrange with any particular person so as to not be caught unawares by some new attempted changes or charges when new managers come in. They have a neighborhood watch program but the residents who have tried to get it going  have met with difficulty and lack of support from resident services&#44; to include not informing new residents of the neighbhorhood watch. They really don&#39;t want the residents or the community to know of the problems going on here.If you have something that is urgent and you call about it continually&#44; they blow you off if they don&#39;t feel it&#39;s urgent. When planned power outages are going to occur&#44; they don&#39;t inform residents so they can plan&#44; and then wonder why they have so many complaints from residents. There are approximately 1400 homes here and many of them are becoming more and more vacant. People who continue to stay here is only because there are no other options available to them&#44; or because they have gotten themselves stuck in a lease which they know they would more than likely forfeit their deposit even with their home being immaculate upon leaving. Resident services are not the most honest people. Most residents don&#39;t know that they have vacation rentals for just anyone to come in and rent at any given time&#44; but they don&#39;t feel they need to let residents know those things&#44; or when they have those with criminal backgrounds working here. They more than likely don&#39;t do background checks on most of the maintenance staff. If you are a resident and you express your concerns&#44; your concerns go unheard and ignored&#44; unless you call corporate office.

Neighbors are  mostly great&#44; it is truly resident services office with their constantly changing rules and policies and lack of consistency of enforcement that makes living here difficult.They have a pool that has gone uncompleted for a year now. One other thing: if you have your own washer and dryer&#44; you are forced to store their small and inefficient washer and dryers in your storage unit&#44; or store your own. They will refuse to pick up their washer and dryer unless they are trading it out for a &#34;new&#34;(more than likely refurbished) one. Many residents store the ones provided and buy their own to help save on the utility bills. 


If you have not rented here&#44; i would highly suggest you be very careful and think carefully about whether or not you want to live in a place that portrays itself as being &#34;affordable resort style living&#34; when in all actuality&#44; the opposite is true. Just look at the majority of the postings here. Over half are negative. That should tell you something. Only one word comes to mind but I will let you figure it out on your own with a few hints

Don&#39;t believe the hype

It&#39;s not so bad here. The bugs are annoying&#44; especially the sugar ants~ they do handle pest problems very poorly. Unless there is imminent danger to yourself or someone in your household they expect you to take care of the problem. Resident services is really good with keeping residents informed about construction&#44; the issue with the beach (which they said nothing will be changing anytime soon)&#44; and the airport. They recently told us that for the next week we will be possibly hearing more airplane traffic throughout the night. If you sleep during the days after working nights&#44; I do not recommend living here. All in all it has been quieter where airplane traffic is concerned. Pets&#44; well they do make it hard. We got a violation for having a tie out for our dog (unsightly yard/lanai) and made us remove it. Until they opened the dog park there wasn&#39;t anywhere our dog could run around without being off of a leash. The slat windows are terrible&#44; and because they are open all the time (if you aren&#39;t blessed with AC)&#44; it causes a LOT of dust to accumulate throughout the house. I can&#39;t say that we would never choose Iroquois Point again&#44; but it would be lower on the list. 
Also&#44; if you came here during the day (which most people do when looking for apartments)&#44; there is no way you didn&#39;t hear an airplane fly overhead. Why would they promote that they have airport traffic when you can see for yourself?

We&#39;ve lived in Iroquois Point now for just over 7 months and have never had a problem.  I&#39;m not sure what the other reviewers could possibly have done to have gotten harrassed or threatened with lease revocation because nothing like that has ever happened.  My husband and I have let our grass grow super-long a few times&#44; for lack of initiative on our part&#44; and have been cited twice; but when you have a lawn&#44; you have to mow it.  And&#44; I&#39;m not sure of the other residents&#39; circumstances&#44; but after my husband and I moved in&#44; we were never hassled or yelled at or talked to in any sort of unprofessional manner at all.  When we&#39;ve needed maintenance to come&#44; they did.  When we went to register our pets&#44; it was easy.  When we were told that if we wanted to renew our lease at a lower rate than what we were paying&#44; we jumped at the chance.  I am a college student at UH and the drive is very long; but there is a ferry system&#44; that will pick you up at IP ferry landing and drop you off at Hickam&#44; Pearl Harbor&#44; where you can pick up the Bus&#44; and Ford Island&#44; all of which would cut your drive in half if you have to go downtown.  Security that IP boasts about is not the best- but it does state in the lease that in the event of an emergency to call 911&#44; and why someone wouldn&#39;t call 911 for a car theft&#44; burglary or someone prowling around is beyond my comprehension.  For this price in town&#44; we would be living right on top of each other.  In IP&#44; we have space&#44; storage&#44; quiet and living like we were used to on the mainland.  

We like it here

This is the fourth time I am trying to write a review.  Just when I think I am done, I hit the wrong key and my review is lost.  
The only reason I am being so persistent is I enjoy living here at Kapilina Beach Homes (and I shouldn&apos;t let an unfriendly website get in my way).  I have lived here on the property since April 2011 and I feel comfortable and safe living here. My neighbors are respectful of my privacy and for the most part fairly quiet.  I enjoy swimming in the pool at the Brand New Community Center, shopping at the NEX Mini-Mart and gas station, going to the beach that is within walking distance.
My home has been renovated within the last year.  Hardwood floors, new appliances and more.
The staff are very knowledgeable, capable, and very friendly easily solving any problems that arise.  Maintenance is quick to respond to any service request.
To sum it up, this is a great place to live.

