Things are broken, they don't communicate, they don't fix things, and they just don't care about the residents. DO NOT LIVE HERE! They overcharge for rent and make it a nightmare! The administration is lazy and rude and doesn't do anything for the Residents.

    Your car will be BROKEN INTO! This SECURE COMPLEX is a SCAM

    UPDATE: So after notifying them of a break in NOTHING was still done about the gates and guess what? They came back and STOLE it now I really have no car and again the leasing office and management arent helpful for crap! Reached out like they suggested and still NOTHING. AGAIN AVOID THIS PLACE! DO NOT move here! I have lived here for 7 going on 8 years with no issue but since Greystar has taken its been nothing but problems! Gate had left wide OPEN for MONTHS and my car was of course broken into! The window broken frame/ seal busted and they wont even let me see the video footage but claim will send it to LMPD RIDICULOUS. The HIGH rent is for a SECURE LOCATION which is not what they are providing. Plus the overnight security is GONE so what am I paying for? My rent ALONE should be enough to get the damn gate fixed. The gate being broken and not getting repaired in a timely fashion is leading to people cars getting broke into! I will never renew my lease again!

    TERRIBLE CUSTOMER SERVICE

    TERRIBLE CUSTOMER CARE!!! They NEVER answer their phone. you have to leave several messages and write several emails hoping that someone actually will call you. We applied for a 1 bedroom apartment because in their website they said they still had 1 bedrooms available. We paid the $150 dollars fee for the application. After several days, and tons of attempts to speak with them, they called back to say they did not had any more 1 bedroom apartments. They didn't ever had the curtesy to refund us the money for the application, even though their website said they had 1 bedroom apartments available, and they really did not. SHAME ON THEM!!!!!

      Beware!

      My son has been here for 3 years, he is in the military. He has renewed his lease every year. This past year they changed management and my son didn't get the 20+emails about renewal. He thought they were just waiting to the end of the lease to renew which would be 7/31. On 7/17 He got an email to move out by 7/31. 14 days notice. He went to the office to ask to renew the lease they told him yes on 2 different days that the lease would be emailed. He never received it, he went down there yet again and this time he was told they rented his apartment and he would have move by 7/31. So we are at an 8 day notice. Wow just wow what a sorry way to treat a long term tenant that has never been late on rent by the way.

          Good for what it is

          Overall, it's not bad for a college apartment. I like how safe it feels, especially since the surrounding area is very sketchy. My main complaints are that there is constantly animal waste everywhere, it smells like weed in the hallways, and they don't empty the trash chutes enough. I have a dog and I'm always disgusted when I'm walking him and I step in animal poop. It's very frustrating. I am glad they replaced the grass in the dog park because it was covered in poop and mud. I hope they keep up with the changes. The trash thing is also a major problem, I don't like having to stack bags of trash by the chute door, but there's not a better option when all the dumpsters are full or closed and the chutes are full.

              Trifecta has been such an upgrade to my previous living situation. Great location relative to campus, the pedway really makes me feel like I can get I my classes safely. Having an affordable parking garage also makes me feel like I'm safe while UofL is in a very unsafe part of town. The office and maintenance staff are friendly but sadly maintenance is extremely understaffed so maintaining the property is a huge issue. As a dog owner I take my dog out 4 to 5 days a week and the doors close to my room (not a 10 minute walk from my room) are all broken so we prop the doors open to get to the courtyard. They ask us not to do this but I have no choice with my busy schedule as every minute matters. They also fail a lot to take out the dog waste from bins and restock the trash bags so sometimes I cannot clean up my dogs waste. They sent out a message recently saying we will be fined for not cleaning our dog waste but it's sad that they cannot hire enough people to properly maintain their own property.                 Thank you for taking time to leave us your feedback! Management does communicate to not prop doors as that can become a safety and security concern. Unfortunately mid-August we experienced a lighting strike which did effect several locks. These have been on order and as soon as they arrive will be promptly installed. Management has also communicated to the community effected doors and which doors remain accessible. Please reach out to our office directly if we can assist in helping you with this. Trifecta does provide waste stations and monitor these regularly, if a station is in need of bags or emptying please do not hesitate to reach out to management and we will promptly address. If provided bags are temporarily out, it remains the responsibility of the tenant to pick up pet waste with their own bags. The notice was sent out as we our staff and residents have taken notice that some residents aren't attempting to pick up and also sent in the notice was for pets to remain on leashes at all times when in the community for the safety of the pet and tenants. Post move in there is a higher volume of work order requests that our team addresses which can slow down our typical response time. We have had job posting listed for some time working to find the best candidate for the position, luckily we found just the person who starts next week!                 It is okay. I think that there should be a hour limit on the dog park. Sometimes at 3 or 4 in the morning dogs will be fighting or barking. I would also like to have more things to do with the company

                  Trifecta is for the most part pleasant. The room is spacious, close to campus, and lots of parking. The problems are that there is no recycling, lots of pet pee in the hallways, and you can't get a guest parking pass when the office is closed or pick up packages.

