Maintenance does a good job. Everything else could use major improvement. Constant issues with loose dogs. Bad enough dogs without a leash on but also keep getting encountered by ones without a collar also. It's a MAJOR safety concern. In our town they are supposed to wear a rabies tag. It says so on the warsaw animal control website. Well no collar also means no rabies tag. Dogs barking for a hour or longer at a time driving you nuts. Their website says no aggressive dog breeds. Yet I've had enounters with a agressive dog and it's still here. People parking where they are not supposed to is another issue. There is a black vehicle with a near flat/flat tire that hasn't moved in over a year. There's a apartment that has 4 vehicles taking up 4 parking spaces. It's not even a 4 bedroom apartment either. How is that fair? If you report/complain about issues they act more annoyed with you than the people that are doing the wrong things. Even if you have proof. Plus the issues continue anyway, So it all seems very pointless/hopeless.

NICEST/CHEAPEST APARTMENT COMPLEX IN TOWN
HEATHER THE NEW PROPERTY MANAGER IS AWESOME TO DEAL WITH. SHE GOT ME INTO MY APARTMENT IN A TIMELY MANNER. SHE KNOWS HOW TO DO HER JOB AND SHE'S BEEN THE BEST PROPERTY MANAGER I HAVE EVER DEALT WITH. THE APARTMENTS ARE BEAUTIFUL, GROUNDS ARE ALWAYS KEPT NICE, AND THEY ARE THE CHEAPEST/NICEST APARTMENT COMPLEX IN TOWN. HEATHER IS A FANTASTIC MANAGER AND IF I COULD GIVE HER MORE THAN 10 STARS I MOST DEFINITELY WOULD!!!!

The initial impression of this place was great. It is located in a nice quiet area and it felt safe. Little did I know that I would have to look inward for the lack of safety this place seems to care nothing about. After you sign the lease, you are no longer a person to this company, but a number, a way for them to make money. They informed us they had done a check of the apartment before we signed, however they would not let us view it before signing. That is my bad for not walking out right then and there. The water heater did not work, the counters were all chopped up and there were several outlets that had no electricity. I would have put in maintenance requests but they only allowed my roommate to have access to the account. They refused to give me access. They say they are quiet and require tenants not to exceed noise levels, but they don't enforce it. I work early and go to bed early. I'd barely get three hours because of how loud tenants are. They ignored all my reports of this. "Other tenants have their rights too" is what they said. Well, the containment of noise is what I signed up for. But it gets worse. After finally obtaining a copy of the lease, I looked through it again. The more I looked at it, the more discrepancies I found from the apartment manager's end. I brought these to light and they kept dismissing them saying I have no foundation for them and they'd never hold in court. And yet, time and time again, I found that the wording is very vague and whatever I brought up they would respond with something like "well, this is what it actually means". If that's what it actually means, put it in the lease. But I guess no one would sign the lease if they actually phrased it the way they did with me. One major incident that occurred while living there is that I found that my roommate had gone back without my knowledge and signed an addendum for a pet. I had told her up front that I am allergic to pets and cannot live with them. I can be around them for short periods of time, but if I live with them then their fur gets all over clothes and carry that with me all day. My name is not on the addendum and yet somehow the lease was not violated on the apartment's end? I could no longer live there because my own safety was jeopardized and the apartment place did not care one bit. They just wanted their money. The lease said that anything signed on that day by all tenants, the lease and any addendums included, was the entirety of the lease. However, adding the addendum for the pet at a later date and not including my name still made the lease I signed valid, according to them. But, when they added that extra addendum without my knowledge or consent, that made the lease I signed invalid because that made what I signed not the entirety of the lease. So, long story short....don't waste your time with them because you will become just another number.

I agree with most of the other reviews on here. Looks nice when you drive by but living there is awful! Too many issues to list here. Apartments are decent but not worth the aggravation. Such a disappointment.

Ive been at Heron for a little over a year now. While I can admit there are times my neighbors are bothersome all in all its a nice place to live. Good location, Maintenance fixes things within a day or too and they keep the place taken care of. the manager and Maintenance seem to have decent communication about things well, I could tell her or him something and then the other and the they already know. i appreciate the low income housing they offer and the fact that they take care of it as well.

I feel about as valued here as a piece of dirt on a white satin couch. Management sucks, can't wait to move out, too many things to mention here other than it looks nice but sure ain't. I won't be renewing my lease next summer, might even leave sooner. Stay away.

I lived at heron preserve for a few years and it was very nice but once our property manager zannie was replaced it became awful to live there. The new manager Who is currently working there is awful she has to have the worst power trip I have seen many ppl I knew there had many complaints about how she ran that place and have since moved I believe they should have kept zannie she ran that place very smooth and everyone loved her.
