Unimpressive community, apartments are extremely plain, no lights in living areas. I guess they expect you to bring your own lamps..? Deposits are very pricy, $350 for two dogs??! Prorate rent if you move in halfway through the month accomplishes almost nothing. Staff is very kind, however a lot is left to be desired.

I lived in a 1 bedroom apartment here from November 2014 to April 2015. I couldn't have been more happier with my choice. I chose this complex based on how safe I felt, a unit with a washer and dryer, and a complex that would allow my 60lb dog. The leasing staff was very helpful and personable up. The office is great about accepting and holding onto your packages until you're able to pick them up. The maintenance staff is great! They always responded within a day of my service requests. The community is very dog friendly. The tennis court on site also serves as a place where residents can play with their pet off the leash. The grounds were well maintained for the most part, when different people started moving in dog feces and cigarette butts became more on an issue. I was happy with the size and layout of my apartment. I had no issues with my neighbors. It is an overall great place to live. If I wasn't moving back to the midwest, I would have stayed in this complex for some time.

YOU DO NOT WANT TO LIVE HERE! I signed a 6 month lease and was relocated due to my job one month later. They made me give a 60 day notice from that date even though I was told by a leasing professional at the property that I would be able to leave whenever i wanted if I paid the early lease termination fee. I had to pay an additional 2 months rent and the early termination fee totaling $2,290!!

We have lived here over a year and feel lucky to have found this place. It is a bit hidden but in a central location. The apartments are really quiet on our side of the apartments. We have good neighbors and have little complaint about office management. They are always quick to remedy maintenance requests. Yes, the parking can suck but , a minor trade off when it comes to a safe place to live. The apartment we live in is updated and haws a modern feel to it. The new counters do chip easily but everything else seems to be good. No problems here and we rarely hear our neighbors. Would reccomend living here easy commute to UNM and freeway.

I have lived at Prairie Hills for a year now, and it's been a very good experience. The staff members are pleasant, courteous and professional. Repairs are generally made within 24 hours, and the property is always clean and well maintained, with beautiful landscaping. I have a large dog, and they are very pet friendly (they actually greet her by name). I would highly recommend Prairie Hills!

**** I have lived at Prairie Hills four years and haven't had any problems. The apartment is very spacious,with a washer/dryer. Also has a nice balcony with beautiful views!! I have not had an issue with parking, the management is always helpful with any concerns and maintenance takes care of any repairs In a prompt and efficient manner. I definately would recommend these apartments as a safe, pleasant place to live!!!

Run as fast as you can!!!
I lived at Prarie Hills Apts for six weeks.I had to break my lease and move back to Nevada to take care of a sick Mom. I had to pay them two months rent as a lease breaker. I paid the money and Oct's rent and left on Oct 9th. I came back to get my things on Oct 29th and signed out of the apt. I gave all my keys and things,I specifically asked them to do a walk through with me. They said no it would be fine. I asked if I owed any other money, they said they would foward the water bill.I recieved a bill for $202.66 on Dec 15th. It stated I owed 2 days rent,water, sewage, and utility bill. It also stated a $40 carpet cleaning bill. When you sign your apt lease they sneak in a contract with an insurance company that pays them any money they feel is outstanding (false or not) and then a collection agency calls you looking for that money. You have little recourse. Maybe the Attorney General can look into this!!!!

Just Don't
I have been a tenant here for a year, and I have had nothing but maintenance problems ranging from: broken water pipes, leaking hot water heater, unusable fireplace, leaking roof from rain, neighbors also had problems with their pipes. Water heater in the hot tub is broken majority of the time. On a good not, the staff is very nice and helpful, but the buildings are old and outdated.

I have lived here for two years and have had no major issues. maintaince takes some time to get to your work order, but that would be my only complaint. Parking can be slim and there are jerks that park in the back taking the one space that two buildings can use that are not assigned. (blue jeep). The grounds are great and managment can be short but I hardly have too see them espically if you pay your rent on time. One other thing, in the winter be prepared to be snowed in. once I couldnt leave my parking space!!! Cant hear any neighbors, and I live on the first floor.

some pro/som cons
I have lived at prairie hills for over a year and there are pros and cons as to any apartment living. I will list them individually. PROS... -Big apartment -Nice amentities (if you get an apartment with them avail) -Maintenance staff is nice -Closed Gate (but a con if only one access key) -Location (near 1-40) -Good views (city and mountains) -close to bike trail (on tramway) CONS -Office staff not very helpful. -Having to repeatedly call office for same situation to resolve issues. -No nearby grocery shopping-although that is not their fault. -Some of the appliances in the apartments are cheap and fall apart easily. -The cleaning the apartments do after someone leaves is low effort and could use improvement. (ex:the carpets still have stains, broken drawers, etc..) -Pool hours should be increased since it is key entry and no life gaurd on duty at ANYTIME anyway. -The front gate needs a local (505) area code number to get access *BAD for out of state and only alloted one gate key.

