Do not recommend living here. Advertising says it's refrigerated air but the thermostat won't let you change the temperature below 70 degrees and no one has their own unit like most apartment buildings do. Maintenance is done with absolutely no rush whatsoever no matter how dire the situation is. Plumbing is never quite working right either there's always a clog or back up. This apartment complex is more worried about how the property looks rather than its actual residents. Surrounding area is nice and quiet but other than that the actual apartment is not worth the payment. You'll basically be paying for the area.

    Arterra really excels in their upkeep of property cleanliness, and their staff are very quick to respond and helpful as much as they can be. However, the digital door locks are the worst. We've been locked out of our home three times due to it malfunctioning and there doesn't seem to be any override aside from the App- which doesn't work half the time- until maintenance comes to fix it. And waiting for maintenance can take hours because they only have 3 people doing maintenance for the huge complex. Also non-paid parking is very limited, and the only solution is just to pay for a designated space or garage which isn't ideal. In addition to that, our car was stolen out of the parking lot and even though the property gates have been broken multiple times in just the 6 months we've lived here, there are no security cameras anywhere.

      We had a terrible experience moving in. The tenant prior to us lived in the apartment for 20 years. Apparently, she never reported issues or had any maintenance done. The apartment management asked to push our move in date by a few days stati g the tenant needed additional time to move out and we agreed. The apartment management was not forthcoming with the real reason. The apartment was left a total mess by the tenant. Instead of calling us and being honest, the management rushed getting the apartment ready for our move in. When we moved in, we ended up spending 6 weeks going back and forth getting more than a dozen things fixed in the apartment that absolutely should have been fixed prior to our move in. For example, the kitchen sink completely backed up due to a plumbing issue they didn't fix before move in. All appliances were 20 years old and either no longer worked or were dirty or damaged and looked terrible. All had to be replaced after mov in. The chrome hardware in the bathroom sink and bathtub was left rusted and molded and all had to be replaced. And...the list went on.… See More>

        The area is quiet and close to shopping center. The new addition of dog pick up areas is nice but becomes very unpleasant quickly due to summer temperatures. The workout area is adequate but not ideal for anything beyond simple workouts. The pools are lovely but wished we could get more than one access key per apartment.

          Honestly, it's not that good. Parking is so hard to find because they want you to pay ADDITIONAL parking. The parking is NOT a good price. $50 for a covered space is absolutely ridiculous, however they don't give you a choice essentially because if you get home later than 8pm there is no parking available. I have been waiting for a garage (that is already available) to be given to me because they claim their vendor hasn't been out in 6 months since I've moved in. My AC broke 6 times within 30 days, and it got until to 81 degrees inside, before they finally tried to do something different to fix it. Unlivable condition that caused me to have to stay somewhere else and they didn't offer any prorated rent or anything. Absolutely unacceptable. The complex has ROACHES everywhere. They manage to even find their way into the apartment, but they charge us $5/month for them to never do pest keeping. Maintenance requests take WEEKS for them to even come out to check the problem. The gates are always broken so sometimes there's only one entrance/exit.

              Overall not good. Terrible maintenance department, terrible small parking spaces are a foot and a half less than federal code. Not enough parking, tentants forced to rent parking and too high rent.

                I truly wish I would've listened to the google reviews before I signed a lease at this complex. I've truly had the worst experience and can't wait to move out. I would never recommend anyone to live at any northland property.

                  Highs and lows. During COVID, things went off the rails a bit (for all of us, I know) but since then, it's been continuously one thing or another. Maintenance is virtually non-existent. Since covid, the delay on maintenance went from a day or two to weeks. The office team consistently are giving mixed messages. Actually, blatantly contradictory. And that has been a consistent issue as well. It seems that the people who are in the office are less aware of the policies than the management team so I will get one answer by email and a completely different and frankly adversarial answer in person. So, that's been a concern. In general, it's a nice community. I've had very loud neighbours nearly the entire time varying from, calling the police because they were outright fist fighting in the parking lot to just fighting and screaming in the night. It's not specifically one person, it's been an issue with all but the people who lived there when I moved in.

                    Arterra consistently raised the rent and fees while ignoring maintenance issues. On another note, my rental car was broken into and my possessions stolen about 2 years ago while parking at Arterra. I'm not sure why this complex refuses to fix issues with their units, my guess is they just want money and they don't care what kind of service they provide.

                      Maintenance upkeep for the most part is good. Grounds are kept nice. Older apartments could use a tune up, but I believe that happens when there's a remodel. Staff is excellent and the mail lockers for packages is fantastic! The SmartRent app is okay at best, and could use some work. Not necessarily a bad mark on the community. Updating the keypad to take my code would be great, as would the ability to use my scan sticker to have the gates open automatically from the front gate. All in all, it's a good community and I'm happy I chose here.

