The staff at Waterford went from bad to worse recently.  It was just bought by another company (no longer managed by Metric) and is now under new management.  If you want to deal with rude&#44; unhelpful people&#44; this is the place to be.  If not...run as fast as you can and go some where else!  Not to mention the ridiculous fee for an amenity card.  The staff wouldn&#39;t even tell me why the cards cost so much.  I&#39;ve been here for 2 years now and never had a problem using the laundry room&#44; pool&#44; etc. until they started the stupid amenity card fees!  It&#39;s just a way for them to take more of your money&#44; but they won&#39;t admit that of course.  Also&#44; parking is very tight because people park here EVERYDAY that don&#39;t even live here&#44; and management allows it to go on.  There are certainly better places to live in Cary than Waterford and I&#39;m so glad that I&#39;m leaving very&#44; very soon.  The decision to live here is yours&#44; but remember&#44; you&#39;ve been warned!!!  Don&#39;t let the outside appearances fool you!

I dont even know where to start&#44; my experience in this apartment community was horrible. The apartment had a problem with mold and mildew and not in one spot&#44;pretty much in all the apartment(see Picyures) i had 2 kids and a 8 nmonth old and still didnt care. My furniture got damage from the mold and mildew and also some of my cloth.The managment is terrible they only help you when you are about to move in after that you are on your own&#44; the property manager name LINDA doesn&#39;t do nothing to resolve the problems all she does all day is sit in her office watching the computer and when you have a complaint or a problem her smart answer is &#34;what you want me to do&#34; no matter what problem you have they dont care!! ok now lets go with maintenance&#44; also terrible i had a leak from the roof and when they guy came and fix it he painted the roof and got my staff with paint. The apartment had mold and mildew and they never fixed the problem&#44; the only thing they ever did was brought a humdifier that made so much nosie worst than a fan. Never try to work with me about a solution to the problem or anything but they want the rent on time dont be late because then you are in trouble. And after my lease ended i got a bil for $600 because of some carpet stains??? really?? this people never paid for my damage furniture or my damaged cloth but they are so good in charging people unfair.Take my advise DO NOT MOVE HERE YOU Will BE SORRY!!!! also to many fees the pest control fee is $7.00 and they are animals everywhere even small snakes!!! i hope my review helps some people and not make the same mistake i did.

On jun 17 I submitted a service request on the website as the attached photo as the kitchen lighting need to be changed , from jun 17 until today&apos;s date June 21 nothing has been changed , we are cooking for the last 6 days with no lights , because also it doesn&apos;t work before me submitting the request , and I keep saying for the past 3 days that they may be busy and they will do it tomorrow , but as all my bad experiences with this community nothing has been solved . We also have review from March 2018 for a bad experience with the office . If they will change it tomorrow jun 22 , it will be 5 days for a lighting to be changed . One more thing, around 4.30 today jun 21 I called the office to see what is going on , and I talked to one of the managment team , and she didn&apos;t treat me well , she said mmmmmm I just saw your request it is from a couple of days ,I said 4 days and we are going to thr 5th does it mean for you 2 days ? She just gave me the automated answer, we will work on that tomorrow , even she doesn&apos;t make any effort to give me a better experience. It was the 3rd bad experience with this community in less than 8 months .

Very quiet and any/ all request are taken   of in a day or two. The staff is very respectful and if an complaint is made, it is handle immediately. Any service is provided by staff in a timely manner. Very satisfied!

I believe it's absolutely amazing location:close to downtown, Apex, Morrisville and Raleigh!
Nice and quite though, not much noise from the road. 
I like my high ceilings and especially enjoy my balcony and the amount of storage. Close to the pool and nice parking.
Very professional and heartfelt service from the office staff.
I wish the kitchen would be a bit bigger, but it works fine for our family of two and a cat:)

Great community. Friendly helpful staff. Nice facilities and amenities (pool, club house, dog park. fitness center, car car center). Rent is about what you would expect in this area and on par with similar apartment complexes.

Before signing for this community I considered 3 more communities, but Waterford Forest wins by providing better amenities at affordable prices. So I choose this community over the other communities. The move-in was smooth and the maintenance is also good.

