TERRIBLE PLACE TO LIVE!
I have been living here for 6 years and the rent has increased astronomically. However, the grounds are not clean, dog poop everywhere. Dumpsters overflow because there aren't enough of them for the number of units here. Additionally, parking is very very limited and the Ryan Homes that were recently built definitely use our dumpsters and parking. The parking lot lighting is very dark and dangerous. I have been informing the office about the light that is out for over a year and nothing has been done. There was a transformer fire here a few years ago and the grounds outside my unit had to be dug up. Since then, they never leveled out the ground and I step out to mud and dirt and a dip because it was never properly filled in. We used to have pretty bushes and plants and the grounds looked nice. Now, it looks like the grounds have been neglected and abandoned. The rent continues to increase but the place looks like garbage. This is not luxury living AT ALL but they charge luxury rent. My rent increased by 10% last year and now again another 10% which is close to $300 more. This is abuse and should be illegal. Landlords get away with a lot of ---- because they have money and lawyers. And most of us are one month away from being homeless.

i think the on-site management and maintenance people are great - the upper management is not great, slow in responding to major issue, the ADA accessibility in building 101 has not been fixed in 2yrs, the lack of urgency for a place that charges so much is unacceptable, the grounds and landscaping is horrible, the snow removal "plan" is nonexistent, there is no follow up with the main issues like abandoned cars, cars not moving for snow removal, people not cleaning their car off and leaving snow in the stall and then taking a cleaned spot - I can go on about all the little things that aren't taken care of and ignored and hope it goes away - if you are charging "luxury rent" then this place should look and be handled like a luxury apartment

There is a lack of amenities here, things are always broken & taking forever to be fixed. Clubhouse, pool, gym? packages constantly getting lost and the rents have skyrocketed since I moved in in 2021

Very nice unit but the grounds need work. Rent is sky high? The previous owners did not resolve issues in a prompt major, however the current owners seem to be better about addressing all issues. The packages being delivered to the unit directly is greatly appreciated!

I ENJOY LIVING HERE DUE TO THE COMMUNITY BEING SO NEW AND UP TO DATE. ABLE TO HAVE PETS AND AREAS TO WALK THE DOGS. THE BUILDING SECURITY IS WHAT SOLD ME. THE APARTMENTS ARE SPACIOUS AND ALSO HAVING A BALCONY IS A BIG PLUS.

I've had a good experience so far but it is hard to fully tell because a few months after I moved in we were bought by a new property management. My rent went up but I haven't had access to my clubhouse or the amenities I pay for in 9 months. I think it's just bad timing. But overall dealing with the new management it has been great.

Property looks beautiful from outside! Unfortunately that not the case. Water quality is very poor making residents have to spend money on filter for all faucets . Walls so thin can hear neighbors fart. Ceilings have cracks all thru out apartments ( they paint over every now and then ). Let's not even talk about bug and ant problems all thru out property. Apartments ,gym , kids park always has insect problem due to lack of cleaning ( like change garbage daily and pest control ). 0% recommendations

We have had no problems with the community in the almost 5 years that we have lived here. We have not had any major maintenance issues and most of our minor issues have been resolved fairly quickly. The pool is small but is open consistently this year. The package system was not good, but has been better with the delivery drivers delivering to the building rather than the office. The common areas are riddled with dog poop which is not nice. Rent seems to go up more than comparable places, but other than that we've been happy with living here.

Actually apartment is fine. Grounds needs more TLC. 2 poop stations are still missing months after being knocked down and there is a missing stop since since last year right outside of our building. Clubhouse has been closed for months due to a leak from sauna.

Thee community is clean and safe. The price of rent is high considering there are were no amenities for available until the pool opened a few weeks ago. An amenity fee is still being collected anyway.

Service has gone downhill with each passing year. The residents have created a disrespectful and unappealing environment. We recently have come under new management and I thought this would improve the situation but I am experiencing 80 degree temps in my bedroom and still cant get it fixed.

This community has been okay to live in. Maintenance request are not filled in a timely manner. I have had something broke for over a year and nothing has been done. Currently, the community has been frustrating, due to us being unable to use the club house. I have also lost multiple packages and no longer feel comfortable shipping items to my apartment.

It has been good with a few hiccups. We were never told we were right next to low income housing, the dog poop is not picked up or followed up on because it's blamed on low income housing and there's trash on most walking trails and the grass needs to be cut more often. Other than that it has been great

Our experience in this community has been awful. We moved into an apartment that was filled with issues & have been financially & personally responsible for handling them on our own. When they finally "addressed" the issue, they told us we could move but for a higher rate. We wouldn't be moving if we would have been given a safe apartment to live in.

So far, everything has been good. Response time from the office is prompt as is maintenance requests. The grounds are kept nicely and the community feels safe and comfortable. My only "issues" are with the dumpsters (not enough to sustain the needs of the community; often will overflow) and the key fob not working in our building. Having a baby with a stroller is challenging when coming into the building. The back door (Building 201) is only able to be accessed through a key fob scan. I have to leave the stroller in the back and walk with my baby through the front door and unlock the backdoor to bring the stroller in the building. Other than these two minor issues, I have enjoyed living here and welcoming my daughter into our new home.

