I absolutely love my apartment.  The floorplan is great, and having a washer and dryer included is awesome.&lt;br&gt;&lt;br&gt;As for service, the staff in the office changes TOO OFTEN therefore resulting in somewhat poor service.  Parking can sometimes suck.  If you live on the first floor like I do, you&#180;ll have bugs all year except winter.  If you&#180;re really lucky you&#180;ll get a mouse in the winter like I did.  The fitness center only looks good.  The equipment rarely works and it&#180;s too small for the community.  Too often the trash is out of control since there is only one dumpster, and to make you feel real good they don&#180;t even pay for trash removal.  As a matter of fact they don&#180;t pay for a single utility.&lt;br&gt;&lt;br&gt;The maintenance staff is great, they always respond quickly.&lt;br&gt;&lt;br&gt;Depending on the area, you can have a great living experience.  I love my apartment and my neighbors.  The only down side is all of the drama you have to deal with like bugs,rodents, and crappy service on occasion.

Reasonable

I have been living here since August of 2004.  I am in a very nice building on the northeast side of the complex.  My patio has a very nice view of a wooded area.  It is quiet here with the exception of some noise from the train tracks which are about a half mile to the north.  There is a very busy road just to the east of us and I am not able to hear any traffic noise from that road.

In the future I will be moving out west and have located an AMLI out there that I can transfer to.  

The maintenance staff here is great and knows us by first name.  Anytime we have had an issue they respond immediately if it is an emergency nature or within the 48 hour time frame they promise.

Not sure where the five star reviews came from. Most likely from JVM. After new mgt took over the place it just seriously went to the dogs. All they put money into is renovating apartments so they can charge EXUBERANT rents even to those of us living in the unrenovated ones. I could write pages and pages of how bad it is but will just say I have lived here 13 yrs and never even thought of moving until now. Do yourself a favor and avoid!!!! They do not care about a resident after the lease is signed. Notice pic of snow removal. That about sums it up. Its all an illusion when you come to view the property. Mgt does NOT care.

Pros: Location is a great plus. Everything that one would need to live is close by and the location is well connected to the arterial roads around. Also very importantly a very safe place ,in our experience so far, to live. The management team including the maintenance stuffs are very personable and pleasant to talk to. Appreciate it. For those who like to exercise, the gym and the pools are a great advantage to have. Very well maintained and modern gym. The indoor pool which remain open all year round is a great plus for residents to like to swim including but not limited to laps only. The lounge is attractive. While haven't used it myself that much, nonetheless the outdoor pool, which is open during the warmer months looks nice as well. Although it's on the Eola Road, which is one of the busiest road around here, the community is satisfactorily quiet. The main road within the complex is a loop and it is great to stroll around the complex during the summer months. To summarize, this surely great community and a good place to live and would recommend without any reservation. 

Cons: Two indeed that I can think of. None of them is deal breaker though. Our unit is on the second floor, which has a open roofless patio. While that's OK for some months in a year specially during dry days, the lack of cover makes it unusable during rain/snow as well as when the weather is really cold/blistering hot outside. Wish we had a roof cover over the patio. the second pointer is about the location of the waste/trash disposal area. There is only one central location for all the residents. While our unit is conveniently located relative to the dumpster but if we were to live in an unit further away, we surely would have hated our trash disposal days! The management might want to consider the feasibility of having at least another such disposal area on the other end.

New management took over in 2021 and they have been great so far . Especially it is really commendable the way they really addressed right away to resolve the pre-existing inconvenience of having only one trash disposal area by implementing trash (household trash only of couse) removal facility from your doorstep. Appreciate it. For those who like to exercise, the gym and the pools are of great advantage to have. Very well maintained and modern gym indeed. While I haven't used it personally, the outdoor pool, which is open during the warmer months looks nice as well. Although the Apartment complex is at the intersection of Eola Road and Liberty Road, which are one of the busiest roads/intersections around here, the community is satisfactorily quiet. The main road within the complex is an oval loop (approx. 0.5 mile)  and it is great to stroll around the complex during the summer/warmer months. The compound is well lit at night. To summarize, this surely is  a great community, a good place to live and would recommend without any reservation.

Great Apartment Community .Nice indoor and outdoor pool .Excellent community center with up to date gym equipment .Near to shopping malls ,grocery stores ,schools .Luxury apartments well maintained .A home away from home .

