My experience has been great except for when LMS parking took over. Before the boot, I would say I've enjoyed my stay here. I don't often have to deal with management for anything and maintenance is always prompt and gets the job done. I am not fond of the new parking policy as there is only ONE visitor parking spot for 4 units and that is unacceptable. LMS knows there isn't enough visitor parking, yet will place a boot on your car anyway. This is the biggest scam and quite frankly it is a turn off from wanting to live here. I am an adult who pays a good deal of rent and I should be able to have visitors WHEN I FEEL LIKE IT! And no, parking a mile from my apartment is NOT the answer. I'm honestly fed up.

If you like Noise from freight trains, odd industrial smells, constant roaches and weed smoke seeping in to your home from your neighbors then please make an appointment and move in straight away. Not slept well in months and yes for all these bonuses we are paying a fortune. Additional - recently experienced a Flood from some form of plumbing malfunction, took 6 days and constant calls and visits to the office to dry out the apartment and still do not feel the apartment is in a completely livable state. #ApartmentFail

Let me start off by saying that I love my floor plan. For the price, the apartment is basic. Most of the staff has been great. I would recommend to a friend if they didn&apos;t have to go through what I am dealing with. I renewed my lease for a second time and I do regret it now. I have struggled with roaches (waterbugs) for over a year continually now. The pest control comes out as often as he can, but they are getting worse. I have complained numerous times and maintenance has come to check for holes, but I don&apos;t feel they are checking good enough and trying to find the problem. None of my neighbors have this problem inside their apartments. I have asked. I can deal with them on the outside of the building, but now it has become unbearable to have to constantly look around for them in my apartment. Especially when I have company and they decide to come out- how embarrassing. It doesn&apos;t seem like the office has tried to get to the bottom of the issue other than scheduling the pest control to come out again and again. I am at the point that I would rather break my lease to have my sanity back. I find them dead and alive and it&apos;s just terrible. I should have seen the red flags when I moved in my apartment and it was absolutely filthy still from the last residents. I&apos;m still wiping nicotine off the bathroom walls from time to time when they sweat. If they would actually take my concern about these bugs serious, then I could maybe stick it out until the end of my lease. I&apos;m so fed up with these bugs coming in my apartment. It can&apos;t be healthy and it should be concerning for the manager that their building are having these issues. There is definitely an infestation somewhere. I never had these issues living in lower class apartments and I don&apos;t expect to have them here considering these are &quot;luxury&quot; apartments. There&apos;s nothing luxurious about roaches. But hey- the office staff aren&apos;t the ones having to deal with them so why not prolong any extra expense for them to fix it.

Professional, courteous staff. Any requested service is done quickly and correctly. Nice place to live. Amenities are good. Nice sized patio,/balcony, washer dryer and dishwasher. Central heat and cooling all make life easier.

experience has been as expected. noisy neighbors overhead, but that is expected at all facilities like this.  the street is much too busy since it is used as a way to get away from south tryon. cars do not stop at stop signs

I've been here 11 1/2 years that should say a lot.  We just transitioned to a smaller apartment in the same community.  The new apartment, although smaller is beautifully appointed with wood and tile floor, with carpet in the bedrooms. Stainless steel appliances and well... I could go on.  The property manager, Tracy is great.  So is the maintenance team, esp. Kenny & Gabriel.  The office staff is good too.

My overall experience has been great at Colonial Grand! From the leasing team, maintenance, curb appeal etc..  I feel very safe there. All the neighbors are friendly. Anything you need is right in your backyard! Tons of stores and restaurants!  1/2 a mile from 485! I  would defiantly recommend living here!!