                        It's not bad or good. Maintainace takes too long these guys are far better then the last guy that's for sure. But my Windows and doors aren't sealed and continue to see cockroaches no amount of spraying has helped my tickets haven't been addressed. The smart access also sucks I don't think we should pay for services that don't work well. the office takes forever to get back to you when I transfered apt there was dog dander everywhere the manager stated he would get cleaners to it never happened.. Dog poop not cleaned up you should charge all tenants who have dogs in effort for it to stay clean. Also trash services are not needed to expensive not worth the money as they don't do pick up half the time your office solution was to have me call them that's not my job it's theirs. Also I rather have recycling vs paying for a bad trash service.. The back exit gate has been broken since Sept with no focus to fix it now you just chained locked it making it more inconvenient to get out.                           If you happen to live in one of the "renovated" apartments, the I would say this place is decent. It's a standard apartment complex. The walls seem really thin compared to other apartments I've lived in and I hear my neighbors conversation in a normal speaking voice to through the wall. You will be charged for things regardless if you use them (like valet trash) and they have a company go through the parking lot to ensure nobody is parking in the assigned parking spots unless you pay the monthly fee to park under a piece of corrugated tin. For as much as they charge for rent and additional fees, each apartment should come with a designated parking spot. So if you work a mid shift or get off work any time after 10:00pm cancels are you'll have to park down at the office (if there are spaces available). There would be more than enough spots to park in if they didn't charge extra to park under an awning. Although it's a gated complex the gates are often stuck open which kind of defeats their purpose.                             Having lived here for more than 10 years I will say I'm mostly pleased with it. I've seen a couple of different management companies and staff changes, and generally they do a good job. However, the current staff don't seem as attentive as those in the past, and the maintenance staff is super thin. Several items remain broken - such as a major exit gate that is now propped open so cars enter what is supposed to be an exit only gate. It's an accident waiting to happen.

                              Invest in parking permit, parking is scarce on weekends Thurs-Mon, you are able to hear upstairs neighbors walking from one end of their apartment to the other, most of the time quiet 2am-5am or until the obnoxiously loud bikes or cars come through. Neighborhood residents seem nice, haven't had any issues except for the young adolescent adults returning from a night out. Seldomly hear any gunfire from around the area. When exit only gate is malfunctioned they leave the gate open and people in a hurry enter through the exit only gate be cautious when leaving. Pool area is almost always cleaned. Roaches are plentiful but after they spray it'll subside. Other than that it's a good starter area for peace of mind

                                Apartment is ok. Rent is too high especially i wanted to stay for more years here in this area. Now I'm rethinking about staying here. Last time i talked to office for a small negotiation on Rent and had very bad experience. Also Maintenance - if I report it for high priority - it will take 3 to 4 days or more to get it fixed. It happened 3 times already. Please let the resident know that you guys are painting the lower floor. I couldn't stay for two days in my apartment because of paint smell was so severe and i had to resort in a Hotel for two days. I came to complaint and no one was there in the office(weekend)

                                  The community is quiet and in great part of town. I have loved living here, my apartment is a great 1 bedroom with great space. One thing I don't like is people do not pick up after their pets. The amount of dog poop is at times really bad, smelly and a turn off to stay here. I have also had an incident of putting in a work order and waiting over a month for any communication about it. If they could at least acknowledge it and give up dates on estimate of when it can be addressed it would be great.

                                    The apartment complex has gradually gone downhill over the past few years, with an acceleration in its problems over the past year or two. I suspect this is related to the property being understaffed, and probably under-paid. It often takes months to get responses to routine maintenance requests and the grounds/property itself seems to be falling in ever greater disrepair, with large swaths of dead and dying grass and widespread problems with dog excrement. There is also a notable and ironic lack of awareness on the part of management, engaging in somewhat trivial community-building events (free treats at Halloween, for example) but then turning around and engaging in mass booting/towing of vehicles when the management undertakes a major repair like replacement of some cracked concrete walkways or resurfacing of the parking lot. Electronic communication with staff appears to be only available through the generic website/portal, and such communication seems to go into some black hole and elicit no response; announcements from the management comes via a no-reply email.                                               Very disappointing. It's impossible to have anything fixed, our dryer has been out for months and we've put in a lot of requests.                                                 On 15 September 23 I submitted several work orders. It is now 14 Feb 24. Many of those work orders have not been completed. The maintenance crew is not proactive, they are reactive. So if it's not blowing up or flooding it will not get attention. I have shampooed the carpet 4 times since I moved in on 9 September 23 and still if I walk barefoot on the carpet my feet turn black. There are several places where the carpet is fraying and there are lumps in various places. Did something get trapped under there? I told them before I moved in that the carpet needs to be stretched because of the multiple ridges in the living and dining rooms. They haven't even condescended to inspect it let alone fix it. I have a mobility issue which makes navigating the carpet ridges tedious and could exacerbate my issues if I trip. The washing machine is badly rusted and one cycle doesn't work at all.                                                   My experience at this community has been mediocre. The quality of the apartment is underwhelming. The front staff office has displayed no interest in helping myself or other residents. And the maintenance staff (that has since been replaced) avoided me, lied to me, and tried to use intimidation to prevent me from submitting work orders. This complex is branded as a luxury complex but is absolutely not. Amenities included in our rent are a gated community and a pool. The pool is regularly out of service and the water ranges in color due to lack of maintenance. The gates have broken several times and one of them had been broken for almost six months. In that time I have been almost hit by multiple cars (my body and my car) who are using the exit only gate as a high speed entrance. We have received zero communication on why this gate hasn't been repaired and have not received any concession for the amenity that is now gone.