To whom it may concern, 

I'd like to report an issue or concerns I have as a six year resident of of the Aventine, I've never seen such poor management and horrible customer service. 

First off, the people working in the office are extremely rude. I went there today to voice some concerns I had with you all charging me for vallet trash service however nobody has been picking up my trash. Today The lady working there jasmine refused to listen to me. Told me to wait to talk to someone else. What are you all paying her for if she's not going to do her job and listen to the residents and fix their problems with the property.  She didn't take my phone number either just told to come back another time or just email the manager. I'm sorry but that is THE worst customer service I've seen in my life.  I just want some one to pick up my trash if I'm paying for it. That's fine if you don't want to pick up my trash. Ive been having to take it out myself my concern is then you all need to stop charging  me for a service that you're actually NOT providing. I will be contacting BBB to report this issue for refunds.  I would like a call back and a resolution  . Thank you

If you like moldy bathrooms and worn out appliances this place is for you! To call it a dump would be an insult to dumps. It is under staffed and under serviced. Save your money and rent somewhere else.

Have been living at this complex for a little over 10 years. 7 months in my current apartment.  It's a quiet community.  Good neighbors.  I have gone through 3 ownership changes. All being good. Unfortunately, it seems that the maintenance crew is very inexperienced.  The way some issues were handled was quite disappointing.

After over a year the property is still a dump. Maintenance staff continues to resign at an alarming rate. The response is always the same. â€œ The property is old and thereâ€™s nothing we can do.â€� Management is absolutely useless from corporate on down to office staff. Rent elsewhere!

That phone number they left me in my review to â€œdiscussâ€� Not even a working number. I seriously do not understand the hell I&apos;m now living in. I pay for a fortune for what??? You call me if you wanta discussâ€¦. I suggest looking elsewhere at least until ANOTHER mgt co takes over

Before hyman company took over this beautifull community we had no issues. They added extra charges on us, they are cheap and their management are careless. Everybody will leave soon and will never advise anybody to rent here.

Please- if you are going spray the grass with any type of fertilizer, you need to let the residents know in advance and for full transparency, you might consider disclosing the type of fertilizer being used. As a pet friendly community, there are so many dogs here out walking daily in the grass. Many of these dogs have allergies due to food or seasonal changes and they lick their paws which ends with them ingesting the poison that they have walked on. I guarantee that within the last week several dogs have been vomiting, including mine. This happened at the previous apartment complex that I lived at as well. 

I walked outside the morning at the grass was being sprayed -with my dog- and I saw them spraying. I asked the gentleman if the grass was being treated and he said yes, and I had to ask if it was harmful- and he said "yes, you need to wait at least 2 hours with the dog". I went back inside with my dog. Except, I already know 2 hours isn't nearly enough, especially considering that it rained that day. I saw so many residents walking their dog within minutes of that grass being sprayed and all I could do was cringe because I was in a rush to get to work at that point. 

If you can't change the type of fertilizer being used -and I understand that that might not be something that's easy to change - at least be proactive about informing the people that make this place their home. All it would take is a simple email notifying the residents. As someone who managed a veterinary clinic for several years, I encourage you to warn residents via email at least 48 hours before the spray will occur, providing the exact time frame during which the spray will occur, and then informing them of the proper precautions to take afterwards. Precautions would include walking their pets off-site, and if this is not a possibility then to wash their pets paws and entire undercarriage. 

Not only are these chemicals harmful to our pets, but by treating the grass you are causing the natural wildlife to die or flee the area. This includes many of the bunnies that the residents are fond of as well as the birds near the tree line who often forage on the ground. Many of our residents have bird feeders, and I've also seen residents with vegetable gardens who may have no idea that the food they may ingest has been sprayed.

I implore you to find a safer alternative for pest prevention- it's safer for the wildlife, our pets, and   children who may play in the grass completely unaware.

I hope this information is beneficial and inspires a change. I am happy to work with you to find a safer alternative if that is a route you can take, but at the very least, notifying your residents is a humane thing to do.

Run fast donâ€™t even think of renting here they forced me to live with mold since JANUARY after I asked to transfer. Maritsa is a FAT WHORE AND A BITCH she can go back to whatever country she came from sheâ€™s unprofessional a heffer.