Would like it if there was a dog park and more places for the dog garbage cans. they took a main location away by the park and i'm not sure why & people don't pick up their dogs poop more. and there needs to be more maintenance orders being updated because no one calls to get anything done & we have to keep following up.

Great community and walkable. It's very cool to see kids actually playing outside and safe. The neighborhood has a great mix of people and very quiet except for the train noise. Modern apartments with good amenities.

STAY FAR AWAY. Property management as absolutely horrendous, corporate takes zero responsibility for their employees and has zero concern for residents' safety, and the quality of the construction is beyond shoddy. I have lived at this property for over a year and while I was optimistic for a short while that things would get better, things have gone from bad to worse. They initially had me sign my lease back in January 2018, however, I did not know at the time there was no Certificate of Occupancy, which violates NJ law. Further, I had selected a move-in date in February and had checked in on the property the week before my move-in date to see if I could peek in a window to figure out whether a piece of furniture I wanted to buy would fit. I was horrified to see that the town house was far from being ready. From my limited view, I could see the laminate flooring wasn't down, the walls weren't painted, the kitchen wasn't completed, and there were still kitchen appliances sitting in the middle of the room. I immediately contacted the leasing office who couldn't give me any info and had to start calling around corporate the next few days for answers, to which I barely got a response other than we'll get back to you. I finally heard from leasing two days before my move-in date that it wouldn't be move-in ready for me (gee, shocker). Fortunately, I was staying with my parents during those two months, otherwise I'd have needed to pay for storage and alternate living arrangements. On my actual move-in date over two months later, I was really shocked at how hurried much of the construction was and how the property had been treated by the team. There were gouges in the floor, in the baseboards, and in the walls. Cabinets and appliances were cracked and scratched. Corners of walls had already been chipped. My walkthrough was supposed to be done with a leasing agent (Melissa Jordan), but while waiting for her in her office, a potential new tenant walked in off the street without an appointment and she pawned me off on the maintenance employee. Not a great start. Things only got worse after I moved in. My A/C had never been connected, so my house became blistering as soon as the weather became hot in early May. I had entered a maintenance request that went unaddressed for three days until I showed up ion the office on Saturday morning. Maintenance came over immediately and discovered the A/C unit hadn't been connected, so he connected the united. The first two floors were okay, but nothing changed in the third floor, where my bedroom was. For the next two months, I had to suffer through 90+ degree temperatures in my bedroom while I begged and pleaded for them to do something. They kept telling me they were working on a solution and working on a solution, that I was the only one with this issue, and meanwhile, my bedroom became uninhabitable. After a month, I had to send a registered letter threatening to sue the property and advising I was going to start withholding my rent until the conditions were fixed. It wasn't fixed until sometime in mid-late July and their fix was installing a ductless system upstairs that doesn't turn on/off like regular central A/C. It blows directly onto my bed and I wake up multiple times during the night to turn it on and off because I'm freezing or sweltering. Oh and as it turns out? EVERY townhouse had the same problem and their construction team that came in to install it admitted that they'd told the engineers the ducts were too small in the plans such that air wouldn't carry to the third floor, but their concerns were ignored. The overall problems in the development continued. The pool, which was supposed to open in time for Memorial Day, never opened at all. The sauna has been out of order for months at a time due to the handle breaking and never being replaced for months on end. They refused to replace the filter in the refrigerator unless the tenants paid for them, citing provisions in the rent that didn't actually exist. After a month of arguing, they agreed to replace it at their cost moving forward. We are being forced to pay for our water/sewer through property management at a cost that is substantially greater than the rate the township charges, however, the property refuses to provide us with the justification for this. Safety is a major problem here. Our clubhouse was broken into by residents of the Willows, the low income housing portion of the development. At the time, there were no cameras anywhere, so they could not tell who had done so. Despite what we were told during the tour, the Willows is not its own section, but rather, buildings mixed in with the Forge. There are frequent instances of domestic disturbances in these buildings as well and I have heard screaming matches that drew me outside and watched shoving matches on their balconies. I came home two days ago to four police cars in front of my house, responding to another domestic call right across in which they were threatening to arrest a woman who was very clearly intoxicated and disturbed. However, it's not just the Willows in which resident conduct is a problem. I have had the police banging on my neighbor's door because of complaints that he was threatening/hurting his wife. We've had several instances of vandalism and breaking and entering related to community property in this development. Strange instances of vans bringing in outside garbage and furniture to dump on our property. However, management will not install any cameras on the property aside from the few in the clubhouse in order to combat this. Let's not even get into how bad the pet waste problem is but there are no cameras to even determine who is leaving pet feces around without cleaning up after their pets. The glass used in the fire pits was found shattered around the pool area and shards were in the water, which rendered it unusable for a week. Things seemed to calm down in the winter and with my lease coming up for renewal in the early spring, I was encouraged enough by the progress that I renewed my lease for a year. How much of a fool I was. The only thing that happened in the winter was that it was easier for management to conceal the ongoing issues. Police presence has not abated in the slightest. I just became aware that the only rooms in my house that were painted were the bathrooms and the rest is all primer, which explains why brushing against the walls leaves a scuff or scrapes from my clothing. Paint outside is chipping and peeling. The absolute final straw for me is that management is now suing me for unpaid rent after their online portal rejected my automatic payment because my bill due exceeded the monthly amount I'd authorized a year ago because they charged me a $200 amenities fee at lease renewal. This happened on July 2nd (the day my autopay is set to), although I was away for the weekend of July 4th and was not aware of the issue until I came back to an email from management indicating my rent was due by 3pm on Tuesday or I'd incur a $100 late fee (I later discovered per my lease, the deadline is actually 5pm). I then realized what had happened when I looked at the portal. However, I was at work in NYC without access to the internet due to a network outage and the portal does not work on my phone. Given that my nonpayment was due to a technical error through the property management's portal and through no fault of my own that I did not become aware of until that day, and I was experiencing extenuating circumstances, I asked if the deadline could be extended until later in the evening. This had been done for me once before when there was a technical issue with the portal by Melissa's supervisor (who is currently out on maternity leave), but Melissa said doing so would violate the Fair Housing Act and she could not. I explained to Melissa why this did not violate the FHA and was instead following a policy that had been instituted before by her supervisor, but my email went unanswered. Instead, while awaiting Melissa's response, three days later on Friday, July 9th, she emailed me to tell me they'd filed a legal action against me for unpaid rent. This was only 3 mere days after the grace period had expired, but more abhorrently, was a result of me not paying for the 3 days Melissa did not respond to my email. Instead, she clearly just waited for whatever clock they kept internally to run out so they could sue me. I immediately went in and paid the rent and the $100 late fee (which I was waiting to do until I heard from Melissa considering I told her what she was claiming was not policy and the fee was still in dispute) so they could not make anymore ridiculous claims against me. When I replied to her, she apologized that she had been out of the office for three days and couldn't answer me, but said I now owed them attorneys fees and it was my fault that I hadn't brought the payment issue to their attention. So it was okay for her to just ignore me for three days while she was away and then instruct the lawsuit as soon as she got back, but it wasn't okay that I was away for the same period of time during which I wasn't aware of the issue until she brought it to my attention? What kind of absolutely ridiculous, one-sided argument is that? In over a year of living here, I have never missed a rent payment for anything other than a technical issue of the payment system or having to do so intentionally to force the property to address hazardous conditions, which was only done after complying with the provisions of township law. The actual ineptitude of property management is so unfathomable. They not only do not understand their obligations as management, but they do not even comply with the same standards they expect of their residents. It is beyond unreasonable that three days after making a tenant aware of nonpayment and subsequently becoming aware of a glitch in their technology, they actually file a suit against their tenant. Rather than refusing to accept responsibility for their choice in technology and their unreasonable behavior, perhaps they should worry about the tenants with unreported dogs in their apartments. Or whom have "guests" that are actually unreported residents or are flat out exceeding the maximum resident restrictions. Or better yet, addressing the constant need for police intervention throughout the property. Stay far, FAR away from the Forge. Most residents have left, either at the expiration of their lease or by breaking it early to go elsewhere. Don't make the same mistake we all did.

