Transparency: Seemingly high turnover rate of office staff, maintenance and groundskeepers. Months slow to non emergency work order requests. Trash ALWAYS overflowing at dumpsters except for the first few days after it has been dumped. Occasional raccoons. No tour of amenities such as laundry facilities, pools, gym club house ( if more is offered, I'm unaware). After finding the gym, some equipment was broken and I noticed there was no trash can, spray or paper towels to sanitize after use. The next time I tried, instead of the keypad there was a standard lock and knob ( no access). Dangerously dark breezeway (reported lights were out, still not fixed. Trash on vacant unit patios since pipe burst in winter. Breezeway and dumpster areas need to be power washed. Possums, snakes, and a plethora of frogs near units by wooded area. Trash thrown over fence ( eyesore). Frequent (at least once per month) police presence for reasons other than patrol. Wondering why I stay? I promised my children that I wouldn't make them switch schools during high school. Just enduring for the moment.     Horrible ! Water leaks all over the unit from the kitchen to the bathrooms. Mold in my unit that been begging to get fixed. Rent is extremely high for those mediocre apartments . Water damage all throughout unit. Flooded the second day living there I hate it

      From the beginning of the move somethings where ever completed it was supposed to be a newly renovated apartment..and we had a water leak that last for months due to the lack of concern when we reported and how long to took to repair the leak was from the within the wall of the complex also we ask to be test for mold ..that never happen most recentlynthisnyear before signing a new lease we were promised new carpet that never happened also we had a infestation of gnats ..we reported it and were told they would spray our building never happened..

        Not so friendly office staff, hard to get important matters handled, especially in a respectful manner. Hard to get any maintenance. The taxed credited apartments aren't a priority, its hard to get truthful answers about issues and you will receive the run a round every time.

            My experience here so far is good. From the beginning of the application process I felt welcomed by staff. I have made the Luxe of Southaven my home. It is quiet, peaceful and lots of activities offered by staff to meet and greet neighbors.

              The community was nice the first year but after it has went down greatly. There are too many kids and not enough parking spaces to accommodate the actual tenants that pay rent. Too many outside visitors staying over at night. I'm not happy and will not be renewing another year.

                Great quiet Community. Very pleased with the space and immunities, Nice balcony space! I love the Bathrooms. I would loved to have garbage disposal along with garbage valet. Friendly staff. Average Maint, floor installing keeps coming up, and few roach invasions. Exercise room bathroom can use few Maintance also.

                    I'm very satisfied with the inside of my apartment. It's very quiet in my building. My problem is people come park at the back and throw trash out. We don't have bushes in the front of my apartment. It's like they don't care because we are on the back. I think the back should look like the front. I pick up trash and keep it clean myself. If I'm living somewhere I want it to look nice.

                        Apartments are nice and the rent is somewhat reasonable. The building need improvements/repairs to the exterior which includes replacement of missing or damaged vinyl siding, shingles and overhangs. There are issues with household garbage piling up at the compactors on weekends which causes trash to be blown all over the areas surrounding them. The landscaping needs improvements, missing or dead shrubs. Overall, it's really not a bad community to live in, it's pretty quiet with the occasional loud music coming from traffic entering and exiting the apartment complex.

                            Things have improved with maintenance. The response time is much faster. Between 6 to 24 hours. The management office has revamped. They have always been friendly and attentive to my needs. They are doing more to connect with the residents.

                              I haven't been given a mail key and I moved in back in August of 2023 and it's currently February 2024. The office has been informed numerous times about the fact that we still don't have a mail key. The lack of water during the ice storm was extremely frustrating considering the fact that we were out of water for an entire week.

                                The community is very quiet. A place where kids can play and have fun. The apartments is spacious and WAS very nice. My only problem here is maintenance DONT FIX ANYTHING. I've complained about my air, my dishwasher(that I've only used once), my doors that was damage doing the ice storm back in 2021 bc my ceiling collapsed, my hallway was damage from water, walls paint was damage, and I have yet to get anything done. I'm never behind on rent but I can't ever get anything fixed.

                                        The office personnel doesn't give accurate information to potential and current residents. They are saying anything just to get these units occupied. Once approved they put you in whatever unit available, not the unit you requested. I have been waiting for the maintenance team to fix the broken wire rack in my unit since I moved in,in March 2023. It still isn't fixed. My clothes are on the floor. They are dishonest individuals. You tell them when you are going to pay your rent, they say they will not file on you, they are going to notate your account- and they still file on you.

                                            Not good, support takes weeks or longer. Often charged for things I don't owe and they take months to remove those charges while threatening eviction. Do not recommend living with Beztak. 1st and last time renting with them.