                    Moved in to an apartment with no AC, leaking dishwasher, and cockroaches. Shower head was completely missing. It's been over a week and no work requests have been completed correctly and properly at this point

                        Iā€™ve been waiting all year to post this review now that Iā€™ve finally left. The trifecta is in the top two of worst apartments I have stayed at. The gates stop working and their system is down all the time so you literally canā€™t get into the complex, it happened many times while I lived there. The internet is terrible. the hallways always smell foul and disgusting. the trash rooms are continuously overflowing management complains about residents cramming trash into chutes or sitting it outside the trash chute yet the garbage bins outside are also overflowing so rather than solving their own problem and hiring another janitor they will send threatening emails and notifications saying they will literally dig through your trash and charge you over $150 ! which is just absolutely ridiculous. the one janitor that is working maybe cleans what looks like every other weekend. The halls and stairwells stay filled with animals feces and urine. Along with the roaches I have seen in the halls and stairwells that were literally almost the size of my hand. I was fortunate enough to not have pest problem in my own room but I heard from other a few residentsā€¦Ā See More>

There are times that the a gate has gone down and we have had to secure for safety and security, in any of these times thankfully there is always safe and secure access via our second entrance/exit gate. Management never threatens any resident but do send reminder notice of the leasing policy to residents to pick up pet waste, not to place trash in hallways or stairwells, keep pets on leashes, and do serve lease violation notice and enforce applicable fines. The notice in particular regarding trash fines increased was due to tenants vacating and not disposing of waste properly, leaving mounds of trash. In reporting the fine increase to detour tenants from improper disposal it was communicated that these violations could effect their future residency when landlord rental verifications were requested. Some are not thinking in the moment how current action can impact future needs. This is not in attempt to threaten or bully but to encourage responsibility as often no consequence does not promote change. In regards to maintenance concerns we are unable to look at your account specifically but encourage you to contact our office if you would like to discuss. Our community receive bi-weekly pest control services and promptly respond to any issues reported. We hate to hear that you did not enjoy your experience as we strive to provide a comfortable and safe home for all of our residents. Kind Regards - Management

                            I love living at the trifecta. Over all, it's been a great experience as far as maintenance and resident life. The trash chutes are filthy, and they lock them when they're full, so trash piles up in the stairwell. And I wish the dog park was gravel or sand

                              I haven't lived here very long, but I'm so glad I made the move! The apartments are spacious, maintenance gets to any requests asap, and the staff is very friendly. I love that we have a dog park just for the residents, along with the swimming pool, fire pit and grills. It's surprisingly quiet and peaceful here too!

                                  At trifecta they don't have 24/7 on site maintenance like they say they do. Cable was offered when I moved in and then when I asked about getting it hook up a month after I moved in they said they don't offer it no more. They treat everyone like college students we understand that's the masses of the complex but there are families and single adults that live here too. Only person that helps and comes out they office is Mr. Brown and the front desk customer service people the other two ladies stay in the back all day and you can't never reach them. I been asking for a back parking space for 3 weeks and the front desk personnel had to give me an update because heather and the other lady couldn't. I'm expecting special treatment at all but I been serving my country for 12 years 7/12 as an officer in the marine corps and 4 years enlisted in the army. I only ask that this apartment complex becomes more like an apartment residence then continuing to operate as a college dorm. Have a blessed day

                                        It was fine initially but certain issues are allowed to linger. They allow for areas to become filthy and that can lead to pests, which they will also do nothing about. There always seems to be some kind of issue that is consistently impacting you when living here.

                                          I am grateful to have my own apartment to myself. The community is gated, meaning it is incredibly secure. Temperature control is good, and the parking garage is easy to navigate. I also appreciate having a walking bridge to safely travel from campus into the building without venturing into the sketchier parts of the neighborhood.

                                            Overall decent place to live. Management doesn't seem to care a lot about living conditions of residents. There is regularly animal excrement in the hallways and trash piles up in the stairwells fairly regularly. I went over a month without a working washer after submitting a maintenance request. upon asking front desk workers about it after 3 weeks, I was informed the part may not have even been ordered yet. It is now fixed, but it took over a month and I have NOT been compensated. This took quite a toll on my financial situation and my mental health.
