I recently moved here & am not a happy camper!!  First off they trick you when they tell u everything is included i never heard of someone paying 150 for basic cable & &#34;free wifi&#34;  they charge you outrageous fees for garbage & only have 1 garbage container!!!  I recently spent 2 weeks in the hospital&#44;  i spoke to management & told them to give me a few days to get back so i can pay my rent in return they said &#34;ok&#34; then when i got home i had a breach of contract on my door & was asked to leave!! Little do they know the drs told me i have MoLD Exposure!!!   I am extremely upset for losing time off work & now having to find another place!!!  This place is quiet & parking is great but the pool is small the gym is a sauna & the garbage has a gang of cats living in it!!  By the way your cable has no cable box so you cant order movies & your wifi is super slow so you will be paying 150 for basic chanels you can get with an antenna!!!  Dont be fooled by these apartments they are horrible & so is the management!!!

My first experience with apartment living and I must say the customer service has been the worst EVER! No one calls you back about anything&#44; my move in date was delayed multiple times. Items to be fixed upon move in are still not done 3 months later. Invoices for rent are sent out late and are incorrect. Just a complete disaster. Plus endless wasted time trying to get a person to answer anything. It took over a month for my move-in application to process and that was just the beginning. The model apt was great but that is not what they moved me into....it was not even cleaned&#44; disgusting beyond belief and still not up to par after all this time. urine was in the toilet&#44; mold in the shower&#44; baseboards chipped and missing&#44; the apt was not painted&#44; blinds were stained and gross. kitchen layers of grease underneath the dirty&#44; dingy cabinets. water damage on the ceiling. random chunks taken out of the wall

The Pros:
1. Average to slightly-below average rents.

2. First appearance doesn&#39;t look like high-density population.

3. The floor plans are more spacious than average apartments.

The Cons:
1. The owners&#44; the Connor Group based in Ohio&#44; own 17&#44;000 units in multiple states.  They&#39;re in it for the money.  So&#44; they have lots of little fees that they have renter&#39;s pay adding up to over $70 more per month.  Garages are $125/month extra.  You pay for pest control&#44; trash&#44; a &#34;recycle admin fee&#34; (whatever that is)&#44; stormwater fees (for what?)&#44; a &#34;sanitation&#34; fee (again&#44; for what?)&#44; and to top it off&#44; you also pay a mandatory &#34;Service Fee&#34; (for no reason at all... they just want more money).  Have a pet?  You have to pay a deposit PLUS a monthly pet rent!  Then&#44; if you pay by a debit card&#44; add $3 more.  Just do a Google search and see what you find: the connor group scammers.

2. You MUST purchase Cable TV and internet from them for $99/month.  It&#39;s not included in the rent.  And&#44; you must still pay Time Warner for each cable box you want to rent.  If you want phone service&#44; that&#39;ll be more money&#44; too.

3. You will hear your neighbors.  If someone lives above you&#44; be prepared to hear thundering footsteps.  If someone lives below you and turns up the bass&#44; you&#39;ll feel you&#39;re living in a boom box.

4. People who park may block you from leaving your parking spot or garage.  Tow-aways have to be done by you.  Wakefield Glen gives the offenders 24 hours before they&#39;ll take any action.  The clock starts ticking only after you&#39;ve reported them blocking you in.  The parking lots have been used for commercial parking.  Some people take up to 5 spots with the heavy equipment they tow behind them.  You have to get your spot early in the evening or you&#39;ll have a hard time finding parking.

5. Wakefield Glen does provide dog poop stations with bags.  But&#44; there is poop all over the place.  On the sidewalks&#44; on the grass right next to the poop stations.  There is urine everywhere&#44; especially in the entry walkways.  The poop stations are never emptied regularly.  It frequently takes multiple calls to have the poop stations emptied.  In the summer time&#44; it just stinks.

6. The furnishings are below-average quality.  The carpeting hardly lasts even a single year without deep wear marks.  I&#39;ve seen people who had multiple big dogs move out and Wakefield Glen didn&#39;t replace the carpeting for the next tenant.  Yuck.  There is concrete under the carpeting.  My unit has crunchy sharp things under the carpet... I don&#39;t know what it is&#44; but it feels like they didn&#39;t clean up waste material before they laid down the carpet.

7. The appliances are small: very small refrigerator with bouncy wire shelves.  No microwave oven at all!  Stove and dishwasher are the lowest quality if you&#39;ll compare them to what is available at your local big box hardware store.

8. The staff have rotated here at an unbelievable rate.  Most last less than a year.  Complaining to staff is a waste of time.  Rules are not actively or uniformly enforced.

9. During heavy rains&#44; the walkways have frequently flooded to 4 inches or more of standing water.  They finally put in some ugly drainage ducting that dumps the water in the front of the building.  But&#44; now there is standing water in the ducting leading to mosquito problems.

10. I regularly hear fighting between tenants.  There have been many evictions.

11. Annoying speed bumps.  They are necessary&#44; though&#44; because otherwise the high traffic might become even more dangerous.

Ok maybe it&apos;s the building we live in but here&apos;s the honest observation, we have leased from Graystar before and this complex at least our building is dirty, the tenants downstairs never pick up their garage. Stairs are filthy, rugs left out on ledges and let&apos;s talk about all the smoking! I have addressed this with emails and office visits I&apos;m told they&apos;ll do something but every weekend my apt smells like an ashtray. We are so disappointed. The neighborhood is friendly and quiet it&apos;s just not clean and these are supposed to be non smoking apts.

I love living here and would highly recommend to anyone looking for a place to live in Raleigh. The staff are extremely responsive and accommodating. The property is constantly being maintained, and it is beautiful, with the tall pines, well-manicured landscaping, and flowering trees. I&apos;m always seeing bluebirds outside my window perched on the tree, and I have the most beautiful sunrise every morning. It is peaceful. The apartment is spacious, is beautifully designed with large windows and a lovely sunroom, and there is more than enough closet and storage space. I can&apos;t think of a better place to call home.

Lots of noise was told it was a quite building. Apartment has many broken things on move in multiple maintenence days have been sheduled and they just do walk threws and reschedule. Heating unit extremely loud and rattles. Dog park fence broken. Apartments nothing like what was showed and asked for.
