I have to agree with some of the other posts.  I have lived here for about 9 months and just got notice that they are spiking my rent up by $120. 

Pros
Beautiful property; well landscaped
Convenient to the boutiques and South Park mall
Gorgeous pool area and decent workout facility
Nice floor plans
Maintenance is very responsive; prompt; efficient

Cons
I can literally hear every step that my upstairs neighbor takes.  It&#39;s so loud that it almost sounds like she&#39;s stomping.
I can hear neighbors having sex... I can hear music... I can hear toilets flush and showers running.  
Bugs (I&#39;ve had a good amount of silverfish and spiders)
Some car break-ins over the last few months
Staff is semi-friendly; I never feel overly welcomed when I walk into the leasing office
Pricey (as I mentioned&#44; my rent is going to go up $120 if I renew it-- ridiculous!)

Only one trash center for the entire community means trash being stored overnight and for days on apartment stairs and long rides or carries across the campus with trash, people riding with trash atop their cars to avoid walking trash bins to that single, solitary and overflowed trash dumpster. All this is due to very bad lease and property managers and no oversight from MAAC. They have removed the one RECYCLE CENTER and this also means you have to DRIVE YOUR RECYCLABLES TO THE NEAREST recycle center or dump recycles in the trash. Who has time to do that?!?

This property is located in a great area convenient to Harris Teeter and Whole Foods. I fell in love and did not mind paying more for my apartment due to amenities and my great tour experience the staff was great during our move in process and very helpful with our transfer process we transferred from a wonderful maa property in south end. After moving in we found out that we had roommates that refused to pay rent COCKROACHES aka Palmetto bugs is what the office referred to them as. We contacted the office regarding the issue they sent pest control we imagined it was just a temporary issues turns out we would be scheduled to get our apartment sprayed every Tuesday which is routine pest control comes every single week. We continued to see pest in our apartment and the solution was the same pest control. We have a newborn and it&apos;s very dangerous to have our apartment infested with roaches. We reached our to other people within the building and they were having issues as well most of them are not able to write reviews as they are of age. We live in a classic white model which has very old cabinetry and possibly the issues stem from that. I am warning you Do Not move here it&apos;s infested with roaches the building is very old one time I dropped my keys by the elevator and picked them up a dead bug was attached. It&apos;s absolutely disgusting. I am in the process of terrminating my lease I am having to fund terminating the lease with no help from MAA Southpark it&apos;s almost its my issue they I have roommates aka cockroaches their name isn&apos;t on my lease!!

Love the location! Donna, the Manager is great. Maintenance team is responsive and can do wat the MAA company will allow them to do. Donna is a great manager. The grounds are resort like. Love the nature trail and the pond area. Mosquitos are a problem in the summer bc of the pond. Since I live close to the nature trail and pond, the mosquitoes make it difficult to enjoy my lovely balcony. There are instances of speeding on Cameron Valley. Residents do t seem to realize that the roads are parking lots too and resident s walk and walk dogs. Love the fact there are som many dogs here and many responsible dog owners. However many do not clean up after their dogs?not many but enough. This is in spite of the many pick up stations ALL OVER the place!
The neighbors are great! Love the sense of community.

The leasing staff is extremely friendly, helpful and most importantly, punctual with requests. The grounds are nearly immaculate. Safety is always first. Maintenance is timely, friendly and knowledgeable.

The staff is always courteous. I wish we could get some healthy blooming trees where they were removed at my unit. I enjoy walking up to the Movies, Modern Salon and my Favorite shops. And we have terrific restaurants also in walking distace.

Post Park Phillips Place is well run and convienent ....plenty of shopping , entertainment , good restaurants, doctors offices, emergency room across the street , inter-states  close by , and easy drive to downtown.

Neighbors are very friendly and office staff are always accommodating when there are maintenance issues or just general questions.  There can be more resident parking in my area since spaces are starting to fill up more.

It has been absolutely horrendous. We have had to deal with three very serious water issues in the 6 months that we have lived here. The first a pipe broke in our wall and lead to one of our closets becoming extremely moldy. The second issue we had, water was building up in our living room ceiling and then eventually broke through and was leaking in our living room. We had the third party crew the complex contracts out come out and allegedly fix everything, but they didn't. Last week, water started leaking through the exact same spot in the ceiling as the first time. This has lead my wife and I to no longer want to live in this complex anymore. Especially after having to deal with those 3 water issues.

It's gone down hill a lot since I've moved in. The trash compactors break a lot, the elevator being down for 4 weeks is very very very inconvenient with zero compensation feels very inconsiderate to us. You take away our elevator for a month and don't offer any form of compensation on our rent? We pay for these things and can't use them. The hallway has cotton swabs, cat throw up, and trash from my neighbors for the last few weeks. My upstairs neighbors bang, stomp, slam things onto the floor, vacuum at 2am etc making it absolutely miserable to live here. It's just not a "luxury" experience for the price we pay.

I don't recommend it, very bad quality, the apartments, the air conditioners don't work and the administration just turns a blind eye there is a lot of garbage in the parking lots little maintenance and the gates are garbage they almost never work the controls are deteriorating