I 100% agree with the comment below mine. I was an employee and see first hand what goes on. Yes the management are terrible and only care about themselves. They paint you a nice picture to dupe you. Then once your in the problems begin. Racist management, alcoholic managers, psyco tenants that have the police called on them everyday. Come out side and yell and argue at anytime of the night. Dog shi* all over the property. Smoke free but cigarettes everywhere. Tenants throwing them off the balcony. Used condoms all over the property etc. Year long leaks ans other hazardous issues people shouldn't have to live with. Only thing management cares about is their raise. Nothing about the tenants! Move there at your own risk. You will see first hand that's one of the worse places on earth to live for those prices. They even charge you to open your door if you get locked or it the electronic door lock malfunctions. You are responsible. It was a det up getting locks like thay but they knew they make money off it. Be careful! Certain buildings get flooded with water and mud infront of the entrances so there's no way to walk into the building without going through it.

Glassworks is one of the shittiest places I've ever lived if i could give no stars I would. Management is more invested in your monthly payments than you actually being comfortable in the community. Don't be fooled by their "luxurious" layout because you can hear just about anything coming from your surrounding next door neighbors, leakages and fire alarms, satanic children neighbors, plus a daily visit by your favorite (Matawan police officers), a community filled with psychopaths also definitely not pet friendly although they state in the lease you can have pets if they breathe or bark you may have animal control take away your pet. Honestly if there was a way to break the contract and run the ---- away I would've already done it. DO NOT LIVE HERE and DO NOT BE FOOLED make sure to always always always find out where you will actually be living before you move in because they sold us a dream that's actually a nightmare basically ---- glassworks and whoever built the community. Money hungry -------s and ------ management with even shittier attitudes, if you don't like your jobs than ------- quit.
