Few complaints but yet some have now occurred to me

I lived in Waterford Forest for a year. When my room-mate and I first moved out to Cary from the slums of Raleigh, we were just looking for somewhere that seemed secure because we had been robbed at the last place we were residents at. The leasing agent was very sweet to us and gave us the facts about costs, etc. I thought that the $400 nonrefundable pet fee was outrageous but we were impressed with what we saw so I coughed it up for my ONE cat. Parking is a bit of a problem especially if you lived in the building closest to the Dogwood Forest Drive going out to Maynard because it just seemed like everyone and their mothers lived there. <br><br>We lived on the second floor and it was quiet for the most part. We could hear the neighbors up and downstairs minimally if at all. Everyone keeps to themselves, no hassles from neighbors or management. I always paid my rent on time so I don't know how the management reacts to such things. I know that they were very strict about the pet policy when it came to walking dogs but I liked that policy because I don't want to step in it anymore than the next person. <br><br>The apartment itself was a 2 bedroom, 2 bathrooms. We never had any maintenance problems. The kitchen is a good size for just 2 girls and a cat. The bathrooms were very nice and easy to clean with a huge mirror and adequate lighting. The balcony was small and you had limits to what you could put out there but we never had a problem with that, we mostly kept our "garden" out there. Flowers and cooking herbs. The bedrooms were a good size. They fit my double sleigh bed, dresser, desk w/ computer, a couple of filing cabinets, lamps and a nightstand with a fishtank on it. The windows are nice and big if you have a cat who loves to lounge in the sun. The living room is a good size. We were able to fit 2 couchs, a recliner, an end table and a 32 inch television in there with no problems. Loved the open dining room which you could have painted if you paid an extra $25. We had ours done in a light green. We had a regular dining room table with chairs and a china chest in there. My room-mate's room fit a twin bed, a huge dresser and desk, a computer, a bookshelf and a loveseat. <br><br>The kitchen was fine and there's a little bar section that is kind of nice to put decorative flowers on, stuff like that. Counter space is limited but doable. We had a microwave, blender, George Foreman grill (small one), mixer, coffee maker, and dish strainer out on the counters comfortably. The refrigerator is a normal size with icemaker and two crisper compartments. With 2 girls who bought their own separate food, we had plenty of space for everything in the frig. Cabinet space is good. We actually had leftover space that we never ended up using. We really loved the pantry closet next to the kitchen, it fit all of our dry goods and cleaning supplies. The laundry area is big enough for a large washer and dryer with a rack above them where you can put detergent, dryer sheets, SHOUT, etc. The closets are the best though, they are huge walk-ins and I had ample ample room for all of my clothes both winter and summer, hanging up, plus my shoes! There is a lot of storage with the closet outside next to your front door, the coat closet at the front door, and the storage closet outside on the balcony. We were able to keep all the boxes we had when we moved in for the next time we moved. <br><br>The pool is nice and you don't have too many children who come out and make it unbearable. Never bring your boyfriend/girlfriend though because my room-mate had a problem with bringing her boyfriend because there was an indian couple out at the pool with their children and complained to the management that they were kissing in the pool. If you knew my room-mate and her boyfriend you would know that it was a ridiculous charge because they are super duper christian and barely show affection in public but alas you deal with some things with people of other cultures. <br><br>I never show too many people at the volleyball court but I wouldn't go out there for the fear of someone's dog doing his business there. The fitness room is well equipped as far as apartments go and I always got my mail and packages on time. I have never had to use the laundry room but the few times I went in there it looked presentable. About normal rates for a laundry facility. <br><br>Okay, the big question on everyone's mind, the management. Like I said we had a super nice leasing agent. However, she quit working there very shortly after we moved in. Everyone always asked me how I was doing everytime I went into the clubhouse for packages or to turn in my rent. We only had one problem with ants and that was right after a summer rainstorm when they crawl into the windows. The sent someone to spray the apartment within 2 days and even then the ants were gone but they sprayed just in case. I didn't get the impression that they were arrogant until the end of my lease. They stopped asking me how I was and they had almost hired a whole new staff. They put in a rule that you have to have an amenities pass which was really freaking stupid because that is suppose to be covered in our rent. They sent out the notice for our renewal lease but I was moving out of state and my room-mate was moving back to Raleigh. The terms of the new lease were crazy. They would raise our rent by $50 plus you have to put down a new pet deposit for existing pets, plus an additional $10 per pet per month. They also stated that they were going to require you to have renter's insurance. This is a smart idea in my opinion, but I don't think it should be a mandatory thing. <br><br>The problem that we had moving out was that we had forgotten to clean our stove. Ok understandable. $25 for them to clean it wasn't understandable to me but I paid because it was outlined in our terms of moving out. Also, we had to pay our remaining water bill which was like $20. Ok, I understand that. What I didn't and still don't understand was the charge of $50 for the 71" blinds that were never touched by my room-mate or myself. The blinds have never been moved or pulled or anything when we lived there because they were in a place where it wouldn't have gotten much light had you pulled them. They told us they had a little bend in them. I proceeded to tell them that it doesn't cost that much to replace the blinds and how ridiculous it was however that's when the rudeness and arrogance became very apparent to me. I didn't want to deal with them anymore which is why my room-mate and myself paid the dues. It would have had to go to claims court, yadda yadda yadda and you know that's just too big of a hassle to even care about. They did however let my room-mate and myself half the costs and pay separately. It was hard because with me living out of state I would have to mail them the check and I wanted my room-mate to pay as well. So, they let us split it and accounted us each for our halves. At least, that was resolved. <br><br>I had an all and all fine experience here. Make sure you read everything they give you to read because they can easily catch you with anything. I am one of those people who dot all my i's and cross the t's so I was able to avoid a lot of the negatives that you have read so far. Get pictures of your place before you occupied and after you've completely moved out for your reference and for your defense if need be. Be aware of anything that could be a problem and document it promptly. If you do these things you will not have a problem here. I understand what the negatives have said but I do understand also what the positives have said. I recommend you come to Waterford, look around, really talk to the staff and feel them out and get your first impression. Whatever your first impression is will be the correct assumption. The rent is reasonable for the amount of space you get in my opinion, so check it out for yourselves. I tried to cover all the aspects so you could get an overall view of the apartments objectively.
