I started living in Blvd 475 this year and heard this building has been renovated but some appliances need to be fixed. I ask for repairs and the maintenance team was very supportive and responsive. Whenever PTAC air conditioner & heater didn't work well, the maintenance team fixed the issues.
I am satisfied with the package service too. I had more chances to purchase items on the online website due to the pandemic and  When the packages are delivered, I can check the status in no time to pick up them easily.

Also, I really enjoy living in Newport because the location is perfect for transportation, mall, and grocery stores.(Shoprite, Bjs, Sprove market etc). 10 minutes walk from the path station which is cleaner and safer compared to NYC subway. 5 minutes walk to the Hudson riverside with amazing views that is good for exercising and relaxing.

Only great thing about this place is location and view of NYC.

Rent is very high compare to other buildings around the area.

TOO MANY PROBLEMS with electricity&#44; elevator&#44; water system; I couldn&#39;t go to work numerous time because of electricity outage. Electricity outage means&#44; no water&#44; no elevator ( I lived in above 40th floor). 

Parking cost about $175/ month but it was on 8th floor so I had to drive up and down 8 floors every time when I had to drive out.

VERY POOR management team; If there is an issue&#44; they usually intend to let you know when they have solution of when they are fixed rather than letting us know what&#39;s going on at that time.

My reviews keep on getting deleted on various websites ... so I will just leave the latest here . You can&apos;t delete the News! That 2:15 am shooting was in/at the Monaco ! The assault that left the valet laying in a pool of his own blood happened around 2:00 am . We watched him get taken away in an ambulance , bleeding from th head after being assisted by a VB3 patron. The Hit and Run -drunk driving accident happened at about 12:30 am the before . We were witnesses and met with the police about that as well. Another drunk criminal leaving VB3 almost killed people trying to get into their &quot; luxury &quot; building . The fire that destroyed areas of building and left ya trapped for 3 days , was described to us a &quot;frozen pipe.&quot; Here is the news article of that. The concierge as well as ourselves have called 911 at least a dozen times in the past few weeks, from assault , trasapqssing , gunshots , hit and run , public intoxication , etc. . I am sure the 911 call records could be public record if anyone should want to do enough investigating . The management is aware of all of the happenings , and enables it to continue . Remember -Negative reviews are immediately deleted and replaced with raving reviews of the &quot; leasing office &quot;. Do not believe them ... they are friends, trolls and non -residents. There are no residents here , only airbnb one night stayers and 6 people slamming into a one b from apartment to do drugs , beat their girlfriends and trash the common areas. I mean , they do advertise accommodations for 6 people in a one bedroom . This slumlord apartment complex can be your home for 30 dollars a night , or 3400 a month . Which is a pretty good rate to almost be murdered.

The community is great! The view is stunning and the amenities are in a great condition and well maintained. The unit we live in is gorgeous. The staff team quickly responds to all our requests and seems to be on top of everything. I feel well served here. It's been just a couple of months, but I can see myself living here for a long time.