Community looks good and has good location with all amenities nearby. However, management is not at all responsive. Do not take model home as any indication of how your apartment will look. Ours looked like the model apartment went back in time 20 years. Non functional appliances, water damage in both bathrooms dirty cabinets are some of the issues. Waiting for school year to end so that we can move

I had a horrible experience for the first 8months of living here. I was told we had new appliances in the apartment. The stove, washing machine, dishwasher, refrigerator, toilet, 3doors had to be replaced after several months of waiting to get the broken things fixed. I also had a severe mold issue in the pantry closet and now around all of the windows. Front office never answer the phones. They can't keep maintenance staff so it takes months before work is completely. I had to contact corporate to get anything done. Finally everything was replaced. The only remaining issue is the severe mold issue around all the windows. The neighborhood is amazing though, lots of kids for my son to play with...all of them are respectful and all play well together. Great school district and Very safe community, that is the reason we stayed. The office manager has helped to finally get everything replaced and has great communication through email. We definitely had a very rocky start when moving here. It took 8months before they finally fixed all the issues and replaced so many broken appliances (that they said we're brand new when I signed the lease). We are still waiting for the window mold issue to be addressed, I'm assuming it will take several months before it's actually fixed as well. The apartments are definitely old and out dated, but the community is extremely safe. Since I have a child, safety is my number one concern. Since most of the issues have finally been fixed, I just signed another lease.

I've personally had a rough time here. I was told I was renting an apartment with new appliances. But nothing was new and within a few weeks of moving in, things starting breaking. Management did nothing! I finally went to MMA & they fixed everything within 2weeks. I've dealt with 4broken appliances, broken/leaking toilets several times, massive mold issue that I've dealt with for the past 6months and they still aren't doing anything about. They can't keep staff at the front desk or in maintenance. I'm on the verge of contacting MMA again because nothing ever gets done here!

This has been the WORSE experience ever! I was 1st told that I was moving into an updated apartment with new appliances. But within 6minths the following broke: washing machine, dish washer, refrigerator, stove, AC was leaking and caused a large mold issue and they had to cut part of a wall out. Nothing was fixed for several months even after the office manager promise to fix things several different times. Now I'm still dealing with bugs (roaches, ants, nats) all my windows have been covered in mold since October (it's almost June) and I have over 10 work orders not completely after several months, about 40+ emails from the office manager about how they are going to send maintenance over to fix issues, but they never show. Plus the rent goes up $150-250/month every year! The pool opens up late every year, and ends up closing constantly. The front desk never answer the phone either. Please, PLEASE run!!!!! Do not rent these apartments! I wish I could afford to pay movers and a new deposit at another property. This is a horrible community to live in all because the maintenance is never done, if they get to your work order it ends up breaking again shortly or they just did a half job, big issues all year long and office manager lies constantly.

Suck apartment moved in washer not working, door handles missing â€¦.. no one show out to repair super suck , complain to manager never take action sound like I donâ€™t care not mine business , only know take a monthly payment donâ€™t care for the tenants problems

It's been the worse experience ever! The office manager was the one that gave me the tour to my apartment. She told me that the apartment was newly renovated with all new appliances. Shortly after my second month of living here, the washing machine broke. It took over 2 months to get that replaced. Then the dishwasher, refrigerator, stove, one toilet, 4 broken doors, mold in the pantry, A/C busted and leaked to the bottom floor, mold on ALL the windows (took 7 months before they fixed the mold issues!!!), Constantly dealing with roaches, nats, and now millipedes are infesting the whole apartment. It's not just my apartment it's this whole building. And from talking to other residents, everyone has had issues like this. The manager got fired because she was stealing money. The only way to get anything done was to contact corporate, and even then it is the bare minimum. They have now recently started to say that they have completed work orders, but it has been over 2 months and no one has been to my apartment to actually actually work on the issues. So I have to constantly put a new work orders because they just close them out and don't actually do anything. The front desk never answers the phone, returns voicemails, or emails. The only way you can get up with anyone is to walk into the front office yourself. Our trash compactor has been broken, so there is a large mountain of trash sitting outside of it. The apartment complex has not even sent out an email saying that it is broken or when it will be fixed. When talking to the office or MMA corporation, they just tell me that they will let me out of my lease, but I would have to pay to move to another MMA property. Even though the only reason I want out of my lease is because of the constant maintenance issues. I shouldn't have to pay over a thousand dollars to pay for new apartment applications, down payments, movers.....when MMA can't keep their part of the lease. I will absolutely NEVER live in another MMA property! PLEASE ask several residents about their experiences before renting here!!! It's an absolute nightmare here!!!!

I feel very safe and it's clean and quiet they have a 24 hour gym, racket ball cort,volleyball, picnic table grill very nice pool neighbors a friendly on property dumpster the staff is very friendly and helpful

We have enjoyed living at Waterford Forest.  The staff is helpful and courteous, and approachable.  They seem interested in resolving issues.  Work orders are quickly resolved and the maintenance team is timely and courteous as well.  The pool is well maintained throughout the summertime , which is of utmost important for our kids. All the play areas and gardens are well kept, as well as the common areas within the clubhouse.

Worst place to rent. My apartment might have more cockroaches than any jungle could have. Leasing office donâ€™t leave any chance to mock you. Once you sign the lease they will make you lose your sleep. My daughter we bitten by some insect and they were keep asking me for details that not helping the problem
