Upon opening its gorgeous front doors in November 2014, this beautiful property just outside DTR provided the most luxurious rental living in Raleigh. I lived here for 32 months through some challenges with management and some hardships that new construction brings. There are pros and cons to all rental properties. There are many pros to this complex: the proximity to DTR, the views from top floors, the small but adequate gym, the small but adequate salt water pool, fire pit, and really poorly maintained grill, the game room, wine celler (completely underused space) and demonstration kitchen. There was supposed to be a door man or concierge and there is yet be one. There used to be complimentary soda and refreshments but they were removed because management could not determine the best way to offer these to residents and their guests without spending any money. Conceirge package machine is a bonus so you don't have to deal with incompetent management staff. Drycleaning delivery to the building, delivery from two restuarants to the building and pool service with beverage service. The landscaping is gorgeous but the dog poop smell will stop you in your tracks because the property manager did not want to have doggie bags around the property becuase they are not 'pretty.' We know have 1 which was place immediately outside the building facade for the building with the enterance to one of the hottest restaurants in Raleigh, the demonstration kitchen (party space, pool, and entrance to penthouse elevator). There is no dog park here although there is chatter that one will go up soon around the back of the bulding between the building and McDonalds and Starbucks parking lot. By far, the biggest con at this property is the Property Manager who bends the rules when it suits her, her friends, or acquintainces, or those she would like to befriend (this applies if you are one of the 'beautiful people' or have any social status that she can latch to). Her behavior is erratic and unpredicatable. She is disgenuine and an extremely compelling pathological liar, which she prides herself on. Given the knowledge I have today, I would suggest not moving to this property to avoid this individual and the pitfalls that come along with having to deal with her. If you know only to deal with the Assistant Manager who is extremely gracious, fair, level headed and honest everything will be sunshine and rainbows. You wil be able to enjoy the luxuries this building offers including cocktail service at the pool offered by two restaurants! The building is starting to show some wear after only 3 years. This again speaks to management bending and arching over the standards that are supposed to be upheld with regard to resident conduct. There is lack of accountability when things go wrong, and poor or no communication with residents which management uses to their advantage to absoultely screw you out of money. I would do my market reserach and look to see what else is out there before you sign a lease here. If you are committed to the area and the amnenities this building affords you, go for it! Just know it could come at a huge cost to your wellbeing and pad the inside of your attorney's pockets.
