Living at the Orpheum is stree free. I love how quiet it here. The staff are fantastic in my opinion. I enjoy how easy it is to ride the public bus system. Additionally, I love how the apts celebrate different events like doing a coat drive or collecting food for homeless.

Great location, staff, and views!

Visited family at Orpheum Tower recently - they love living in downtown Omaha, and in such an historic building. Great location surrounded by places for food, art, music, and more, Amazing views, beautiful lobby, and hot coffee served every day! The staff is attentive; warm and welcoming to both tenants and guests. If I move back to Omaha anytime soon, Orpheum Tower will be the first place I call for availability.

I will say when I first moved in I was subject to stay or go after my lease ended. But when the new owners took over it slowly but surely got better and better and keeps getting better and the New Property Manager and the great help of the Maintenance Guy Chris makes this place move smoothly and they keep moving things further in a great direction!!!.

The management are amazing and so is maintenance, they're really the only plus side. The units are not taken care of very well and even though the management team just took over in august, it's still really frustrating hoe many things have issues. I loved in the end of August, my ac/heater has never been fully fixed since move in. My tiolet and garbage disposal both break all the time. And I know these sound like things I could possibly be using wrong or breaking but when I say I take so many steps to avoid even using them because they break so often I mean I go to work to use the bathroom sometimes. It's sad because management is amazing but this building and unit was not taken care of for many years

I love the Orpheum! I appreciate the maintenance and cleaning staff. The new management has been efficient and timely. Our apartment is awesome and I constantly brag about the view! Trash chutes and washing machines are always accessible and easy to use. Windows are amazing.

Best place I've ever lived!! The management on-site is great!! It's close to everything downtown!! I vist the theater alot since living here!! Love the high ceilings!! Their is a gym downstairs, that's the best thing!!

Very quiet and respectful people in the building. Property managers are incredibly polite and genuinely care about what their residents have to say. Besides my apartment being overly warm due to being on the top floor, I'm very impressed. Doesn't even feel like I'm living downtown.

Orpheum Tower has been a great place to live simply without paying for a ton of amenities. Location was the most important factor to me in choosing a new apartment and the Orpheum Tower checks all the boxes. It is blocks from the old market, along the Harney St protected bike lane, and close to every bus lane in the city. It is an older building, so there have been some standard maintenance needs in my unit. However, the building maintenance team is timely and effective. They have been easy to rely on.

Office workers are very courteous. All work orders get completed very quickly. The view of my apartment is incredible. Everything is kept very clean and tidy in the building. Doors are secure and open with a key fob.

The unit is gorgeous, but the trash shoot has been out of service and our unit smells rank because of whatever the issue is. Our carpets were supposedly cleaned, but after renting a rug doctor to go over them again I cannot be certain that is true. Because of the smell We have not been able to use our laundry, and our faucet is dripping so much we lose a gallon of water per hour (for 2 weeks). Though the management and maintenance have been very kind, actually fixes have been incredibly delayed. Last I heard we were told they were waiting for their plumber to get in contact with them. After how many weeks will I have an update?

Location and service are what keeps me here. I'm now reaching the 30 year point of residency: Why would I move? The Orpheum Tower is central to everything: Transportation, shopping, entertainment, parks, riverfront, the Old Market. It's within walking distance of dozens of eateries and pubs. Perfect for me. Also, the Residential Service has always been first class regardless of who is in the Management Office. I haven't had many work orders, but those I have had have been addressed quickly and efficiently. It's a great place to live.

Im so happy i found this great place to live. Moving from Wisconsin was already hard but the stuff was kind and friendly, photos of the apt are accurate to the actual place. I love how it's kept very clean and maintained.

As a senior, I love living here. I feel completely safe here and well taken care of. Except the new management doesn't change light bulbs say for like the bathroom. Maintenance is always friendly.:)