I&apos;m a resident of this building for almost three years, and despite the fact it was ok at the beginning, it is getting worst every day. Here are some problems we have: 1. Short term rentals We had this before, but his year we have been literally flooded with short-term residents. There are at least 5 different names/companies where you can rent apartments here at (and this is only one place, not to mention AirBnB and others). This causes some issues: a. Every day you see groups of people with bags at the reception going in or out of apartments. b. Several times, you want to pick a package with the concierge, and he is around temporary guest&apos;s issues with their companies, making phone calls, etc. They are not paid by those companies to work for them, and this is not a hotel reception. c. They don&apos;t know or don&apos;t want to know or respect any of the rules we have. They arrive in big groups, are on holidays, and just want to enjoy the most of those days. Some days, if you go to the pool 10 minutes after opening, you find no place to sit. Lease agreement clearly says: &quot;Under no circumstances are you permitted to rent space in the Premises to occupants on a short-term or transient basis,&quot; and &quot;You are specifically prohibited from advertising the Premises for rental by short-term â€¦ It shall be considered a substantial and material breach of this Lease should we become aware of any violation of these short-term stay provisions â€¦&quot; &quot;Should we become aware&quot;??? Concierge even works for them! 2. Pool There&apos;s a company, called &quot;Hudson Pool Management&quot; that is supposed to &quot;manage&quot; the poolâ€¦ butâ€¦ the pool is never cleaned properly, and we had some days this summer that the hot tub water was looking and smelling like Hudson river water. They also hire the lifeguards, and this season we normally have some teenagers that don&apos;t care about anything. They are supposed to check if people entering the pool have pool passes, and they never do that, and this leads to security issues. More on that below. First year we were here, lifeguard always tested water quality, cleaned the pool and organised the chairs and everything around the pool. Now, this is never done. I don&apos;t know if it is their responsibility, but I&apos;m paying a small fortune to be allowed to use the amenities, and I think I deserve a little clean and organisation, and a clean and safe water in the pool. They simply don&apos;t careâ€¦ they allow drinking and getting drunk inside pool, glass containers and bottles, loud music, smoke, diveâ€¦ everything is allowedâ€¦ no rules at all. Some lifeguards even go for a swim several times a day during their duty, and lifeguards from other shifts or days are allowed at the pool as they were guests. And we need to pay amenity fee to be allowed to the poolâ€¦ is it fair? 3. Security End last year management announced that we will get a &quot;new service and amenity to our community&quot;, and this was a doorman, saying that &quot;the doormen are expected to verify the identification of everyone accessing the building&quot;. This never happens, and we tested out a few times with some friends coming at night for dinner: they just come in, no questions asked. Is this security? There have been already serious crime incidents inside the building (see example here: ). Same applies to the pool.. anyone is allowed there. With all the short-terms we have no idea how many people come from the street, and just enter the building to enjoy a nice day at the free pool. Security is not enforced at the pool by requesting pool passes. 4, Maintenance The whole building and apartments are getting outdated. The stove is a nightmare. They are doing an effort to renovate some parts. First was the lobby, that is useless for me, but gives more comfort for the short-term guests while they wait for &quot;check-in time&quot;, or wait for their plane after &quot;check-out time&quot;. Funny that those times are happily communicated by the concierge, that again, is not working for those companies! Now they are renewing the gym, that was also outdated. However, in the common are, we have two barbecue grills for thousands of people. They are frequently damaged, I think most of it is due to short-term residents that don&apos;t know how to use them, and break them. Some times they fix them after a long time, or just stick a paper saying it is damaged. And with all &quot;parties&quot; that happen there (also against the rules ), you may have to wait for long to have a grill available. I met a few residents at the grill area this week (while we were waiting on a line for just one working), and one said: &quot;I&apos;m here less than two months, and already regret it&quot;, and the other said: &quot;I&apos;m here for 7 years, since the building started, and now it turned into a fu**ing hotel&quot; Management say they are &quot;doing something&quot; to solve this, but I don&apos;t see it. It&apos;s getting worst every day, and I can&apos;t wait to go out of here. But there is something good to tell about this building, and this keeps the same since we were apartment hunting. She is called Janice, the Customer Experience Director here, and is always keen to try to help you. Unfortunately she is not able to do everything.

It has been very few days since I moved in. Hence, would like to take some more time before giving a concrete response. I would also like some help especially with regards to the move in with regards to mattresses and other essentials.

My friends recommend this apartment to me, actually, when I visit this apartment, I love it, and apply, but when I move-in, my toilet was broken, the process of application is not good too. Some of the stuff is not friendly. But this building is perfect.

Amenity is great. Service staff are nice guys. Move-in process is smooth. Package service is really convenient. But the light rail noise around in the morning is a little bit annoying. Overall the noise volume is acceptable.

I asked a moving company to help me to move-in into my new apartment in Monaco. They are all surprised by the riverside views from the living room and master bedroom.  I personally love scenes at night and almost no noise heard from the neighbors and traffic when the windows are closed.

We love the amenities and the courteousness of the employees. The lobby always smells amazing and everything in all common areas is cleaned regularly. So far having an amazing experience and the views definitely help working from home.

Great experience overall. Nice staff, nice showing, lots of availabilities and unbeatable prices for the neighborhood. The community seems nice and the recreational area are very well organized and set up. The concierge are super nice and helpful.

It is a wonderful apartment! I have been living here for a year and choose to stay in the next year. It equipped with fantastic amenities and interior appliances. ShopRite, BJ's are just next to it! The only drawback is the rent is little expensive for me

Janice, the head of customer service, at this building is amazing! She does a great job to make your move smooth and easy. I love the location of the building (right on the water and near stores/bars/restaurants) and the amenities here are unbeatable. I am so happy I made the decision to move into this apartment.

Staff members are friendly! Great living environment and easy to access transportations. Safe and quite home are what I looking for here! Would definitely recommend this apartment to anyone who is also like renovated interior design with high ceiling home.

Very good, it has good utility and good location for me to go to work, and the apartment itself is well equipped and luxury. The gym, piano room and pingpong are my favourites and I will often invite my friends to come. They all like here.

The amanity of this building is perfect, and I love the river view here. It definitely worth of the price. And almost every apartment is renewed before we move in. The facilities in our apartment is a little bit old, but it works well.

Very well kept building with an outstanding team and staff. Highly recommend anyone who is looking for a full service rental with a staff that is always willing to meet your expectations and provide as much information as possible to give you the best experience.

