Overall, this is a good place to live. Landscaping is good, maintenance is prompt and friendly, and the apartments themselves are well-built, with decent sound insulation and high-quality appliances. However, there are a few long-standing issues to be aware of: - Rents are high and only going up, but this is, in fairness, a problem across the city and is in no way unique to this community. - There is only one trash compactor for the entire community and it breaks down frequently, resulting in an unsightly mound of trash building up in front of it until it is repaired. - There is no recycling service. - Although it feels safe on the whole, petty crime such as package theft is rampant. - Parking availability is limited and tightly controlled. Only one car is allowed per leaseholder (assuming no garages are rented), and visitors must either display a visitor pass or park in one of the poorly-marked visitor parking spaces in order to avoid getting booted.

I moved to this community roughly ten months ago. Here are my thoughts: Pros: - Clean and well-maintained community. - Community landscaping is thoughtful & attractive. - Friendly leasing & maintenance staff. - Garages & storage closets are available. - Internet service is fast and reliable. - Reasonably quiet despite some cut-through traffic. - Storage closet rental rates can be extremely reasonable. The usual rate is $20/month if I recall correctly (which itself is not exactly wallet-breaking), but I'm currently paying only $5/month for mine. - When maintenance issues arise (which, in my experience, has been rare), they are fixed quickly and courteously. Cons: - Availability of parking passes for residents & visitors alike is limited. - Package theft is not uncommon. One of my neighbors has a video camera mounted to their door to deter potential thieves. Since moving in, I've had several packages delivered to my front door while I was at work and fortunately none were stolen. - Parking lots are entirely too small for the number of residents. - No recycling service. There was a large community recycling bin in the past, but it's been gone for a few weeks now with no explanation or communication from property management. - Noise & vibration isolation between floors could be better. - People use the community's main road as a cut-through and drive way too fast down it. - Slightly more lighting at night would be helpful. Other Notes: - Parking enforcement, when it happens, is very strict. I once got booted for sitting in a handicap space for ten minutes without my placard visible in the windshield. Fortunately, the enforcement company was understanding and came within 15 minutes to remove the boot at no charge. I would usually note this as a con, but given the limited parking available throughout the community, strict enforcement of parking policies is understandable. - Rent is roughly in line with other communities in the area of similar quality. Not a great value, but not a total rip-off either.

I've lived at MAA Ayrsley for about a week now and so far it's been a great experience. The community as a whole is clean, quiet, and well landscaped. The office staff are always friendly and professional. The apartment itself is clean, well maintained, and spacious. The building is only eight years old, so everything is in good shape. The appliances are high quality and in good condition; the one appliance that was not in good condition upon move-in was replaced within a week. The location of this community is fantastic; groceries, restaurants, fast food, and even a barbershop are all within an easy walk, while many other amenities such as a movie theater are a very short drive away. The one drawback to this community that I've noticed is the parking situation; parking can be a bit tight even for residents, and parking for visitors is limited and inconveniently located. That aside, I've truly enjoyed my time at MAA Ayrsley so far, and I look forward to the months ahead!
