The community itself is nice. No complaints other than I wish the neighbors interacted more. No one talks to anyone here. I'm a Deep South woman who has loved a close community that isn't necessarily intrusive. But I'll take the quietness over some other alternatives. The unit itself, though, has pretty good connecting walls on the 2nd and 3rd floors. We never hear a thing. However, I can hear my neighbors on the 1st floor daily, sounding as if they are dragging dead bodies down the stairs everyday. Every appliance in the unit must have been the cheapest they could find. Each appliance has had a problem at least once and we've only been here 5 months. We can hear the water running through the floors of the 2nd and 3rd level. When the shower runs on the 3rd floor there a loud drip in what sound like a pipe of the ceiling/floor that can be heard on the 2nd floor. The water sounds as if it runs from one end of the home to the other. You can hear water dripping loudly on both sides of the home even though the shower is on one side. The heat and air in the unit is drastically different from floor to floor. It can be 50 degrees on the first floor and 85 on second floor then 65 on the third floor. Management has tried to explain it away with excuses like heat rises or all townhomes are like this but that doesn't make sense when it's warmer on the 2nd floor than the 3rd. Maintenance is inconsistent. We had four different men come to the house in 5 months. Of the 4, only one still works here. They seem to change every 2 months. Overall, it's not horrible. We're just experiencing issues that I'd think wouldn't be a problem in 2026.

Disappointed
Community is full of dog feces every step you take when you open your front door you’ll have to watch every step you take in this neighborhood as the cleanliness is -0 & because of it the neighborhood smells like dog. The kids can’t even properly get on their school bus without watching for poop. Maintenance man is really nice! Manager, she’s ok but seems a bit messy and confrontational. Townhomes are ok but not all that to be as expensive as they are. Biggest concern is how the community is kept, very displeased!

HORRIBLE MANAGEMENT
Ever since the new property management/manager came it’s been hell. She’s rude, nasty, aggressive, very argumentative and disrespectful. Talks about the residents and gets into it with multiple residents. Makes false charges and won’t fix it, refuses to give her superior information. Famous for saying residents don’t pay their rent or pay late and telling it to other residents. Makes you pay out of pocket for certain maintenance because they don’t have money and can’t keep a maintenance worker, and the maintenance workers she does keep are in SCHOOL and don’t know how to do any of the work.

Great maintenance guy but wrong manager
Great maintenance but Very bad manager that is there now 05/05/2025. Please remove her because she will have this whole community moved because of her unprofessional skills. I hope that I am the first to say this. When coming to pay rent very disrespectful to the maintenance guy Travis. Who does this in front of residents treats there team worker so rude. Please remove her now please we don't want a person like this over hear. I will also be reporting this to HOA because she is not the one to work in this office. What happened to the lady that was before her I believe her name was Ms. Root please bring her back. Ms. Root was very professional and treated everyone with kind respect and we all loved her. Terrible management

Overpriced and Overrated
The staff in the leasing office are very unprofessional and show lack of empathy towards tenants. They are bullies who do not communicate effectively. The rent is way too high to receive the type of customer service that is given. The infrastructure of the properties are designed and constructed poorly, walls are cracking, tiles on the floors are lifting and cabinets are already coming undone and loose, which is ridiculous being the fact that this is a new development.

As a typically reticent reviewer, I feel compelled to share my recent experience with this company in detail. Upon submitting my application and paying a $200 holding fee, I found myself repeatedly contacting the company for updates on my application status. When I finally received feedback, I was informed that they utilize a third-party screening service for background and credit checks. To my dismay, this service reported a criminal history dating back to 2020, which I found implausible given my clean record and federal government clearance since 2017.Despite my protests, I was directed to dispute the issue with the screening company, a process that could take anywhere from 3 to 30 days. Perplexed by the frequency of such discrepancies, I questioned the rationale behind the company's reliance on this service, only to receive a vague response regarding the limited scope of the representative's responsibilities.Subsequently, I sought accommodations elsewhere and was swiftly approved for tenancy within hours, with the background check returning clear as anticipated. However, the resolution regarding my $200 holding fee proved arduous, requiring numerous calls and ultimately a four-week waiting period as communicated by the collections department.This prolonged and frustrating experience, compounded by the lack of communication and professionalism, has left me deeply dissatisfied. Despite the courteous demeanor of the leasing office staff, the inefficiencies within their processes and lack of accountability are evident. Even during my visit for a property tour, I encountered further inconvenience due to construction debris causing damage to my vehicle.In light of these issues, I caution others to exercise caution when considering engagement with this company. While the properties may appear enticing, the associated challenges and financial inconveniences are not worth the risk. My hope is that by sharing my ordeal, others may be spared similar frustrations.

Be Cautious of living in Scotland Heights
I would warn people to think twice about this neighborhood. It's falling apart already and the houses are new. Very poor craftsmanship. Poor customer service from the HOA and rental office. Trash is over flowing in dog poop. Grounds are poorly kept. These houses are way too expensive in this neighborhood for residents to be living like this.