Confused?
After reading all these reviews I'm a little puzzled. I've lived here for 2 years and love it. Yes- it can be a little annoying when my upstairs neighbor drops something or is excessively noisy- BUT that's apartment living. I've lived in several apartments in Albuquerque and the noise is not any different. ALSO, there is security that is on-call after the office closes that I've called twice (once when someone was parked in my assigned covered parking spot and another time when my neighbor was playing his radio too loud). Security came out within the hour and addressed both issues. The staff is pretty friendly and the maintenance does a decent job getting everything taken care of. (The longest I've had to wait for a repair was 4 days, which is pretty good considering I moved out of a place where maintenance was horrible.) I do agree that parking can be a pain for guests- there is generally always SOME spots available towards the back of the complex- but I live on the opposite side so it s a bit of a walk. Lived there for 15 months and i tell you it was one of the worst experiences i have ever had. The management is deceitful rude and generally put out when you need their help. Our upstairs neighbor was never taken care of and it was very unprofessional how they handled out situation. We were threatened by our neighbor and we constantly called the police on their loud music and vulgarities and it was never taken care of. We moved out and was nailed with 250 dollars in move out fees even though we scrubbed the apartment and even paid to have carpets professionally cleaned by the company that cleans their apartments anyway. They claimed that they had to repaint patio due to pets and that is crap our pets never went out there..... I realy do not recommend this place. The management is inadequate and they do not take responsibility for volatile nasty neighbors.When we moved in, on another note, wee were promised a washer/dryer within the year we never saw it.

The good and the bad...
For the most part, I enjoyed living at Prairie Hills. I did not feel unsafe, never had my vehicle or apartment vandalized or broken into, and both my apartments were lovely. USUALLY maintenance was quick to fix the things that I needed fixed. However, they took over a month to fix my washer/dryer in the dead of winter - having to pay for laundry above my rent for a month was ridiculous. I just moved out, having bought a home - was hit with $160 in cleaning fees, even though I thoroughly cleaned the apartment when I moved out. I think these move-out charges should be disclosed when you sign a lease, and doing anything less is deceptive.

One of the best!
My fiance and I have lived here since March and absolutely LOVE it! The girls up front are so nice and helpful. They really try to get to know you... they even know our dog by name! The maintenance guys are so so so nice and friendly and take care of all requests ASAP! The grounds look really nice, most of the time, except when owners don't take responsibility of their pets and pick up after them. The lawns are mowed every week and look great and the pools are always super clean and well kept. Security guards come by nightly and make sure things are going well, which is really helpful. All around the complex is really nice and quiet, and we even butt up against a laundry room and rarely hear anything. This is the first apartment we have ever lived in and we love it! If you get to know your neighbors and work to be proactive then things are great!

Management is deceitful. They do not take responsibililty when they damage property.
I would suggest that you would not to rent from a management company that ignores their own submission claims process when they have damaged your property. They are non-responsive and do not take responsibility. In short, they are unethical and lie about documentation and also provide no documentation. Find a management company you can trust if you need to rent an apartment.

good points bad points / NO DOG BARKING CONTROL
Although I like the location and the rent is fair. Management lacks communication with tenants. I personally have asked numerous times for hard copies of my file: due to the fact my neighbors dogs bark all the time for hourssssssssssss. do not get me wrong I know dogs park but not for 2-4 hoursssss straight. So if you are looking for a quiet place this may not be the place for you. If you enjoy calling security almost every night and waking up in middle if the night due to dogs barking well come on down. Oh and by the way i believe 1 of the dogs is a PittBull which are not suppose to be here!!!!! good thing is I find when you need something fixed USUALLY no time at all. and the staff is friendly.