Great apartment with excellent workin staff and amazing facility. You feel your neighbors are the best group of people available in this area. The community get a little distance to the path but not that far and a I love this little time to refresh my mind everyday

M2 at Marbella is at the center of everything -- food shopping, restaurants in a lovely neighborhood. It's also at the center of mass transit: light rail, PATH train and ferry are all around. In short, it's the ideal location. And it's also well run. The concierges are helpful, maintenance requests are responded to in a timely manner, it's well kept, and the apartments are really nice. This building has the whole range, including three bedroom apartments. It's very quiet. It's pet friendly, yet we never hear a dog bark. And we have doormen around the clock who act as security. They're friendly and vigilant.

This apartment is good location and have Good staff. the common spaces, such as gym, pool, and lounge are excellent. I am comfortable to use these spaces every time. When winter season, It is very cold in my apartment because we have only electric air heaters?

Superior maintenance people and kind staffs!! The outdoor common area and the rooftop are amazing and have lots of use! The lobby was recently renovated at Marbella building and looks really nice. Lastly, great location! 5-10min walk to the Newport mall, Newport & Exchange Place Path station.

This bldg is very clean, friendly, safe, w/ gorgeous views; Blvd 401 is great. Office, concierges & maintenance team rock! Renewed and happy to be here.  Extras like wine club help you meet neighbors.

Apartment design/finishes are very well done - our unit was recently renovated. The views of lower Manhattan & the Hudson are incredible, and we are fortunate to have a balcony. All staff are friendly and quick to respond to issues. The amenities are exceptional. Great move in specials made it affordable for us.

We moved into 401 BLVD on 12/18/21 and so far we are loving it. We got a 2 bedroom unit so we could use one bedroom as an office. The place feels nice, modern, and clean. However, our kitchen cabinets were clearly missed during cleaning. Crumbs and sauce packets were left over from the previous tenant. Although it's not a dealbreaker, we were definitely upset considering the management assured us we would have a deep, professional clean before moving in. The idea of someone else's mess being carried over into our future home threw us off. Thankfully we had the cleaning crew come in and clean it out. This community also offers only one internet service called Pavlov. Our wifi kept going in and out while we were both working remotely the other day. And the 5G connection was completely out. Considering we are working fully remote, having a stable internet connection is vital. Again we were able to resolve the issue in a timely manner, but we hope the internet stability will last. Other than those issues, so far we are absolutely loving it. The management team is super friendly, the building has great amenities and views, and overall we're in a great location. Looking forward to living here for the long run!

I rented apartment without seeing it in person and it exceeded my expectations! Samantha from the leasing team was extremely helpful to complete my application and get me approved, all done remotely. Certainly a great deal compared to my prior rental in Manhattan and just a stop away from NYC. Much more space for a studio plus all of the building amenities, including a pool and a rooftop lounge with stunning views of the Manhattan skyline. The apartment is renovated, a bit smaller bathroom than I wished for, but that's the only "negative" about my new home. I believe I got the best deal possible in jersey city!

From our first visit with Priya, we knew BLVD was perfect for us. She and Samantha were responsive, patient and gracious even with our incessant questions and worries. The move-in process was smooth and made efficient by the convenient loading dock and reserved elevator. Concierges Samantha, Isaac and Hector made us feel welcomed and helped with all the nuisances of new tenants. The apartment was freshly painted and perfectly cleaned.  We had some minor appliance issues but the maintenance team responded quickly and Giovinno took great care of us. The pool, gym, bbq area, gorgeous lobby are all as advertised. Easy walk to Newport, Exchange Place and Grove street PATH. BJ, ShopRite and the light rail literally out our side door. Easy walk to Harborside ferry and the gorgeous river walk. Then there's the view that we came here for! Beyond our wildest expectations.

It has been a pleasure joining the BLVD Marbella1 community. From Priya and SamanthaL in the leasing office ... to concierges Isaac, Samantha, Hector and Matt ... to Giovinno on the maintenance team, we have felt welcomed and valued. We love our apartment with an amazing views. We had some minor appliance issues but the maintenance team responded quickly and efficiently. We also appreciate the convenience of the website/app and easy communications with building staff.

This is a great community, great for families but also single households. Awesome food places and cafes nearby. It is quiet but the elevator is really slow. It doesn't communicate with each other. Wifi is also slow.

The bathroom mirror fell in the first five days when I moved in. Luckily I was not standing in front of the mirror otherwise I would be very seriously injured! 
I live across the door to the parking garage, people always slam the door and it gets very loud and annoying at night. Wish you could install some door closer to smooth and slow the close of the door to the parking garage and trash room.