Great for military to make friends live Aloha - If your military and moving to a brand new place where you don&apos;t know anyone. You couldn&apos;t find any more of a welcoming community. Of course there is always a few people who will complain and make drama anywhere you live. Here at KBH we as a community utilize the blessing that fb can be used for. Forgot something at the grocery store, lost a shoe at the beach or have an emergency? No worries. This great community has your back. Not to mention the beach is so close you can walk to the beach. Never the less I would still choose living here if I had to do it again. The elementary school  & NEX gas station within the community is super convenient. Can&apos;t wait till the Pool opens. Townhomes are huge and have central air.

We are leaving soon, but have enjoyed our time at Kapilina! The new pool and amenities are our favorite part about living in the community and how there is always some type of event for our family to take part in!!

I have lived in the community for 9 years. I absolutely Love this place and highly recommend it to anyone who is considering moving to the area. The community is gated, which I Love and the amenities from the resort pool, to the state of the art gym, and the resort beach with a small restaurant is amazing.. I also get to enjoy the gas station and mini mart as a retired military member which is very convenient. I have seen this community grow and improve over the years. They do an amazing job of having family friendly events that bring the residents together. The staff and maintenance all do a great job in resolving any of my issues. It&apos;s nice to live in a community where the people who live in it and the staff who take care of it have pride. I will be sad on the day that I have to move out of this awesome community but in the meantime, I will continue to enjoy my home and refer all my family and friends. Sharon Bell

I have lived here for 4 1/2 years and have no plans to leave! It is awesome and has only gotten better over the years. Kathy Mara, a resident manager, is really amazing, Evalani in the office as well as the rest of the staff are so helpful and great to engage with. They care about the residents. Definitely say hi to Larry as you enjoy the new pool and community center. This place isn&apos;t just a neighborhood it&apos;s a community full of great events and people to enjoy. The view at the beach is impossible to beat and I love that they allow pets, that is really hard to find anywhere in Hawaii.

I love Kapilina Beach Homes.  The environment and amenities have been great for my family to spend quality time together right in our neighborhood.  From playing outside in the open space, fishing in the lagoon, beach days and sunset dinners, playing in the pool and working out in the gym, we love what Kapilina offers.  I love the friends and lifelong connections we have made in the neighborhood.  I also have had great working experience with my manager and with the maintenance department whenever I need anything.  I love coming home to my neighborhood.

The staff is amazing. The community is always very clean. I love how the staff the Farmers Market or movie night for the kids. This community is the perfect paradise living.

Awesome location, great office staff(Jordan, who made my move super easy) and stellar amenities (pool, spas, gym, onsite bar and eatery and the best beach in Ewa. Move in day our town House was freshly painted and clean.

I have been a resident of Kapilina for 3 year and some months. I truly cant see myself living any other place. My roommates and myself have had the best experience here. We have met awesome people who we consider to be lifelong friends. Our neighbors have always been great, never any issues. Maintenance has always been prompt and courteous. Groundskeepers are friendly, always waving when they see us out and about the community. Evalani is awesome!! She has been nothing but helpful and welcoming! Our interactions with her have been pleasant, again it feels like we have made some pretty cool friends here! I love watching the ships come in and out of Pearl Harbor. Airplane noise can get loud during flight training but what do you expect when you live at the mouth of Pearl Harbor. Dlish, beach cafe in the community provides great food and entertainment Friday evenings though Sunday afternoon. This has become a tradition for our household and where we met our friends. Gym is as good as it gets when it comes to community gyms. I work at a gym but often use the one in the community. It has pretty much everything you need.

Kapilina is beach style living. When renting here, Tenants have to understand that these homes are older models by the beach- therefore a different standard and style of living should be expected. With that said, the leasing staff goes above and beyond to find a home that truly suits your needs. The resident staff are super friendly, thoughtful and professional. Maintainence came to install our window A/Cs and made is feel like family. Love them so far!

We have been here for a month now and it has been great! We are in a 4 bed 2.5 bath townhome and the rooms are an ok size. Love that there is a fan in almost every room! I really hate the flooring though. It looks nice but it shows everything! All the dirt and dust because it&apos;s so dark. The splash pad and pool are awesome for my little ones. It&apos;s not just a lame pad where the water comes up from the ground. My girls can actually play there. And then attached is a playground so they jump back and forth. The pool is saltwater and only goes up to 4ft, which I love because I can walk anywhere in there. It has a spa, little kiddie pool, hammocks, showers, bathrooms, lots of seating, music playing and a bar! You can get alcoholic drinks with food! The ice cream sandwiches are delish. The main downfalls to living here is the location since it is tucked away in the middle of nowhere. It takes 9 minutes just to get out of here. And the other is the planes that fly over all day long. You have to literally stop a conversation til it passes. They are so low that you can see the wheels on the plane are already out. It&apos;s loud but I have eventually gotten used to them. It&apos;s a great community and I love our decision to move here.

Kapilina has far surpassed our expectations and frankly, our dreams. The incredible staff from day one have been attentive and accommodating. Thank you Rachel for making our move in process easy. Thank you Ciara for answering our ignorant questions. A huge shout out to Liza and Evalani for being exceptionally patient and understanding when it comes to the financial end (yuck) of living in paradise. MAHALO

We have lived in Kapilina Beach homes for going on 3 years now. We have a nice upgraded 4-bedroom stand alone house. The staff in Resident Services are always friendly and reliable. Evalani, specifically has always addressed my few concerns with a friendly and professional attitude. The maintenance phone number is not great for submitting requests, but the times that didn&apos;t work, I was able to call Evalani to help and she got someone to call me almost immediately. We love living here because of the sense of community as well as all the beautiful amenities. The is a great place to live!