Don't live here!
I want to suggest to anyone considering moving to Prairie Hills to please search elsewhere and save yourself time, money, and misery from the property manager. First, my dishwasher and washing machine didn't work right when I first moved in. Then, my upstairs neighbor was excessively loud (they don't tell you there's no insulation in the floors and walls). You can hear everything your upstairs neighbor does from pacing the floor, loading the dishwasher, blowing their nose, and using the bathroom. Then, I told the office about our foyer light being burned out and needing replacing - it wasn't replaced until after my apartment was broken into and I was out a $1000 plus dollars. My downstairs neighbor called the apartment "security" which is suppose to be on call 24/7 (that's what the magnet says that they give you)and no one answered but he left a message saying he thought someone was breaking into my apartment. They never returned his call, came to check on my apartment or even call the police. dont live her!!
This is the worst complex I have ever lived. From day one we have had nothing but problems with pigeons, flooding, parking, and the staff not knowing what they are doing. Friendly, yes , qualified...that is questionable. Managment is the worst I have ever known. She does nothing about the problems brought to her attention and allows some real peices of work to move into her property.She has done little to help us with out pigeon issue and I am soon to find out if she is going to do anything about the boot she authorized to be put on my car. The parking issue here is ridiculous, you can either park on the complete opposite side of the complex or make due with what seems to be a ok place to park and have your car booted. For some reason however it is acceptable for non rent paying peoeple to park in our areas with no boots or fines or any sort of action, not to mention the partys that go on and nothing done about them.The property is poorly kept and looks well sorry but it looks like ----, except for the area by the office. horrible management
These apartments are completely overpriced. The grounds are decent, but the walls are paper thin and some of the apartments flood during monsoon season. The biggest problem I had was in the complete lack of competence and professionalism in the management. There were countless stories around the complex in which the management had gotten the paperwork confused, and gave eviction notices to the wrong people. I personally recieved my neighbor's notice. Upon moving out, I set up an appointment to do the walk through with the management. I moved out on a Saturday, and set up the appointment for the following Monday. When I showed up for my appointment the manager was gone, and had given consent to assess damages without me. She then refused, by phone, to show me any of the pertinent paperwork. All in all, DO NOT rent from the Prairie Hills Apartments.

Cant wait to move out: here's why
My brother was living here and was added to the lease. When he left, we filled out all the right paperwork. That was February. This is May. They STILL havent taken him off the lease. It has also taken them that long to put my boyfriend ON the lease! I have called and even gone in to talk to them several times, and they always assured me that they would take care of it tomorrow! He cant get his license renewed until he has a permanent address! On top of that, I pay significantly more for my apartment than most of the neighbors I have in my building!! This is not a place to live if you value good management or your money.

I'm happy here.
Although no place is perfect, this is by far one of the nicest communities I have lived at in Albuquerque. The staff is great and VERY friendly, the rent is reasonable, and maintenance is on top of everything. It's in a great area, and we get assigned parking spots, which is more than I can say for other nightmare complexes I have lived at. I always feel safe here, and all the neighbors kinda watch out for one another. I've even done my laundry in the middle of the night in the community laundry room and felt at ease. With that said, the only problems I have encountered so far is thin walls (which you get at virtually every apartment complex) and sometimes people park in your assigned spot, which is totally annoying. Also, I wish security did more courtesy patrols. That's about it, though! I would recommend this place to anyone.

YES! Nicest apt. on NE side of town
I dont know what everyone is whining about. These apartments are great! The staff is friendly and its very nicely laid out. The tennis/basketball courts are very nice. Indoor pool...the gym is pretty small...but i dont work out anyway lol. The balcony is HUGE compared to most in town. deposit is cCHEAP.the view is beautiful depending on which apt you get. when you move in they give you a check list that you have to give back in 2 days to inspect everything and they got it fixed within the few days before i actually moved in. which was great pets are allowed. which is always a plus. free covered parking(one only one spot tho) The kitchen is REALLY nice all black and silver appliances. Hard wood flooring instead of tile. cabinets arent all ------ and ancient looking. nice carpet... Good closet space. And the price is way cheaper than the website says. But overall i am very happy with this apartment. its in a good neighborhood. the outside of the apartments are really cool looking. The company won't pay their vendors
I personally know three contractors who work on this community site that have walked off the job for non-payment. Their families go hungry and the can't pay their rent or mortgage. With all the rent we pay. Why don't you pay your bills?
