We lived at 475 BLVD for almost 3 years and had a great experience with the management team, especially with Nadejda Bujor. She is always professional, kind, and incredibly helpful. Whenever an issue arises, she quickly understands the situation and provides clear, thoughtful solutions. Her responsiveness and dedication to ensuring everything is handled smoothly have made living here a pleasure. We truly appreciate how she goes above and beyond to make sure residents are well taken care of.

Excellent service for maintenance request

Responsive and speedy, I submitted the request this Sunday and they showed up Monday morning. They are friendly and nice. Their services are helpful. It’s not first time to submit the maintenance requests, I like the option which I can submit the request via the app.

Very Helpful!

There was a problem with electricity in my room but they came to fix it within couple hours! Also, they were very nice in terms of communication and also fixing! Very appreciate for their help and thank you so much for fixing and welcoming me to this apartment :)

Maintenance Team Review - Keston

Keston always provides the very best maintenance services! I have interacted with him multiple times for maintenance repairs around the home. He is always available prepared to thoroughly fix the issue and has also done extra if needed!! He is not only humble and kind, but has always been very patient and helpful. Highly appreciate him and he has made my stay at 465 Washington Blvd very pleasant.

Keston is really helpful

The maintainence crew is super responsive and helpful. They helped me with the kitchen sink when it was clogged. They also did thorough cleaning and made sure no odor was left behind. I really appreciate how professional they are!

This guy fixes everything!

Keston and his coworker were super helpful and extremely friendly. They were able to quickly help fix our problems! He dived deep into our issues. He truly earned trust with this community and took great ownership over his work. Every time he has come to help, he’s done a phenomenal job. There was a piece of plastic stuck in our sink and he was able to help retrieve it, unclog the drain and fix the garbage disposal. We’re glad to have him around!

Govino was truly the greatest help during my move in! It’s not often you find maintenance team willing to listen and get the work completely extremely quickly but Govino and his team did! I want to give him extra thanks for the special care he took to making sure my new apartment was spotless and repaired. Because of him and his team my apartment is now incredible!

A Mixed Bag of Luxury Living

Let's start with the positives: the management team is approachable and accommodating, fostering a pleasant atmosphere within the community. However, there are notable challenges. The insulation in the building is lacking, resulting in exorbitant electricity bills, particularly during winter months. Residents have reported bills soaring to $600-700 for a 2-bedroom unit. Additionally, the single-layered glass curtain walls, while offering stunning views, fail to provide adequate insulation, leaving occupants uncomfortably cold in winter and excessively warm in summer. Structural issues further compound these challenges. Rainwater seepage has led to instances of floor flooding, and the unsettling sound of drywall "screaming" during windy weather raises concerns about the building's integrity and safety. Transportation logistics are also problematic, with only four elevators struggling to accommodate the building's population. Breakdowns are frequent, exacerbating wait times, particularly given the influx of Uber Eats delivery personnel crowding the elevators. Despite attempts at renovation, the lobby's aesthetic still falls short of the luxury promised, disappointing those expecting a more elegant entry point to their residence.

Fast Service / always kind

I requested a toilet lever to be replaced and the service was done within the hour and with a smile by Keaton and Ronald. 475 maintenance team is usually great with us. We have been living in the building for 3 years and the team help us have our unit in perfect condition.

This issue was fixed last week - and thank you for spending time with this! It was great not having to hear it the slamming for a full week. however; it seems that the door arm has the same issue again. it was strong for a bit but now it is back to slamming when the wind gusts in from the door going into the actual garage opens. Whatever you did last time fixed the issue for a limited time, and I hate to annoy you guys to have to try and fix this each week. likely needs to be a new slowly closing door arm that can handle the strong air flow, or maybe another fix. please let me know if there are any other solutions or have any questions - and again sorry to be so annoying about this.

Moved into our 3 bedroom apartment this month and couldnt be happier. The building managemnet team, concierge (for all the amazon packages received) and maintenance have been first class. Moving to the USA and NYC we wanted to be close to Manhattan but not in Manhattan and the views from our apartment are unrivalled. Close to shops, transport (light rail and Path) has made our relocation seamless. Would recommend this building to all.

The bathroom mirror fell in the first five days when I moved in. Luckily I was not standing in front of the mirror otherwise I would be very seriously injured! I live across the door to the parking garage, people always slam the door and it gets very loud and annoying at night. Wish you could install some door closer to smooth and slow the close of the door to the parking garage and trash room.

This community is friendly and nice. The common areas are amazing and the staff is responsible. The elevators might be a small issue that one or more elevators are out of service occasionally. And the waiting time of the elevators is a little bit long during the rush hour.

I've been living here since Oct 2020. I love it! Building is in a great location with fantastic views and wonderful staff from Janice in management/leasing to concierge to maintenance. It's been lovely living here.
